The elevator opens to the center of the spacious living area that includes the foyer, kitchen and living room. The serene, geometric character of the foyer enhances the sense of arrival – offering a moment to contemplate the owners’ art, the interplay of the old and the new, and the subtleties of light. The kitchen, while fully functional, willingly and quietly participates in the composition. Symmetry and asymmetry are seamlessly woven. The depth and endurance of daily experiences are the ingredients that transform architecture into a vital framework for living. As it relates to a home, the framework requires a resonate balance of comfort and drama, achieved here with a cast of dynamic materials and details that subtly collaborate in simple composition. A 43” diameter heritage pecan guided the plan of this neighborhood-scaled, modestly-priced, single-story, L-shaped house. In Austin’s seemingly perpetual drought, the goal was to create a symbiotic relationship between house and tree: to complement, not combat each other. The roof’s east/west parallel ridges create a valley directly across from the base, where water is collected at a grate, nourishing the tree. The roof also maximizes south facing surfaces, elevated at 15 degrees for future solar collection. The open, public spaces of the home maximize the north-south light. The private zone of the bedrooms and bathrooms include a generous gallery; its angled walls and large sliding doors are faceted about the tree. The pecan becomes a central focus for indoor and outdoor living, participating in the house in both plan and section. The design welcomes and nurtures the tree as integral to its success. For over twenty years, Walker Zanger has been a participating vendor for the Pasadena Showcase House of Design. Each year, a house in the Pasadena area is selected and transformed into a showpiece by some of the leading interior designers in Los Angeles. The house selected for the 2014 Showcase is known as the Flint House and was originally built for Robert Flint and his wife Margaret Grey Flint in 1915, in the English Arts and Crafts style. Designs of the Interior was selected to design the Master Suite Wing and teamed up with Walker Zanger to remodel the master bath. Due to the historical aspect of this landmark, major construction was limited and the designers were barred from removing historical pieces, like windows and fireplaces. The designers selected a color palette of grays, taupe, cream and peacock. Sleek fixtures graced the freestanding oval bath tub, while nickel finishes adorn the shower and sink. Walker Zanger’s Tangent Collection, which consists of decorative marble and limestone mosaics, lined the floors and the shower and bath walls. The floor contains a starburst mosaic pattern made out of Calacatta marble and Flannel and Ash Grey limestones. The shower fixtures were highlighted by a strip of Café Bruno marble tiles and surrounded by a teardrop mosaic pattern in Calacatta. Inspired by a blend of abstract geometrical shapes and mid-century modern design, Designs of the Interior considered Walker Zanger’s Tangent Collection the perfect choice for transforming this master bath into a magnificent show piece that complements the home’s original architecture.

2014 Home Tour Participant Happy empty-nesters, called upon Castle for help in remodeling their main floor for a new master suite. The whole main floor was assessed to utilize the space for minimal clutter and optimal storage. Staying true to the original era of the home, clean lines and modern touches were brought into the space. The new layout incorporates a new luxurious master bath, custom walk-in closet, master bedroom, new windows throughout, and a new front entry. The couple was eager for easy access into all spaces, including their bathroom. Pocket doors and a floor plan that incorporates function and privacy was designed. Bringing the modern flare into the bath was achieved by playing with one of the elements of design, line; 2 stacked floating vanities with custom Dakota surfaces recycled glass countertops, modern Kohler plumbing fixtures, gorgeous tile that runs long with the room, and a custom tile niche wraps two full walls into the shower. Innovative details were selected including a Solatube with integrated light/bath fan, teak flip up/down shower bench, Kohler hydrorail showering column, as well as a schluter linear drain. Hom, Inc. has the honor of participating in some of the coolest personal residence projects. This project in particular is a perfect fit for us and we are thrilled to be a part of it. Designed by Mark Spangler, Architect, this home is intended to look like an old farm house that was added on to over the years. Construction details, materials and other considerations are all carefully chosen to reflect the era when family farms were a staple and quality was the norm. With a perfect setting near the James River and tucked in behind the Goochland Courthouse on a family farm, this home will be a hidden gem of fantastic architecture and quality construction.

A stunning design worthy of a tour. Our clients wanted to extend the indoor living to the outdoors, using materials that aren’t everyday or ordinary. The D. A. Dunlevy team designed a plan that integrates form and function—and is nothing less than extraordinary. Four distinct spaces were built using different materials–granite cobblestones for the parking area, Terra travertine for walkways and terraces, and Lake George Ashler stone for walls and steps. The overall effect creates separation and cohesion and invites exploration. The outdoor rooms include a large sitting area, a dining space, and a tranquil lounge. Along with the boxwoods and pine tree, new plantings were added to create a consistent feel of luxurious greenery. The sitting area hosts a custom water feature that creates a gentle, soothing cascade. The final design is elegant, functional, and a breathtaking series of spaces that earned high praise from the owners and the Georgetown Garden Tour participants.

