No surface was left untouched in this Lakeview Craftsman home. We've worked with these clients over the past few years on multiple phases of their home renovation. We fully renovated the first and second floor in 2016, the basement was gutted in 2017 and the exterior of the home received a much needed facelift in 2018, complete with siding, a new front porch, rooftop deck and landscaping to pull it all together. This house was in need of some serious attention. It was completely gutted down to the framing. The stairway was moved into an area that made more since and a laundry/mudroom and half bath were added. Nothing was untouched.
This laundry room is complete with front load washer and dryer, folding counter above, broom cabinet, and upper cabinets to ceiling to maximize storage.

Latitude was contracted to help renovate this Quintessential New England Colonial estate. Latitude expanded this full gut renovation/addition to meet the needs of a family of five. From the fully developed basement to the third floor guest rooms; not a room was left untouched. Numerous floor plan changes were made to improve flow and create a more open plan.

This project involved the complete restoration and remodeling of a small, semi-detached Victorian gardener’s cottage. Having remained untouched for over 30 years, the property was in desperate need of a sympathetic overhaul to transition it into a functional family home.
The owners, originally from South Africa, placed a high priority on the "Braai" lifestyle—the South African tradition of social, outdoor cooking and living. The challenge was to integrate this cultural requirement into a traditional English cottage setting while navigating the strict constraints of the property’s location within the Green Belt and an Area of Outstanding Natural Beauty (AONB).
Designing within an AONB is always a delicate balancing act, made more complex here by a history of previous extensions. To secure planning permission, we produced a meticulous Design and Access Statement, engaging in close consultation with local planners to ensure the new additions were proportionate and respectful of the cottage's heritage.
The internal layout was reimagined to create an expansive, open-plan kitchen and living area that serves as the home's central hub. To honor the owners' roots, the design centers on the transition between the interior and the landscape. We created a bespoke outdoor terrace specifically designed for the summer "Braai," positioned to take full advantage of the views over the surrounding open countryside.

This project is one of the most extensive TVL scopes to date! This house sits in a phenomenal site location in Golden and features a number of incredible and original architectural details. However, years of shifting had caused massive structural damage to the home on both the main and basement levels, resulting in shifting door frames, split drywall, and sinking floors. These shifts prompted the clients to seek remodeling assistance in the beginning of their renovation adventure. At first, the scope involved a new paint and lighting scheme with a focus on wall repair and structural improvement. However, the scope eventually evolved into a re-design of the entire home. Few spaces in this house were left untouched, with the remodeling scope eventually including the kitchen, living room, pantry, entryway and staircase, master bedroom, master bathroom, full basement, and basement bedrooms and bathrooms. Expanding the scope in this way allowed for a design that is cohesive space to space, and creates an environment that captures the essence of the family's persona at every turn. There are many stunning elements to this renovation, but a few favorites include the insanely gorgeous custom steel elements at the front entry, Tharp custom cabinetry in the kitchen and pantry, and unique stone in just about every room of the house. Our clients for this project are both geologists. This alone opened an entire world of unique interest in material that we have never explored before. From natural quartzite countertops that mimic mountain ranges to silky metallic accent tiles behind the bathtub, this project does not shy away from unique stone finds and accents. Conceptually, the clients' love for stone and natural elements is present just about everywhere: the dining room chandelier conceptually takes the form of stalactite, the island pendants are formed concrete, stacked stone adorns the large back wall of the shower, and a back-lit onyx art piece sits in a dramatic niche at the home's entry. We love the dramatic result of this renovation and are so thrilled that our clients can enjoy a home that truly reflects their passions for years to come!

High end patio home completely remodeled in the heart of McCormick Ranch! This 2 bdrm, 2.5 bath with den has been remodeled with the highest standards. The French Country kitchen has been updated with custom white glazed cabinets, marble counter tops, a paneled sub zero refrigerator, stainless steel appliances and a wonderful breakfast bar that opens to the great room. The great room is complemented with a large fireplace, floor to ceiling windows which are all shaded by plantation shutters. The large master suite includes a sitting. The master bath includes custom white glazed cabinets, marble counter tops, an oversized custom dual walk in shower and its own water closet. All new 6 inch hand scraped hardwood floors have been added to all the main living areas. The beams were stained to match the color of the wood floor. Nothing was untouched. Welcome Home!

Untouched since 1974, our clients knew the JRP team were the ones to call and help them bring their renovation dreams to fruition. With an awkward closet inside the bathroom, it was determined that a new spatial layout was a must. Moving the closet to a new location and with a rearrangement of the plumbing fixtures, this dull and dated bathroom now has a clean contemporary and spa-like feel designed for relaxation.
This bathroom renovation features wall-mounted cabinetry and an exaggerated countertop detail that really creates a statement. Robern mirrored cabinets, with integrated lights, are not only beautiful but add much need storage. A linear shower drain provides the appropriate slope for the large wood-like porcelain tile throughout the shower pan, add in a solar tube, and you now have a bright, clean-lined, and serene aesthetic.

This was a whole home renovation where nothing was left untouched. We took out a few walls to create a gorgeous great room, custom designed millwork throughout, selected all new materials, finishes in all areas of the home.
We also custom designed a few furniture pieces and procured all new furnishings, artwork, drapery and decor.

Bright colors and white cabinets were utilized to contrast the wood paneling and wood floors left untouched in the adjacent original living room. A portion of the wood ceiling is preserved and accents the new island with prep sink and artistic custom pendants discovered by the homeowner on a recent trip.

Master and Guest Bathroom Remodels in Gilbert, AZ. In the Master, the only thing left untouched was the main area flooring. We removed the vanities and tub shower to create a beautiful zero threshold, walk in shower! The new vanity is topped with a beautiful granite with a waterfall edge. Inside the shower, you'll find basket weave tile on the floor, inlay and inside the soap niche's. Finally, this shower is complete with not one, but THREE shower heads. The guest bathroom complements the Master with a new vanity and new tub shower.

A Lovely 1100 sq. bungalow in the heart of Silverlake stood untouched for almost half a century.
This home as built was a 2 bedrooms + 1 bathroom with a good size living room.
Client purchased it for the sake of turning it into a rental property.
With a few good internal twists and space planning we converted this little bungalow into a full blown 3bed + 2.5 bath with a master suite.
All of this without adding even 1 square inch to the building.
Kitchen was moved to a more central location; a portion of a closet was converted into a powder room and the old utility room/laundry was turned into the master bathroom.
