Inspiration for a large modern gender-neutral light wood floor kids' study room remodel in Dallas

This dream bathroom has everything one can wish for an ideal bathroom escape. It doesn’t just look fabulous – it works well and it is built to stand the test of time. This bathroom was designed as a private oasis, a place to relax and unwind. Spa-like environment is created by expansive double-sink custom vanity, an elegant free standing tub, and a spacious two-person barrier-free shower with a floating bench. Toilet is concealed within a separate nook behind a pocket door. Main bathroom area is outlined by a tray ceiling perimeter. The room looks open, airy and spacious. Nothing interferes with the ceiling design and overall space configuration. It hasn’t always been that way. Former layout had serious pitfalls that made the room look much smaller. The shower concealed behind solid walls protruded into the main area clashing with the tray ceiling geometry. Massive shower stall took up significant amount of the room leaving no continuous wall space for a double sink vanity. There were two separate vanities with a dead corner space between them. At the same time, the toilet room was quite spacious with just one fixture in the far end. New layout not only looks better, it allows for a better functionality and fully reveals the space potential. The toilet was relocated to occupy the former linen closet space slightly expanded into adjacent walk-in closet. Shower was moved into the bigger alcove, away from the tray ceiling area. It opened up the room while giving space for a gorgeous wall-to-wall vanity. Having a full glass wall, the shower extends the space even further. Sparkling glass creates no barrier to the eyesight. The room feels clean, breezy and extra spacious. Gorgeous frameless shower enclosure with glass-to-glass clamps and hinges shows off premium tile designs of the accent shower wall. Free standing tub remained in its original place in front of the window. With no solid shower walls nearby, it became a focal point adorned with the new crystal chandelier above it. This two-tier gorgeous chandelier makes the bathroom feel incredibly grand. A touch of luxury is showing up in timeless polished chrome faucet finish selections as well. New expansive custom vanity has his and her full height linen towers, his and her sink cabinets with two individual banks of drawers on the sides and one shared drawer cabinet in the middle containing a charging station in the upper drawer. Vanity counter tops and floating shower seat top are made of high-end quartz. Vessel sinks resemble the shape and style of the free-standing tub. To make the room feel even more spacious and to showcase the shower area in the reflection, a full size mirror is installed over the vanity. Crystal sconces are installed directly into the mirror. Crisp classic white tile gives the room a timeless sense of polish and luxury. Walls around the perimeter of the entire bathroom are tiled half way. Three rows of 12”x 24” porcelain tile resembling white marble are crowned with a thin row of intricate glass tiles with marble accents, and a chair rail tile. Tile design flows into a spacious barrier-free two-person walk-in shower. Two more tile patterns of the same tile collection are brought into play. Rear wall is adorned with a picture frame made out of 12”x12” tiles laid at 45 degree angle within the same chair rail and glass tile border. Shower floor is made of small hexagon tiles for proper drainage. Shower area has two hidden from plain sight niches to contain shampoo bottles and toiletries. The rear side of the niches is made of glass mosaics for a waterfall effect. To showcase the picture frame inside the shower, the accent shower wall is washed with cascading light from a discrete LED strip tucked in a cove behind “floating” shower ceiling platform. Multiple shower heads (two ceiling-mount rain heads, one multi-functional wall mount shower head, and a handheld shower) are able to provide a fully customizable shower experience. Despite of many hard surfaces and shiny finishes, which can sometimes lead to a cold impersonal feeling, this bathroom is cozy and truly welcoming. This sense of warms is maintained by exclusive multi-functional layered lighting. Carefully designed groups of lights (all having a dimmer control) can be used simultaneously, in various combinations, or separately to create numerous different effects and perfect atmosphere for every mood and occasion. Some lights have smart controls and can be operated remotely. Amazing effect can be achieved by dimmable toe kick perimeter lighting. With the ceiling lights turned off, the vanity looks as if it is floating in the air. Multifaceted crystal fixtures produce cascades of sparkling rainbow reflections dancing around the room and creating an illusion of a starry sky. Programmable radiant heating floor offers additional warmth and comfort to the room. This bathroom is well suited for either a quick morning shower or a night in for ultimate relaxation with a champagne toast and a long soak in the freestanding tub.

The kitchen features a sophisticated mix of clean white cabinets and a large, dark wood central island. To the left, is a built-in hutch/coffee drink station in a bright saturated teal. Luxurious white countertops with light grey veining wrap the surfaces.Three large glass cloche pendant lights hang from a coffered ceiling, adding a touch of artisan flair. The island is paired with four eclectic dark wood stools from Baker Furniture featuring an intricate lattice-back design and pale blue cushions.

Large format tile was used for the floor to eliminate as many grout lines and to showcase the large open space that is present in the bathroom. All 3 walls were tiles with large format tile as well with 3 decorative lines running in parallel with 1 tile spacing between them. The deck of the tub that also acts as the bench in the shower was covered with the same quartz stone material that was used for the vanity countertop, notice for its running continuously from the vanity to the waterfall to the tub deck and its step. Another great use for the countertop was the ledge of the shampoo niche.

