The need for Universal Design and/or Aging in Place Design is becoming more and more common and needed in our aging, society of increasing life expectancy. Murphy Bros. design/build CAPs certified expert Cherie Poissant explains some of the unique elements that went into this project which touch on both disciplines. "In this particular case, my client, Dorothy, a widow, wanted to stay in the home she has lived in for decades. No surprise, most adults over 65 say they do too. But this 1920's home was not constructed with the principles of Universal or Aging-in-Place design concepts, which is true with most homes on the market these days. She also suffers from macular degeneration, which affects central vision. As is the case with senior clients dealing with vision issues, I needed to pay close attention to lighting and color that would give her peripheral vision cues. I chose a high contrast color scheme in the design to make navigating the room easier and safer," explains Poissant. "In addition, every wall and contact point, such as the the towel racks and TP dispenser also doubles as a grab bar to address fall prevention, which is a huge issue with the elderly." Murphy Bros. Shipley is a town in West Yorkshire that was heavily shaped by the Industrial Revolution and the Victorian period. It became particularly well-known for its textile industry and some of the original mills in which textiles were manufactured still survive in the town today. Being in West Yorkshire, Shipley is also part of what is commonly known as ‘Brontë country’ – once home to the famous Brontë sisters. Many Victorian era properties still survive in the area too and all too often the original Victorian tiled floors contained within are not well maintained. I recently visited a customer in Shipley who had a Victorian tiled hallway that was in need of a deep clean and seal. What’s more, the customer told me that there were around 20 loose tiles in the hallway that would need to be reinstalled. On the first day, I started by refitting the 20 loose tiles in the hallway. The problem however was a lot worse than originally thought and, in the end, I had to take up 108 tiles, so I could rebuild the base of the floor, and then relay them. This process took up most of the day but at least the adhesive and grout would be set in time for cleaning the next day. On day two I focused on deep cleaning the tiles and removing any remaining sealer by applying a strong dilution of Tile Doctor Pro-Clean. Pro-Clean is a strong alkaline heavy-duty tile and grout cleaner that serves the purpose of both cleaning the stone and when used in a strong dilution will strip off sealers. I applied the Pro Clean liberally across the length of the hallway and left it to soak into the tiles for about twenty minutes. This allows the product time to breakdown the sealer and dirt before being scrubbed in with a black scrubbing pad. Special attention had to be paid to parts of the floor which had suffered paint splashes from previous decoration. I was also surprised to find that there were even some chewing gum stains marking the tiles. These were removed using the combination of a steam cleaner, more Pro-Clean and the careful use of a handheld scraper. The floor was then given a thorough rinse with fresh water and then dried as much as possible with a wet vacuum. It was then also left to dry off overnight. Upon returning to the property the next day I checked for any moisture issues with a damp tester. Thankfully, the floor proved dry and I could proceed with sealing the tiles which was done using four coats of Tile Doctor Seal and Go that leaves a deep satin finish that the customer had requested. This charming house was built in 1924 with all the aspiration of the California transplants of that era - mimicking a traditional, English cottage built into the hillside of scenic Los Feliz. When our clients moved in, nearly 100 years later, the house was suffering from a poorly-built, 2006 addition which was a jumble of walls and bathrooms that also turned out to be a breeding ground for black mold. After careful remediation, the clients decided to make the most of the fact that their primary suite had been taken down to the studs by reconceiving the layout of the 300 sf wing to accommodate a generous new primary bathroom, walk-in closet and convertible home office / guest bedroom.

This beach house was not only dated but the kitchen was suffering from a wall that closed it off and a peninsula that cut the space in half. Those were the first things we corrected. The wall was removed which opened the space up. The new layout has a large island instead of the peninsula for better flow and entertaining. This home is across the street from the beach so our design cues came from the ocean and natural surroundings. Our color pallet is white and coastal blue for the cabinets. The new luxury vinyl plank floor is light like the sand. The glass backsplash tile and quartz countertops carry the coastal feel. The main bathroom for the lower level is off the kitchen. We improved the shower size and updated all of the finishes. This beach house is now bright and open with a warm coastal feel.

This family of 5 was quickly out-growing their 1,220sf ranch home on a beautiful corner lot. Rather than adding a 2nd floor, the decision was made to extend the existing ranch plan into the back yard, adding a new 2-car garage below the new space - for a new total of 2,520sf. With a previous addition of a 1-car garage and a small kitchen removed, a large addition was added for Master Bedroom Suite, a 4th bedroom, hall bath, and a completely remodeled living, dining and new Kitchen, open to large new Family Room. The new lower level includes the new Garage and Mudroom. The existing fireplace and chimney remain - with beautifully exposed brick. The homeowners love contemporary design, and finished the home with a gorgeous mix of color, pattern and materials. The project was completed in 2011. Unfortunately, 2 years later, they suffered a massive house fire. The house was then rebuilt again, using the same plans and finishes as the original build, adding only a secondary laundry closet on the main level.

