The owners of this true mid-century ranch in Wheaton were ready for a kitchen update. The home’s main living room area is decorated in a very cool, sparse way with plenty of nods to mid-century design. A new kitchen would need to bridge classic and modern notions of Mid-Century expression through the style’s characteristic clean lines and artistic notions of simplicity and straightforward functionality. The idea was to keep a hint of mid-century influence in a modern design that could somehow be more open while accommodating more storage The objectives were: • Stay within the existing space while creating an open feel and winning more storage room • Make the space brighter while using a darker cabinet finish • Create proper ventilation for the range Design challenges we solved for: • Open the kitchen to the adjacent dining room without sacrificing storage • Remove multiple layers of flooring to make the kitchen floor level with the rest of the house • Match the new kitchen flooring to the flooring in nearby dining and living spaces Problems solved. Here’s what we did: • Took out soffits around the kitchen to allow for taller cabinets with more storage • Added cabinet pull-outs that maximize under-cabinet storage space • Used large cabinets in standard sizes • Skipped cabinets on the window wall, opting for space- and light-friendly floating shelves • Enhanced overall brightness with bright, white counters and textured white tile that offered a connecting contrast to the darker woodgrain cabinets • Took out a post between the kitchen and dining room to make the space feel more open • Added under-cabinet lights – unobtrusive and handy for task lighting The owners love the look, feel and functionality of their new kitchen. Its sleek, modern character and notions of mid-century spirit add new excitement to the home’s original 1958 personality.

A modern home with traditional forms and straightforward detailing combines painted brick, lap siding and antique wood structural elements to create a one-of-a-kind home on a 2.4 acre relatively flat lot. A circular drive partially screened by low brick walls and strategically placed landscaping brings you onto the site where one can make a stop at the porte-cochère drop off on their way to the garage or continue to a welcoming front porch. This 2-story home has 5 bedrooms and 5 ½ baths with 6,125 sq. ft. of conditioned spaces and a total of 9,731 sq. ft. under roof. As you enter an intimate sized foyer, there’s a dining room to the right that opens to the kitchen and features a large picture window facing the front yard with a ceiling with white oak beams. Straight ahead you’re led to a living room that features a pre-cast stone fireplace mantle and painted coffered ceilings. It is part of a great room with a kitchen and large island that continues with white oak accents in some of the cabinetry. Pairs of arched openings and a pocket door flank each end of the room leading to a scullery kitchen on one end and to guest bedroom and master bedroom suites on the other. The outdoor cooking and living areas are conveniently located thru French doors right off the great room and a game room that is part of the house that extends into the back yard providing great access and views to a pool and a basketball sport court. An outdoor fireplace adds a cozy touch to a seating area that is next to the outdoor cooking and dining area. The master bedroom suite is positioned to take advantage of views to the backyard and also has access to a back porch. Easy access is provided to a well-appointed master bath that leads to his and her closets. Upstairs there are 3 more bedrooms with ensuite bathrooms and walk-in closets. An office is also provided which is positioned above the dining room below so that it shares the continuation of the large picture window idea that affords beautiful views of the front yard and a lake across the street. A small common area located off the stair landing provides a place for the kids to hang out.

