Wall removal in old kitchens is not uncommon when you target today's lifestyles for your new kitchen. This Southlake Tx kitchen required a complete redesign from the original footprint, walls, appliances, plumbing were all moved during the renovation. **See the before pictures.

In south Seattle, a tiny backyard garden needed a makeover to add usability and create a sitting area for entertaining. Raised garden beds for edible plants provide the transition between the existing deck and new patio below, eliminating the need for a railing. A firepit provides the focal point for the new patio. From the same viewpoint, the closets were moved against the adjacent wall, giving the owners double the storage space. Custom built cubbies are to the left and the double doors on the angled wall lead to the unfinished laundry/mechanical room.

This is an example of a coastal porch design in Seattle.

Native seed collected from the site was used for the landscape, living roof, and restoration of the hillside below the house. Seen from this viewpoint, and in their mind's eye, our clients' favorite view is now of their own home.