This residence was a complete gut renovation of a 4-story row house in Park Slope, and included a new rear extension and penthouse addition. The owners wished to create a warm, family home using a modern language that would act as a clean canvas to feature rich textiles and items from their world travels. As with most Brooklyn row houses, the existing house suffered from a lack of natural light and connection to exterior spaces, an issue that Principal Brendan Coburn is acutely aware of from his experience re-imagining historic structures in the New York area. The resulting architecture is designed around moments featuring natural light and views to the exterior, of both the private garden and the sky, throughout the house, and a stripped-down language of detailing and finishes allows for the concept of the modern-natural to shine. Upon entering the home, the kitchen and dining space draw you in with views beyond through the large glazed opening at the rear of the house. An extension was built to allow for a large sunken living room that provides a family gathering space connected to the kitchen and dining room, but remains distinctly separate, with a strong visual connection to the rear garden. The open sculptural stair tower was designed to function like that of a traditional row house stair, but with a smaller footprint. By extending it up past the original roof level into the new penthouse, the stair becomes an atmospheric shaft for the spaces surrounding the core. All types of weather – sunshine, rain, lightning, can be sensed throughout the home through this unifying vertical environment. The stair space also strives to foster family communication, making open living spaces visible between floors. At the upper-most level, a free-form bench sits suspended over the stair, just by the new roof deck, which provides at-ease entertaining. Oak was used throughout the home as a unifying material element. As one travels upwards within the house, the oak finishes are bleached to further degrees as a nod to how light enters the home. The owners worked with CWB to add their own personality to the project. The meter of a white oak and blackened steel stair screen was designed by the family to read “I love you” in Morse Code, and tile was selected throughout to reference places that hold special significance to the family. To support the owners’ comfort, the architectural design engages passive house technologies to reduce energy use, while increasing air quality within the home – a strategy which aims to respect the environment while providing a refuge from the harsh elements of urban living. Alloy was truly fortunate to have the opportunity to restore and renovate this 1850’s log cabin at Afton Mountain. No home looks more at home than this cabin in the foothills. The cabin suffered years of decay and an unsympathetic interior renovation so our first step was to work with a local log cabin specialist to correctly restore the structure. We then rebuilt much of the interior to have everything a modern home needs while staying true to the log cabin aesthetic. On all of our projects we carefully research materials and finishes but this one really took that to the next level. We enjoyed the challenge and the chance to show off the impressive craftsmanship of our carpenters. As you approach on the winding path, the log cabin feels like a part of the landscape. And now, when you come inside, you can keep that connected feeling – in comfort.

After years of suffering through a poorly designed kitchen that didn’t meet her needs, our client made the difficult decision to re-remodel her kitchen. Now that the kitchen is complete, she's happier than ever in her new kitchen. What used to be a space that was intimidating and difficult to use has become a place designed specifically for her needs, where every appliance and shelf is within comfortable reach and the design is tailored exactly to her personal style.

This Terrazzo tiled hallway at a property in Northampton was in a really bad state. It was heavily soiled and suffered from glue marks where the original carpet covering it had been removed. Additionally, there was some damage to the edges of the doorway, and a large crack in the floor running across the width of the hallway. Terrazzo is an interesting material, originally produced in Italy, that consists mainly of concrete with segments of marble and other stone interspersed and held together with a resin. Since Terrazzo is formed in this way, I explained to the customer that I would fill the crack along the floor and the small holes around the edges with concrete, before then using tile paint to match in the colours as best as possible. This would be the most cost-effective solution, which was ideal since the customer had a limited budget for the repairs. Before beginning the restoration, I tested a small area using a diamond encrusted burnishing pad, thereby giving the customer an indication of the type of results that could be achieved. With the customer pleased by the results, the job was booked in for the following week. To begin, Tile Doctor Remove & Go was applied to the floor and was left to dwell for ten minutes to soften the carpet glue and break down any old sealer. This was then scrubbed in to the tiles with a pad fitted to a rotary machine. To remove the remaining residue and marks in the particularly stubborn areas, I used a manual hand scraper. The entire floor was then wet vaxed to soak up the soiled cleaner and leave the area clean for burnishing. This was followed by the use of Tile Doctor diamond encrusted burnishing pads to polish the tiles, starting with a coarse grit pad, followed by wet vaxing and repeating the process with a medium grit pad and finally the fine grit pad to achieve the desired effect. I then installed a turbo dryer to dry the floor. I returned to the property once the floor was dry and carried out the repairs which had been discussed earlier with the customer (filling the holes and cracks in the floor with concrete), cleaning off any concrete residue before I finished for the day. Upon my return to the property the next day, I refined the polish on the floor even further by applying the extra fine grit burnishing pad. To finish off the three day restoration, I sealed the Terrazzo tiles using two coats of Tile Doctor Colour Grow sealer. As an impregnating sealer, Colour Grow soaks into the pores of the stone, protecting it from ingrained dirt. Colour Grow also contains colour intensifying properties, allowing it to enhance the naturally occurring shades in the stone, and therefore stopping it from appearing dull. This floor certainly was in a bad state, with damage as well as dirt to deal with, but I’m pleased to say that the work went a long way in transforming its appearance, leaving a very happy customer. Deck restoration took center stage as our team revitalized this repeat client’s outdoor space with a complete structural and aesthetic upgrade. We replaced aging decking, reframed structural areas that had suffered rot from prior construction, and ensured the framework was solid. To elevate both function and appearance, we installed new lattice panels around the deck. The lattice provides essential airflow beneath the structure while giving the deck a clean, finished look that complements the home’s exterior. We also built custom double doors within the lattice enclosure, creating a convenient and discreet access point for under-deck storage. The result is a seamless design that hides clutter while maintaining the deck’s classic charm. From structural repairs to fine finishing details, this project highlights our expertise in deck restoration, custom carpentry, and exterior upgrades that blend craftsmanship with lasting value.