Joseph Eichler developed his moderately priced houses for the mass-market starting in 1949. His homes were designed using affordable materials and simple construction techniques. Nearly 70 years later these homes are in need of updating and remodeling an Eichler home today can become an imposing and costly project if you’re not careful. For this project the clients, who had undergone several previous house renovations, were determined to stick with an established budget from the beginning. Klopf Architecture helped them modernize their Eichler with a premium appearance on a reasonable budget. The clients challenged the Klopf team to create a design that had a high-end feel and nicely done while adhering to their budget. That meant not all of the initial project scope could be built. Like many other Eichler homes, the original floor plan did not meet the family’s needs leaving them feeling disconnected from one room to another. While an early goal was to expand the house into a carport and create a larger garage, it did not survive the contractor pricing phase of the project. The goals that did survive through to the end of the project included blurring some of the boundaries and opening up some of the spaces, making them more functional and creating a smoother flow in the house. The Klopf team joined the former separate kitchen and formal living room into one large space and shift the dining room where it is now connected to the kitchen. Klopf swapped the family room to the front alongside the living room, so the spaces feel more cohesive and are now better suited for family activities. The functional layout of the master bathroom was changed to include a large, curbless shower. Installing a complete IKEA kitchen including cabinets, countertops, appliances, light fixtures, and furnishings was key to staying within budget. Bath fixtures in this house are also exclusively IKEA. Klopf Architecture has designed many homes using IKEA products, which are quite compatible offering an affordable, contemporary take on Eichler homes. The clients saved additional money from the simplicity and availability of IKEA products and by orchestrating the orders and purchases themselves. Following each construction meeting, the clients would make a run to IKEA and purchase items, pick up needed spare parts, and bring them back right away to stay ahead of the contractor’s schedule and minimize the chance of delays and bottlenecks. Klopf balanced material selections by retaining some of the original woodwork and simply refinishing the mahogany paneling. They were able to retain the original windows and sliding doors which were still in good shape, avoiding some of the most costly replacement expenses. Additionally interior doors were simply refinished and the exterior siding cleaned up and repainted. Formerly dark interiors are now illuminated with new slimmer semi-recessed lighting eliminating the need for costly roof work. Attention to design details allowed the Klopf team to ensure the house ended up with a high quality feel. Key visual elements were strictly aligned and Klopf worked with the clients to select a unified materials palette throughout the spaces so the house flows seamlessly together. Aligning the tile layout with the trusses and keeping it level with the concrete slab outside allowed them to achieve a level of quality that may otherwise be missed. The clients were able to keep their budget on track by determining clear goals and making critical decisions upfront, choosing materials and furnishings wisely, working with the right design and construction teams in place and to a large part, their willingness to participate throughout the process. In the end the clients were much happier with their reconfigured Eichler home and Klopf Architecture managed to keep their remodeling costs to about $325/sf – a good amount below the average Bay Area Eichler remodel. These clients enjoy cooking and entertaining, so their vision was to open and connect three separate rooms—the kitchen, sitting, and formal dining rooms—to create a single open and modern space where everyone could engage and participate in the activities. Opening these spaces required complex structural engineering. The wall removals required supporting the loads from the second floor and meeting the engineering requirements for shear wall and lateral support. These beams and their connections to the posts they sit on were a challenge to install because of the complex nature of the home's original framed. All these loads had to be carried through the finished basement below and rest on new footings below the basement floor. The center kitchen island was expansive, with a single slab countertop that would provide both workspace and counter seating. This slab, at 64x120 and 789 lbs., required careful planning for on-site labor, transfer routing, and precision installation. Natural daylight now floods the space from all directions. Recessed can lighting runs throughout the space, all on dimmers for maximum control of ambiance. The Better Builders design team guided the selection of hardwoods, staircase details, cabinetry, countertops, tile, and color. The muted palette and clean lines work well with our couple’s eclectic furnishings and artworks. Now, traffic and activities flow better, and every inch of the previously divided space is utilized and enjoyed. The outcome is exactly as our homeowners envisioned…and as we intended.

C&M Interiors participated in the Ladue News Charity Show House to design this grand foyer, staircase and second floor landing. The duo utilized their contemporary and minimal aesthetic to contrast with the heavy and bold wood work of the home built in 1897. Clear glass and gold metal accents brighten the expansive space while the combination of modern and antique help create a lively and fresh environment that is both elegant while cool and casual.

An existing outdated back porch structure was removed and replaced with a larger outdoor living area designed to truly fit this family’s current lifestyle. It encompasses the entire back of the house with a low sloping vaulted ceiling and is accessible from all spaces. Special emphasis was given to the kitchen area where grandchildren participate in cooking the catch of the day from family fishing trips! Dining and sitting spaces are also provided with a fireplace that can be viewed through French doors from the Living Room. The master suite is updated with a modernized bathroom that features a walk-in tub and a large accessible shower.