For our full gut renovation of this Manhattan loft penthouse, we partnered with architecture firm Todd Zwigard Architects. Many of our clients know us as experts in the full design-build approach, where we handle every aspect of the project. But in this case, architectural plans were already drawn, the full schedule was finished, and our clients needed a partner to execute on the architectural plans – enter Gallery. Construction management is as vital to a project as the design phase, so we’re happy to offer our expertise in this type of scenario. A DIFFERENT APPROACH Construction and design are often the face of most renovations, but the planning and follow-through are naturally just as necessary to make it all come together. The project itself was a fairly straightforward gut renovation of the loft. Everything was included: new floors, a new kitchen, new bathrooms, new lighting. Our task was to manage every aspect of the construction, ensuring that the planning work of Todd Zwigard Architects was executed to the exact vision imagined for this Manhattan loft renovation. CONTEMPORARY GOES ECLECTIC Although we didn’t contribute to the aesthetic of the interior design in this project, we did carry out the plans that brought it life. The tone was very modern, with some eclectic touches. The kitchen, featuring an island with a baby blue lacquered finish, blends contemporary clean lines into an industrial-tinged, almost futuristic aesthetic. Reclaimed wooden doors and art pieces collected throughout the years are an ode to the client's travels, an artistic touch from Todd Zwigard Architects. LET’S TALK Quality of work is of course important, but there are several components of construction management that are equally vital: communication; processes that make sure you're able to adhere to schedules; protocols with both safety and communication. You might say this is the nerding out of the construction process. It’s not often the face of a project, but it’s absolutely massive in terms of carrying out a successful renovation, whether it’s a penthouse loft in Manhattan, a condo in Prospect Heights, or a kitchen in a Brooklyn brownstone. Quality construction management is probably one of the biggest ways to separate professional contractors from those who aren’t. ART FROM CHAOS This was such a large project, so our ability to procure and source all the finishes and fixtures was hugely important to our clients. The sheer number of floors, tiles, and plumbing fixtures alone that need to be ordered, in addition to everything else, plus figuring out lead times, shipments, deliveries, and inspections. It can quickly become chaotic, but there’s an art to the planning and organization, and we’ve mastered it. The larger a project is, the more likely that havoc will rear its head. The antidote is not only really proper planning and construction management, as we achieved in this Manhattan loft penthouse renovation, but also a great working relationship with everyone else involved in the project: contractors, architect, and clients alike. Photo by Jim Raycroft Our client for this project, an amateur pianist, wanted to create a music room for a nice new piano he was planning to purchase. The project scope would also include a new kitchen, bathroom, bedroom and living space, but the new piano was the priority. LIFTING THE CEILING The client was moving into a row house, and hoped to accommodate occasional gatherings of musician friends for informal recitals. Because acoustics were important we asked sound engineers from Acentech to visit the site. They noted that the ideal space would have higher ceilings and would be more like a cube than the “half a cube” we were dealing with. “How can we raise the ceiling and make the space a cube?” our client asked. Designer Josy Raycroft started to explore the possibility of combining the second and third floor units by removing the front half of second floor ceiling, thereby opening up a 2-story music space in the shape of a nearly perfect cube. Thus, the project turned from a straightforward floor plan modification into a complete reimagining of the whole row house, with the client’s new Steinway D as the focal point. Josy and the client started with the piano and created the space around it. ADDRESSING EVERYDAY NEEDS For the client’s more mundane needs, Josy switched the location of the bathroom and kitchen—moving the bathroom towards the middle of the second floor where it would be convenient to the rest of the spaces, and placing the kitchen towards the back. The remainder of the third floor was transformed into bedroom and office space open to the music room below. Products and finishes coordinator Karin Mahdavi worked with the client to select understated finishes for the living spaces so that they would support the piano room without competing with it. As a result the living spaces flow seamlessly into the piano space, creating a coherent whole out of the different parts, kind of like a Schubert piano sonata.

The existing kitchen was quite chopped up with strange soffits and different ceiling heights. To make the space flow in a more logical manner, we borrowed an unused desk area from the adjoining hallway and reconfigured a neighboring bath. Getting it to work on paper was fairly straightforward, but there was a bit of complicated beam work involved as the new kitchen flows through what was an old exterior wall. The new ceiling is now completely flush as we were able to hide the support in the ceiling joists. A new, larger window was added at the sink, the doorway to the room was widened and the resulting space creates a more easy flow from dining room to family room. The clients chose white inset cabinets, white marble tops and an apron sink to keep the space feeling simple yet original to the home's Colonial styling. Ship lap siding on the back of the island and at the pantry storage ceiling, a walnut butcher block, and antique brass details give the space an updated look. Professional stainless appliances are functional and beautiful. In addition to a large built-in fridge and 36" range, a second oven is housed in the island for flexibility. The pantry area has a convenience station that houses the family's espresso machine along with the microwave drawer. Another large bank of cabinets in the same area serves as pantry storage for dry goods. The bathroom was also remodeled as part of this project. The full bath has a vanity, shower and convenient baby changing area. The floor is encaustic tile, a type of concrete tile recognizable by its bold graphics. The mirror and lighting add a few modern touches to keep it in line with the Owner's personal style. Images by Nic LeHoux Designed as a home and studio for a photographer and his young family, Lightbox is located on a peninsula that extends south from British Columbia across the border to Point Roberts. The densely forested site lies beside a 180-acre park that overlooks the Strait of Georgia, the San Juan Islands and the Puget Sound. Having experienced the world from under a black focusing cloth and large format camera lens, the photographer has a special fondness for simplicity and an appreciation of unique, genuine and well-crafted details. The home was made decidedly modest, in size and means, with a building skin utilizing simple materials in a straightforward yet innovative configuration. The result is a structure crafted from affordable and common materials such as exposed wood two-bys that form the structural frame and directly support a prefabricated aluminum window system of standard glazing units uniformly sized to reduce the complexity and overall cost. Accessed from the west on a sloped boardwalk that bisects its two contrasting forms, the house sits lightly on the land above the forest floor. A south facing two-story glassy cage for living captures the sun and view as it celebrates the interplay of light and shadow in the forest. To the north, stairs are contained in a thin wooden box stained black with a traditional Finnish pine tar coating. Narrow apertures in the otherwise solid dark wooden wall sharply focus the vibrant cropped views of the old growth fir trees at the edge of the deep forest. Lightbox is an uncomplicated yet powerful gesture that enables one to view the subtlety and beauty of the site while providing comfort and pleasure in the constantly changing light of the forest.
