Down-to-studs remodel and second floor addition. The original house was a simple plain ranch house with a layout that didn’t function well for the family. We changed the house to a contemporary Mediterranean with an eclectic mix of details. Space was limited by City Planning requirements so an important aspect of the design was to optimize every bit of space, both inside and outside. The living space extends out to functional places in the back and front yards: a private shaded back yard and a sunny seating area in the front yard off the kitchen where neighbors can easily mingle with the family. A Japanese bath off the master bedroom upstairs overlooks a private roof deck which is screened from neighbors’ views by a trellis with plants growing from planter boxes and with lanterns hanging from a trellis above. This remodel went from a tiny corner bathroom, to a charming full master bathroom with a large walk in closet. The Master Bathroom was over sized so we took space from the bedroom and closets to create a double vanity space with herringbone glass tile backsplash. We were able to fit in a linen cabinet with the new master shower layout for plenty of built-in storage. The bathroom are tiled with hex marble tile on the floor and herringbone marble tiles in the shower. Paired with the brass plumbing fixtures and hardware this master bathroom is a show stopper and will be cherished for years to come. A hip young family moving from Boston tackled an enormous makeover of an antique colonial revival home in downtown Larchmont. The kitchen area was quite spacious but benefitted from a small bump out for a banquette and additional windows. Navy blue island and tall cabinetry matched to Benjamin Moore’s Van Deusen blue is balanced by crisp white (Benjamin Moore’s Chantilly Lace) cabinetry on the perimeter. The mid-century inspired suspended fireplace adds warmth and style to the kitchen. A tile covered range hood blends the ventilation into the walls. Brushed brass hardware by Lewis Dolan in a contemporary T-bar shape offer clean lines in a warm metallic tone. White Marble countertops on the perimeter are balanced by white quartz composite on the island. Kitchen design and custom cabinetry by Studio Dearborn. Countertops by Rye Marble. This beautiful bathroom features cement tiles (from Cement Tile Shop) on the floors with an infinity drain a custom frameless shower door and custom lighting. Vanity is Signature Hardware, and mirror is from Pottery Barn.

The upper level of this gorgeous Trex deck is the central entertaining and dining space and includes a beautiful concrete fire table and a custom cedar bench that floats over the deck. Light brown custom cedar screen walls provide privacy along the landscaped terrace and compliment the warm hues of the decking. Clean, modern light fixtures are also present in the deck steps, along the deck perimeter, and throughout the landscape making the space well-defined in the evening as well as the daytime.

5'6" × 7'-0" room with Restoration Hardware "Hutton" vanity (36"w x 24"d) and "Hutton" mirror, sconces by Waterworks "Newel", shower size 36" x 36" with 22" door, HansGrohe "Axor Montreux" shower set. Wall paint is "pearl white" by Pratt & Lambert and wood trim is "white dove" eggshell from Benjamin Moore. Wall tiles are 3"x6" honed, carrara marble with inset hexagonals for the niche. Coved ceiling - walls are curved into a flat ceiling.
