Conceived by architect Rafael Viñoly—432 Park Avenue is the tallest residential skyscraper in the Western Hemisphere. This apartment designed by John Beckmann and his design firm Axis Mundi has some of the most breathtaking views in Manhattan. Known for their glamorous low-slung aesthetic, Axis Mundi took the challenge to design the residence for an American client living in China with a family of four, and an important art collection (including the likes of Cy Twombly, Gerhard Richter, Susan Frecon, Vik Muniz and Lisette Schumacher, among others). In the dining room, a Bocci “28 Chandelier” hangs above an intricate marble and brass table by Henge, with ceramics by John Born. Entering the main living area, a monumental “Let it Be” sectional from Poltrona Frau sits on a silver custom-designed Joseph Carini wool and silk rug. A ‘Surface” coffee table designed by Vincent Van Duysen and “Fulgens” armchairs in saddle leather by Antonio Citterio for B&B Italia create the penultimate space for entertaining. The sensuous red library features custom-designed bookshelves in burnished brass and walnut, as a “Wing Sofa” in red velvet from Flexform floats atop a “Ponti” area rug from the Rug Company. “JJ Chairs” in Mongolian lamb fur from B&B Italia add a rock and roll swagger to the space. The kitchen accentuates the grey marble flooring and all-white color palette, with the exception of a few light wood and marble details. A dramatic pendant in hand-burnished brass, designed by Henge, hovers above the kitchen island, while a floating marble counter spans the window opening. It is a serene spot to enjoy a morning cappuccino while pondering the ever-changing skyline of the Metropolis. In a counterintuitive move, Beckmann decided to make the gallery dark by finishing the walls in a smoked lacquered plaster with hints of mica, which add sparkle and glitter. John Beckmann made sure to include extravagant fabrics from Christopher Hyland and a deft mix of textures and colors to the design. In the master bedroom is a wall-length headboard system in leather and velvet panels from Poliform, with luxurious bedding from Frette. Dupre Lafon lounge chairs in a buttery leather rest on a custom golden silk carpet by Joseph Carini, while a pair of parchment bedside lamps by Jean Michel Frank complete the design. This spec home investor came to DSA with a unique challenge: to create a residence that could be sold for 8-10 million dollars on a 2-3 million dollar construction budget. The investor gave the design team complete creative control on the project, giving way to an opportunity for the team to pursue anything and everything as long as it fit in the construction budget. Out of this challenge was born a stunning modern/contemporary home that carries an atmosphere that is both luxurious and comfortable. The residence features a first floor owners’ suite, study, glass lined wine cellar, entertainment retreat, spacious great room, pool deck & lanai, bonus room, terrace, and five upstairs bedrooms. Attractive mid-century modern home built in 1957. Scope of work for this design/build remodel included reworking the space for an open floor plan, making this home feel modern while keeping some of the homes original charm. We completely reconfigured the entry and stair case, moved walls and installed a free span ridge beam to allow for an open concept. Some of the custom features were 2 sided fireplace surround, new metal railings with a walnut cap, a hand crafted walnut door surround, and last but not least a big beautiful custom kitchen with an enormous island. Exterior work included a new metal roof, siding and new windows.

This project on the north side of Ann Arbor spanned 3 floors. The basement was remodeled to include an additional guest bedroom and family room and update a current bathroom and guest room. On the main floor, the kitchen got an overhaul, as did the front entry; going from an open ceiling to a closed 2nd floor above the entry. On the 2nd floor, we reconfigured the entry to the master suite, changed the solarium (previous orchid room) to a reading / library area with tall windows overlooking the backyard and closed the open balcony looking over the front entry to built in bookshelves.

We were honored to have the ability to work on the pool along with the architect for this custom home. Due to this ability, the architecture of the home emerges from the swimming pool design. The slate clad column rises right out of the water. The beam that spans the pool also provides a beautiful rain curtain that the homeowners can look through, to see the mountains and beyond. This pool is actually located in the front yard on the second level (with garage below), therefore the pool is part of every entry experience to the home.

