In Southern California there are pockets of darling cottages built in the early 20th century that we like to call jewelry boxes. They are quaint, full of charm and usually a bit cramped. Our clients have a growing family and needed a modern, functional home. They opted for a renovation that directly addressed their concerns. When we first saw this 2,170 square-foot 3-bedroom beach cottage, the front door opened directly into a staircase and a dead-end hallway. The kitchen was cramped, the living room was claustrophobic and everything felt dark and dated. The big picture items included pitching the living room ceiling to create space and taking down a kitchen wall. We added a French oven and luxury range that the wife had always dreamed about, a custom vent hood, and custom-paneled appliances. We added a downstairs half-bath for guests (entirely designed around its whimsical wallpaper) and converted one of the existing bathrooms into a Jack-and-Jill, connecting the kids’ bedrooms, with double sinks and a closed-off toilet and shower for privacy. In the bathrooms, we added white marble floors and wainscoting. We created storage throughout the home with custom-cabinets, new closets and built-ins, such as bookcases, desks and shelving. White Sands Design/Build furnished the entire cottage mostly with commissioned pieces, including a custom dining table and upholstered chairs. We updated light fixtures and added brass hardware throughout, to create a vintage, bo-ho vibe. The best thing about this cottage is the charming backyard accessory dwelling unit (ADU), designed in the same style as the larger structure. In order to keep the ADU it was necessary to renovate less than 50% of the main home, which took some serious strategy, otherwise the non-conforming ADU would need to be torn out. We renovated the bathroom with white walls and pine flooring, transforming it into a get-away that will grow with the girls.

Waynesboro master bath renovation in Houston, Texas. This is a small 5'x12' bathroom that we were able to squeeze a lot of nice features into. When dealing with a very small vanity top, using a wall mounted faucet frees up your counter space. The use of large 24x24 tiles in the small shower cuts down on the busyness of grout lines and gives a larger scale to the small space. The wall behind the commode is shared with another bath and is actually 8" deep, so we boxed out that space and have a very deep storage cabinet that looks shallow from the outside. A large sheet glass mirror mounted with standoffs also helps the space to feel larger. PALO ALTO ACCESSIBLE BATHROOM Designed for accessibility, the hall bathroom has a curbless shower, floating cast concrete countertop and a wide door. The same stone tile is used in the shower and above the sink, but grout colors were changed for accent. Single handle lavatory faucet. Not seen in this photo is the tiled seat in the shower (opposite the shower bar) and the toilet across from the vanity. This is an older house in Rice University that needed an updated master bathroom. The original shower was only 36" x 36". Spa Bath Renovation Spring 2014, Design and build. We moved the tub, shower and toilet to different locations to make the bathroom look more organized. We used pure white caeserstone counter tops, hansgrohe metris faucet, glass mosaic tile (Daltile - City Lights), stand silver 12 x 24 porcelain floor cut into 4 x 24 strips to make the chevron pattern on the floor, shower glass panel, shower niche, rain shower head, wet bath floating tub. Custom cabinets in a grey stain with mirror doors and circle overlays. The tower in center features charging station for toothbrushes, iPADs, and cell phones. Spacious Spa Bath. This project is the remaking and reimagining of an historically-rated storybook house in one of San Francisco’s first planned neighborhoods for a 21st century family. Strange half-levels and poor previous remodels were removed. The historic materials and forms of the house were studied and extended while creating a flowing sequence of spaces and a massive new kitchen. White painted cabinets, arched openings and wrought iron railings pull the house together.

A cramped and compartmentalized master bath was turned into a lavish spa bath retreat in this Northwest Suburban home. Removing a tight walk in closet and opening up the master bath to the adjacent no longer needed children’s bedroom allowed for the new master closet to flow effortlessly out of the now expansive master bath. A corner angled shower allows ample space for showering with a convenient bench seat that extends directly into the whirlpool tub deck. Herringbone tumbled marble tile underfoot creates a beautiful pattern that is repeated in the heated bathroom floor. The toilet becomes unobtrusive as it hides behind a half wall behind the door to the master bedroom, and a slight niche takes its place to hold a decorative accent. The sink wall becomes a work of art with a furniture-looking vanity graced with a functional decorative inset center cabinet and two striking marble vessel bowls with wall mounted faucets and decorative light fixtures. A delicate water fall edge on the marble counter top completes the artistic detailing. A new doorway between rooms opens up the master bath to a new His and Hers walk-in closet, complete with an island, a makeup table, a full length mirror and even a window seat.