CONTACT These home owners initially contacted their Designer to identify the reason that the floor in their upstairs bedroom suffered from a noticeable slant. The floor problem actually impacted a small bathroom and adjoining study also. Early on, the decision was made to re-design the footprint for the 3 rooms in conjunction with repairing the uneven floor. The approach was to gut all three spaces of walls and floors and start from scratch. The new spaces were designed with the clients needs for accessibility in mind. DESIGN The design effort included identifying the products to be used throughout the spaces. This included everything from the flooring to the wall paint. Kohler plumbing fixtures and Adelphi cabinetry were decided on first. A radiant heat grid was included for the bathroom floor. Lighting, paint and tile soon followed. Wood flooring was installed throughout the adjoining spaces. The master bedroom was redesigned to allow for entry from the study or the master bath via pocket doors. The study was given an access to the master bath also. The hardwood flooring ties the bedroom and study together and gives each room a very spacious feel. The original master bedroom was changed to incorporate a large walk-in closet that features custom storage throughout. The study that also doubles as the IT center for the home was updated with custom book cases and cabinetry from Adelphi Cabinets. When discussing the reapportioning of the entire space for the individual rooms the bathroom was given priority. The previous small bathroom did not include a window for natural light. The new design corrected that in a big way by incorporating an existing bedroom window into the new space. The decision was made early on to allow for the inclusion of a large shower with full granite walls and custom plate glass surround. The shower system includes both fixed and hand held shower heads. A thermostatic control system was included to eliminate scalding. A large bench seat of matching granite allows for relaxing while getting squeaky clean. A separate air massage tub from Kohler centered under the new windows allows for a relaxed moment while being caressed by all those tiny bubbles. His and her side by side vanity sinks allows for efficient use of the space. The Caxton sinks and coordinated toilet were selected to match the color of the tub and do so beautifully! CONSTRUCTION We started the project not knowing what we were going to find. The slanting floor upstairs was not evident in the ceiling of the first floor Once the demolition had been completed it was evident that the floor joists were at the heart of the problem. The home had been framed with floor joists that had been strung together to increase their length. Over time and with the house settling, the strung together joists started to droop from their connection point. This was concealed on the first floor by a large HVAC duct running through the garage. This was corrected by the addition of two laminated beams in the ceiling of the first floor (luckily in the garage) that re-supported the offending joists. THE END The project was a huge success in terms of problem solving and designing with budget and time frame in mind. The overall impact of the new space is impressive both visually and from a practicality point of view. The new master suite with upscale bathroom and study adds significant value to the home and the home owners quality of life!

JLC was charged with transforming a 35 year old home which had suffered a remodel or two into a cohesive and modern home. Sustainable design principles were placed at the forefront of the design process alongside functionality and aesthetics. The end result is a roughly 3,000 sf home that is both comfortable and beautiful. The exterior palette is defined by Resysta siding and decking, acrylic stucco, a standing seam metal roof and black aluminum windows and doors. At the interiors white oak and walnut cabinetry throughout bring natural warmth to the clean, white interior. This lovely 2-story townhome suffered the effects of more than 120 years of “remuddling” and “modernization” through significant modification of the structural framing. With a large section of a load-bearing wall removed and shear walls, the full 3-story building was structurally compromised. The program included the installation of a steel beam and structural reframing, beginning at the ground floor and through to the 3rd-floor living space. The new structural design allowed for a significantly improved living space. The kitchen was relocated and expanded, as were the living room and dining room. Several upgrades were made to the home, including incorporating all-electrical appliances. 1900 Victorian now boasts several eco-friendly and energy-efficient features.