“Venetian canal pastel sunset”… I never knew quite where I was going in Venice, but just followed the canal, or became trapped by the canals with no way of crossing and had to backtrack. Probably not the best way to traverse the Venice Lagoon. My last evening in Venice I accidently stumbled on Ponte dei Scalzi, "bridge of the barefoot [monks],” one of only four bridges in Venice to span the Grand Canal. The bridge connects the Sestieri of Santa Croce and Cannaregio. I set up my camera facing east in view of the dome and campanile of Chiesa di San Geremia, which contains the relics of Saint Lucy, the patron saint of our eyes. After taking many images of the descending sun, I decided to follow the sun by way of the church of San Geremia taking a hard left northwest along the Cannaregioa Canal, and taking this photo of the setting sun from the bridge, Ponte delle Guglie. After the sun set, I found my way back to my favorite restaurant, Hosteria Al Vecio Bragosso.

We remodeled this unassuming mid-century home from top to bottom. An entire third floor and two outdoor decks were added. As a bonus, we made the whole thing accessible with an elevator linking all three floors. The 3rd floor was designed to be built entirely above the existing roof level to preserve the vaulted ceilings in the main level living areas. Floor joists spanned the full width of the house to transfer new loads onto the existing foundation as much as possible. This minimized structural work required inside the existing footprint of the home. A portion of the new roof extends over the custom outdoor kitchen and deck on the north end, allowing year-round use of this space. Exterior finishes feature a combination of smooth painted horizontal panels, and pre-finished fiber-cement siding, that replicate a natural stained wood. Exposed beams and cedar soffits provide wooden accents around the exterior. Horizontal cable railings were used around the rooftop decks. Natural stone installed around the front entry enhances the porch. Metal roofing in natural forest green, tie the whole project together. On the main floor, the kitchen remodel included minimal footprint changes, but overhauling of the cabinets and function. A larger window brings in natural light, capturing views of the garden and new porch. The sleek kitchen now shines with two-toned cabinetry in stained maple and high-gloss white, white quartz countertops with hints of gold and purple, and a raised bubble-glass chiseled edge cocktail bar. The kitchen’s eye-catching mixed-metal backsplash is a fun update on a traditional penny tile. The dining room was revamped with new built-in lighted cabinetry, luxury vinyl flooring, and a contemporary-style chandelier. Throughout the main floor, the original hardwood flooring was refinished with dark stain, and the fireplace revamped in gray and with a copper-tile hearth and new insert. During demolition our team uncovered a hidden ceiling beam. The clients loved the look, so to meet the planned budget, the beam was turned into an architectural feature, wrapping it in wood paneling matching the entry hall. The entire day-light basement was also remodeled, and now includes a bright & colorful exercise studio and a larger laundry room. The redesign of the washroom includes a larger showering area built specifically for washing their large dog, as well as added storage and countertop space. This is a project our team is very honored to have been involved with, build our client’s dream home.

This stunning bathroom renovation combines luxury and functionality with a modern, minimalist design. The focal point of this space is the sleek, white marble-look tiles that span the entire bathroom, creating a bright and open feel. The floating vanity with matte black handles adds a contemporary touch while maximizing storage, and the matching black fixtures, including the faucet and shower hardware, provide a striking contrast against the clean white surfaces.

