This spectacular family home situated above Lake Hodges in San Diego with sweeping views, was a complete interior and partial exterior remodel. Having gone untouched for decades, the home presented a unique challenge in that it was comprised of many cramped, unpermitted rooms and spaces that had been added over the years, stifling the home's true potential. Our team gutted the home down to the studs and started nearly from scratch. The goal was to dramatically open up the living space and modernize the home, while capitalizing on the stunning views the property had to offer. With the existing floor plan, only bedrooms had partial views, with common living areas relegated to the back portion, preventing residents from enjoying the expansive sightlines available to the home. The completely reimagined floorplan included relocating the kitchen and Master Suite to the opposite side of the home to take better advantage of the views and natural light. All bathrooms and the laundry room were completely remodeled along with installing new doors, windows, and flooring throughout the home and completely upgrading all electrical and plumbing. The end result is simply stunning. Light, bright, and modern, the new version of this home demonstrates the power of thoughtful architectural planning, creative problem solving, and expert design details.

A 1927 colonial home in Shaker Heights, Ohio, received a breathtaking renovation that required extensive work, transforming it from a tucked away, utilitarian space, to an all-purpose gathering room, a role that most kitchens embrace in a home today. The scope of work changed over the course of the project, starting more minimalistically and then quickly becoming the main focus of the house's remodeling, resulting in a staircase being relocated and walls being torn down to create an inviting focal point to the home where family and friends could connect. The focus of the functionality was to allow for multiple prep areas with the inclusion of two islands and sinks, two eating areas (one for impromptu snacking and small meals of younger family members and friends on island no. two and a built-in bench seat for everyday meals in the immediate family). The kitchen was equipped with all Subzero and Wolf appliances, including a 48" range top with a 12" griddle, two double ovens, a 42" built-in side by side refrigerator and freezer, a microwave drawer on island no. one and a beverage center and icemaker in island no. two. The aesthetic feeling embraces the architectural feel of the home while adding a modern sensibility with the revamped layout and graphic elements that tie the color palette of whites, chocolate and charcoal. The cabinets were custom made and outfitted with beaded inset doors with a Shaker panel frame and finished in Benjamin Moore's OC-17 White Dove, a soft white that allowed for the kitchen to feel warm while still maintaining its brightness. Accents of walnut were added to create a sense of warmth, including a custom premium grade walnut countertop on island no. one from Brooks Custom and a TV cabinet with a doggie feeding station beneath. Bringing the cabinet line to the 8'6" ceiling height helps the room feel taller and bold light fixtures at the islands and eating area add detail to an otherwise simpler ceiling detail. The 1 1/4" countertops feature Calacatta Gold Marble with an ogee edge detail. Special touches on the interiors include secret storage panels, an appliance garage, breadbox, pull-out drawers behind the cabinet doors and all soft-close hinges and drawer glides. A kneading area was made as a part of island no. one for the homeowners' love of baking, complete with a stone top allowing for dough to stay cool. Baskets beneath store kitchen essentials that need air circulation. The room adjacent to the kitchen was converted to a hearth room (from a formal dining room) to extend the kitchen's living space and allow for a natural spillover for family and guests to spill into. Designed by Bilotta’s Fabrice Garson, this expansive traditional kitchen features our private Bilotta Collection Cabinetry in white paint with double stacked wall cabinets leading up to the coffered ceiling. The massive island houses multiple appliances, including a warming drawer, microwave and dishwasher next to the main sink, as well as large drawers for ample storage. Island seating allows for less formal dining or a place for the children to do their homework while mom prepares dinner. Two wall ovens flanking the 48” Wolf range top create a perfect cooking “nook” and the side-by-side fully integrated 36” Sub-Zero refrigerator and freezer allow for plenty of food storage. On either side of the refrigeration are two tall pull-out pantries concealing snacks, spices, baking supplies and more. Every drawer in the space has its individual purpose, whether it be to house cutlery or fine china. The coffered ceiling, a trademark of many of Fabrice’s designs, really open up the space and intertwine it with the adjacent rooms for an overall open feeling – very bright and inviting. The wall on the other side of the island from the cooking wall features a secondary prep sink with a second dishwasher and a under counter beverage center, again, with plenty of storage in both the base and wall cabinets. The backsplash is mostly wood paneling except for the wall behind the range top where there is a custom designed marble mosaic pattern. This MandiCasa project exemplifies the art of making the most of petite kitchens, showing it is possible to fulfill the user’s every wish in both style and function, regardless of square footage. For their apartment on New York’s Upper East Side, our client wanted their kitchen re-design to include a high-counter island that would open to the living room, providing a convenient area for preparing and enjoying meals. Aesthetically, they desired a more urban yet warm feel that would enhance the interior of their home. After opening up the kitchen and living room space, the kitchen was designed with the client’s timeless design selections. It features a large center island painted in a Stonington Gray factory finish. The perimeter cabinets are designed in a frameless maple shaker painted in a “Super White” factory finish. All cabinets are topped with stunning white quartz countertops. Other features include a stunning full ceiling height tile backsplash – a 12x12 Viviano Marmo Dolomite picket pattern mosaic set in an elegant vertical pattern. These homeowners also chose top-of-the-line appliances to include a 48” Wolf gas range with six burners and an infrared griddle; a 48” Sub-Zero built-in side-by-side refrigerator/freezer; a Bosch 24” custom-panel dishwasher; a Bosch 24” drawer microwave; and Zephyr wine cooler.
