This elegant bathroom involved a fair amount of detailed planning to make many of it's features work out well. The vanity is extra deep at 24" which helped with accommodating drawers under the sink. Trying to fit is the vanity ledge detail along with the faucet, sink and healthy overhang left very little wiggle room for error but it all worked out beautifully and now that it's in place, no one would realize the effort that went into preparing and planning it. The tower in between the two vanity sinks houses the outlets making them much more discreet than if they were on the mirror wall. The original bath had a closed shower. My goal was to open this up allowing for much more natural light in the shower. The half wall also provides a generous recessed soap box. The wall opposite the half wall accommodates a wall to wall granite bench. The overall calming colors are soft green-blue, white and a bit of amber. The play on textures and sheens are quite elegant. Undercabinet lighting highlights the gorgeous Fireclay Tile backsplash and Bianco Rafaele marble, while Kichler pendants illuminate the island. Inspiration for a large cottage master beige tile beige floor, double-sink and vaulted ceiling open shower remodel in Austin with flat-panel cabinets, marble countertops, gray countertops, medium tone wood cabinets, an undermount tub, beige walls, an undermount sink, a niche and a floating vanity

This 1914 family farmhouse was passed down from the original owners to their grandson and his young family. The original goal was to restore the old home to its former glory. However, when we started planning the remodel, we discovered the foundation needed to be replaced, the roof framing didn’t meet code, all the electrical, plumbing and mechanical would have to be removed, siding replaced, and much more. We quickly realized that instead of restoring the home, it would be more cost effective to deconstruct the home, recycle the materials, and build a replica of the old house using as much of the salvaged materials as we could. The design of the new construction is greatly influenced by the old home with traditional craftsman design interiors. We worked with a deconstruction specialist to salvage the old-growth timber and reused or re-purposed many of the original materials. We moved the house back on the property, connecting it to the existing garage, and lowered the elevation of the home which made it more accessible to the existing grades. The new home includes 5-panel doors, columned archways, tall baseboards, reused wood for architectural highlights in the kitchen, a food-preservation room, exercise room, playful wallpaper in the guest bath and fun era-specific fixtures throughout.

This project is a good example of what can be done with a little refresh. Sometimes parts of your space work well and parts don’t, so a full gut and replace might not make sense. That was the case here. After living with it for a decade or so realized they would really prefer two sinks in the vanity. Since there were two windows in the bathroom, we decided to eliminate the window to the left of the current vanity and replace with it with a longer run of cabinets. The other window is to the right of the vanity let’s in beautiful morning light. The window we removed was a northern exposure and its location under an eave didn’t allow for much light, so it was the perfect solution! In addition to the new vanity, we also changed out the countertop, added new mirrors and lighting, and changed out the tile floor to a larger hex with fewer grout lines. This adds a brighter more modern look while still maintaining the vintage feel of the room. The shower was in great shape, so we left that as is except for swapping out the shower floor tile to match the main floor and adding a more updated decorative mosaic tile. We added a new toilet and for a bit of luxury a heated towel bar. Our clients worked with Light And Dwell to realize their vision to update their 90's home. The moulding, cabinets and living space were very dark and made the space feel small. We worked with Molly and Amy at L&D to renovate the kitchen, replace the flooring, and re-finish the handrail. This bungalow was sitting on the market, vacant. The owners had it virtually staged but never realized the furniture in the staged photos was too big for the space. Many potential buyers had trouble visualizing their furniture in this small home. We came in and brought all the furniture and accessories and it sold immediately. Sometimes when you see a property for sale online and it is virtually staged, the client might not realize it and expects to see the furniture in the home when they visit. When they don't, they start to question the actual size of the property. We want to create a vibe when you walk in the door. They almost did their kitchen with BODBYN doors in off-white…but at the last minute they changed their minds and went with GRIMSLÖV off-white doors. “The BODBYN felt too traditional, we realized.” The IKEA handles really vary in size, which means the place where the holes are drilled varies, too. So the handles are not so easy to swap out. Choose carefully. For example, the LANSA handles look nice, but Irene finds they find that the little edges tend to catch things like shirts and towels.