This portable custom home office add-on was inspired by the Oasis model with its 6' round windows (yes, there are two of them!). The Round windows are pushed out creating a space to span bar slab to sit at with a ledge for your feet and tile detailing. The other End is left open so you can lounge in the round window and use it as a reading nook. The Office had 4 desk spaces, a flatscreen tv and a built-in couch with storage underneath and at it's sides. The end tables are part of the love-seat and serve as bookshelves and are sturdy enough to sit on. There is accent lighting and a 2x10" ledge that leads around the entire room- it is strong enough to be used as a library storing hundreds of books. The project was designed to portray a very traditional image. The design, influenced both by early Arizona territorial buildings and by selected features of Pueblo Revival design, is characterized by a flat-roof version of Spanish colonial design, expansive decks, and a tower with many stones the full thickness of the wall. The full-width portal uses a simple beam and corbel structure which spans the spaces between columns. The resulting arcades and tower create the essence of the building’s front elevation. Interior features include hand-scraped, walnut flooring over sleepers to create a hollow sound reminiscent of historic raised-hardwood flooring over joists. Many of the cabinets are solid walnut with a tung oil finish, continuing the early 1900’s theme. The masonry building is finished with cement-based, hard-troweled plaster. The result is a building that welcomes, while creating an impression of warmth, solidity and tradition.

A luxurious en suite bath was created within this classic 1925 Portland bungalow by reconfiguring the second story’s original small bedrooms and tiny half bath. In this welcoming new urban boho space, eclectic finishes mingle harmoniously, integrated through subtle repetition of shapes and materials. A furniture-style vanity sets the tone for this luxurious space, introducing materials, colors, shapes, and textures that repeat throughout. Individual walnut hexagons join to create distinctive vanity doors, offset beautifully by horizontal-grain drawers. Topping the cabinetry is a simple concrete countertop with integral sinks. An expansive framed mirror above enlarges and brightens the room. Within the mirror, sconces float, their globes a nod to the hexagons below. Champagne bronze fixtures reflect the warm walnut glow. Nestled into the back corner, a stunning shower features waterjet tiles in a double herringbone pattern, each precisely cut and laid to maintain design integrity at every surface transition. Teak floor tiles and a pebbled niche hint at the classic spa experience. Across from the shower, a large hexagonal window provides a treetop view from the free-standing tub below. The gentle oval of the tub and the beaded chandelier above provide a pleasing contrast to the strong lines surrounding it, as do the softly-shaded pebbles in the full-length niche. Shiplap wainscotting wraps the room, creating an illusion of height in the compact space. Subtle flooring and soft green walls create an understated backdrop for the bold mix of materials, unifying them into a serene oasis. Asking a century-old home to accommodate a modern luxury bath is a tall order. Asbestos-laden plaster and flooring had to be abated. The subfloor had to be leveled and reinforced to increase strength and prevent deflection. Water lines and multiple electrical circuits had to be brought across and up without disturbing a beautifully-paneled ceiling, something we accomplished by firring out stair walls to hide the chases. Our client had visions of a leafy view from her tub, but the new layout eliminated existing windows. Placing a new window was complicated by deep eaves and flat soffits. By pushing the header into the roofline, however, we were able to accommodate a picture window. The flat soffit was replaced by an inverse hip lined with stained tongue and groove cedar, tying it to the bathroom finishes. Bringing materials up a narrow staircase became truly challenging when it was time to install the big items. However, strategic removal of drywall around the landing got the job done. Our attention to detail is showcased in the shower tile, where precise cuts were required at surface transitions to maintain the integrity of a complex double herringbone lay. The project was delivered on time. Savvy layout choices minimized spending on structural changes. Because we were dealing with dormer space, head height was an issue. Raising the ceiling would have been complex and expensive so our design accommodated the constraints – tub on the low outside wall, shower on the full-height interior wall. The vanity spanned the spread, accommodating our petite client on the exterior side and her taller husband on the interior side. An under-eave closet was closed off to create room for both a freestanding tub and a separate shower. Rather than building replacement storage elsewhere, we simply added a new door into the closet from the primary bedroom. This was made possible by absorbing the short hallway separating the existing bed and bathroom into the primary bedroom. This new layout also created an en suite relationship between the primary bedroom and the new bath. We saved additional dollars by selecting a furniture-style vanity rather than using custom cabinetry, and the countertop with integral sinks provided a cost savings over a more traditional quartz countertop with undermount sinks. Affordable shower tiles allowed us to put more money into a dynamic tile layout. The project was delivered within budget.