Like many California ranch homes built in the 1950s, this original master bathroom was not really a "master bath." My clients, who only three years ago purchased the home from the family of the original owner, were saddled with a small, dysfunctional space. Chief among the dysfunctions: a vanity only 30" high, and an inconveniently placed window that forced the too-low vanity mirror to reflect only the waist and partial torso--not the face--of anyone standing in front of it. They wanted not only a more spacious bathroom but a bedroom as well, so we worked in tandem with an architect and contractor to come up with a fantastic new space: a true Master Suite. In order to refine a design concept for the soon-to-be larger space, and thereby narrow down material choices, my clients and I had a brainstorming session: we spoke of an elegant Old World/ European bedroom and bathroom, a luxurious bath that would reference a Roman spa, and finally the idea of a Hammam was brought into the mix. We blended these ideas together in oil-rubbed bronze fixtures, and a tiny tile mosaic in beautiful Bursa Beige marble from Turkey and white Thassos marble from Greece. The new generously sized bathroom boasts a jetted soaking tub, a very large walk-in shower, a double-sided fireplace (facing the tub on the bath side), and a luxurious 8' long vanity with double sinks and a storage tower. The vanity wall is covered with a mosaic vine pattern in a beautiful Bursa Beige marble from Turkey and white Thassos marble from Greece,. The custom Larson Juhl framed mirrors are flanked by gorgeous hand-wrought scones from Hubbardton Forge which echo the vine and leaf pattern in the mosaic. And the vanity itself features an LED strip in the toe-kick which allows one to see in the middle of the night without having to turn on a shockingly bright overhead fixture. At the other end of the master bath, a luxurious jetted tub nestles by a fireplace in the bay window area. Views of my clients' garden can be seen while soaking in bubbles. The over-sized walk-in shower features a paneled wainscoting effect which I designed in Crema Marfil marble. The vine mosaic continues in the shower, topped by green onyx squares. A rainshower head and a hand-held spray on a bar provides showering options. The shower floor slopes gently in one direction toward a hidden linear drain; this allows the floor to be read as a continuation of the main space, without being interrupted by a center drain. Going house hunting to find the dream home is difficult in every aspect, especially in NYC. The first apartment may have a feature that the other has but very rarely will one place have all. Most important is making sure the location and size works and everything else can be incorporated later. As the apartment our clients selected was "move in" condition its surely was not for what they work looking for in creating their dream home. We first started by creating a "wish list" of all of the essentials, which included; open kitchen, walk in closet, office space , larger master bathroom with stand up shower and soaking tub. With creating many different floor plan options, the only way we would achieve this was by sacrificing the 3rd bedroom. At this stage the 3rd bedroom was very easy for them to sacrifice as it gave them all of the wish list for now. In the future ,they could easily take the square footage from the new oversized living room and add that 3rd bedroom if it were necessary. Our first goal in the demolition stage was to remove all existing interior partition walls and start with a fresh new slate. By removing the existing kitchen walls the New Kitchen layout now combines it with the living room. The cabinetry is 2 tone color, flat slab doors for the modern look. State of the art appliances were installed; Integrated panels were installed on the fridge, wall oven, microwave, cook top. The sink is the ultimate chefs prep station sliding butcher block with bowls that slide over the sink. A garage cabinet was installed to conceal smaller appliances. The cantilever counter top adds the additional seating space for guests while keeping the bottom portion open for the view. The existing walk in closet was relocated to achieve the New Master Bathroom, Combining the spaces now gave us the option to add all the features. Floating vanity with double sinks, soaking tub, stand up shower. The glossy rectified tiles used are 12x36 and when installed make the grout line disappear and make it look like a solid wall. The chocolate floor tiles are randomly staggered then wrap up the tub platform and continue up one wall to create an accent. No tile edge was used but all tiles that meet on a 90 degree outside corner are mitered; tub platform, walls and shower niches. Heated floors were installed to keep the feet warm on the cold winter days. In the Master Bedroom we built a bed frame accent wall. Serves for multiple functions; eliminates night stands by using the niches for alarm clock / phone charger station, lights were added inside the niches for accent lights and raised wall paper was used to finish this beautiful feature. Each his and hers niche has an outlet, 4 way switch for the accent lights and 4 way switch for the recessed lights above when they are done reading in bed. Custom steps were built for easy up and down off the bed for the little puppies that could not possibly make the jump up. Other features throughout the apartment include; New bamboo floors throughout. Since the concrete ceiling slab cannot be chopped , soffits and drop ceilings were built throughout the apartment to accommodate recessed lights. Low voltage recessed lights were used with multiple zone dimmers for energy efficiency. Remote operated shades were installed The overall design was for the apartment was modern, simple lines and true elegance. Architect: Michelle Penn, AIA This barn home is modeled after an existing Nebraska barn in Lancaster County. Heating is by passive solar design, supplemented by a geothermal radiant floor system. Cooling will rely on a whole house fan and a passive air flow system. The passive system is created with the cupola, windows, transoms and passive venting for cooling, rather than a forced air system. The tub is a freestanding 100-gallon unit sitting on a platform of tile which mimics a wood appearance and mirrors the wood used on the vanity. This platform also creates a level and continuous floor with the shower area. The tub sits directly on the plumbing assembly eliminating the need for a set trap and eliminating the need for an access panel in the ceiling of the kitchen below.exudes hit exactly the mark that the clients were looking for.

The steel exo-skeleton cradles a floating radiant concrete floor platform. A shallow sloped exposed timber-framed roof structure serves as a metaphorical forest canopy umbrella and optimally orients the photovoltaic solar panel system to the southwest. The Indio Residence, located on an ocean side bluff in Shell Beach, is a clean, contemporary home. Taking cues from the Florin Residence, an earlier project completed for the same client, the Indio Residence is much larger with additional amenities to meet the client’s needs. At the front door, guests are greeted by floor to ceiling glass with views straight out to the ocean. Tall, grand ceilings throughout the entry and great room are highlighted by skylights, allowing for a naturally lit interior. The open concept floor plan helps highlight the custom details such as the glass encased wine room and floor to ceiling ocean-facing glass. In order to maintain a sense of privacy, the master suite and guests rooms are located on opposite wings of the home. Ideal for entertaining, this layout allows for maximum privacy and shared space alike. Additionally, a privately accessed caretakers apartment is located above the garage, complete with a living room, kitchenette, and ocean facing deck.
