This small bath carries an immense amount of presence. Bold metallic Copper walls and the Black walnut sliding barn door set a unique stage. **See the before pictures. His/Hers toilets and vanities are in separate compartments.

In Southern California there are pockets of darling cottages built in the early 20th century that we like to call jewelry boxes. They are quaint, full of charm and usually a bit cramped. Our clients have a growing family and needed a modern, functional home. They opted for a renovation that directly addressed their concerns. When we first saw this 2,170 square-foot 3-bedroom beach cottage, the front door opened directly into a staircase and a dead-end hallway. The kitchen was cramped, the living room was claustrophobic and everything felt dark and dated. The big picture items included pitching the living room ceiling to create space and taking down a kitchen wall. We added a French oven and luxury range that the wife had always dreamed about, a custom vent hood, and custom-paneled appliances. We added a downstairs half-bath for guests (entirely designed around its whimsical wallpaper) and converted one of the existing bathrooms into a Jack-and-Jill, connecting the kids’ bedrooms, with double sinks and a closed-off toilet and shower for privacy. In the bathrooms, we added white marble floors and wainscoting. We created storage throughout the home with custom-cabinets, new closets and built-ins, such as bookcases, desks and shelving. White Sands Design/Build furnished the entire cottage mostly with commissioned pieces, including a custom dining table and upholstered chairs. We updated light fixtures and added brass hardware throughout, to create a vintage, bo-ho vibe. The best thing about this cottage is the charming backyard accessory dwelling unit (ADU), designed in the same style as the larger structure. In order to keep the ADU it was necessary to renovate less than 50% of the main home, which took some serious strategy, otherwise the non-conforming ADU would need to be torn out. We renovated the bathroom with white walls and pine flooring, transforming it into a get-away that will grow with the girls.

We extended the vanity by shifting the toilet and adding a sink to make it a double and operate as more of a primary bathroom space. We also removed a half wall at the original built in tub to accommodate and create a more open space for a modern freestanding tub. Lastly, we opened the shower area and took the full height partition wall into a half wall with open glass above to continue to make the entire space feel more open. https://123remodeling.com/

This remodel went from a tiny story-and-a-half Cape Cod, to a charming full two-story home. The Master Bathroom has a custom built double vanity with plenty of built-in storage between the sinks and in the recessed medicine cabinet. The walls are done in a Sherwin Williams wallpaper from the Come Home to People's Choice Black & White collection, number 491-2670. The custom vanity is Benjamin Moore in Simply White OC-117, with a Bianco Cararra marble top. Both the shower and floor of this bathroom are tiled in Hampton Carrara marble. The clients, a young professional couple had lived with this bathroom in their townhome for 6 years. They finally could not take it any longer. The designer was tasked with turning this ugly duckling into a beautiful swan without relocating walls, doors, fittings, or fixtures in this principal bathroom. The client wish list included, better storage, improved lighting, replacing the tub with a shower, and creating a sparkling personality for this uninspired space using any color way except white. The designer began the transformation with the wall tile. Large format rectangular tiles were installed floor to ceiling on the vanity wall and continued behind the toilet and into the shower. The soft variation in tile pattern is very soothing and added to the Zen feeling of the room. One partner is an avid gardener and wanted to bring natural colors into the space. The same tile is used on the floor in a matte finish for slip resistance and in a 2” mosaic of the same tile is used on the shower floor. A lighted tile recess was created across the entire back wall of the shower beautifully illuminating the wall. Recycled glass tiles used in the niche represent the color and shape of leaves. A single glass panel was used in place of a traditional shower door. Continuing the serene colorway of the bath, natural rift cut white oak was chosen for the vanity and the floating shelves above the toilet. A white quartz for the countertop, has a small reflective pattern like the polished chrome of the fittings and hardware. Natural curved shapes are repeated in the arch of the faucet, the hardware, the front of the toilet and shower column. The rectangular shape of the tile is repeated in the drawer fronts of the cabinets, the sink, the medicine cabinet, and the floating shelves. The shower column was selected to maintain the simple lines of the fittings while providing a temperature, pressure balance shower experience with a multi-function main shower head and handheld head. The dual flush toilet and low flow shower are a water saving consideration. The floating shelves provide decorative and functional storage. The asymmetric design of the medicine cabinet allows for a full view in the mirror with the added function of a tri view mirror when open. Built in LED lighting is controllable from 2500K to 4000K. The interior of the medicine cabinet is also mirrored and electrified to keep the countertop clear of necessities. Additional lighting is provided with recessed LED fixtures for the vanity area as well as in the shower. A motion sensor light installed under the vanity illuminates the room with a soft glow at night. The transformation is now complete. No longer an ugly duckling and source of unhappiness, the new bathroom provides a much-needed respite from the couples’ busy lives. It has created a retreat to recharge and replenish, two very important components of wellness.

Thse clients came to me for a kitchen refresh. Keeping the existing floor plan but updating as much as possible. After explaining my thoughts, they chose to go with a much larger project. The wall to the garage wash pushed bach 12" to allow for the island to happen. This almost couldn't happen as there is a support post in the garage we had to keep. I designed the last pantry area as on 10" deep, allowing us to conceal that behind the cabinets. Then, we opend up the wall to the dining room to make the rooms one large space. The wall to the family room was also openend up, leaving the half wall to allow for the kitchen eating area. They wanted to incorporate a bar area, without it feeling like a "bar" The fabulous tall custom unit houses their wine collection and then half of the dining room buffet area holds glassware and other bar items. I helped the clients with all of the design choices.We all wanted to keep the space classic, war, functional and with mixed materials. I chose to use the same countertop material for the backsplash, to keep the space feeling as large as possible.
