These contemporary accessory dwelling unit plans deliver an indoor-outdoor living space consisting of an open-plan kitchen, dining, living, laundry as also include two bedrooms all contained in 753 square feet/70 square meters. The design also incorporates 452 square feet/42 square meters of alfresco and terrace sun drenched external area are ideally suited to extended family visits or a separate artist’s studio. The size of the accessory dwelling unit plans harmonize with the local authority planning schemes that contain clauses for secondary ancillary dwellings. When correctly orientated on the site, the raking ceilings of the accessory dwelling unit plans conform to passive solar design principles and ensure solar heat gain during the cooler winter months. The accessory dwelling unit plans recognize the importance on sustainability and energy-efficient design principles, achieving passive solar design principles by catching the winter heat gain when the sun is at lower azimuth and storing the radiant energy in the thermal mass of the reinforced concrete slab that operates as the heat sink. The calculated sun shading eliminates the worst of the summer heat gain through the accessory dwelling unit plans fenestration while awning highlight windows vent stale hot air along the southern elevation employing ‘stack effect’ ventilation.

This is a ADU ( Accessory Dwelling Unit) that we did in Encinitas, Ca. This is a 2 story 399 sq. ft. build. This unit has a full kitchen, laundry, bedroom, bathroom, living area, spiral stair case, and outdoor shower. It was a fun build!!

In Southern California there are pockets of darling cottages built in the early 20th century that we like to call jewelry boxes. They are quaint, full of charm and usually a bit cramped. Our clients have a growing family and needed a modern, functional home. They opted for a renovation that directly addressed their concerns. When we first saw this 2,170 square-foot 3-bedroom beach cottage, the front door opened directly into a staircase and a dead-end hallway. The kitchen was cramped, the living room was claustrophobic and everything felt dark and dated. The big picture items included pitching the living room ceiling to create space and taking down a kitchen wall. We added a French oven and luxury range that the wife had always dreamed about, a custom vent hood, and custom-paneled appliances. We added a downstairs half-bath for guests (entirely designed around its whimsical wallpaper) and converted one of the existing bathrooms into a Jack-and-Jill, connecting the kids’ bedrooms, with double sinks and a closed-off toilet and shower for privacy. In the bathrooms, we added white marble floors and wainscoting. We created storage throughout the home with custom-cabinets, new closets and built-ins, such as bookcases, desks and shelving. White Sands Design/Build furnished the entire cottage mostly with commissioned pieces, including a custom dining table and upholstered chairs. We updated light fixtures and added brass hardware throughout, to create a vintage, bo-ho vibe. The best thing about this cottage is the charming backyard accessory dwelling unit (ADU), designed in the same style as the larger structure. In order to keep the ADU it was necessary to renovate less than 50% of the main home, which took some serious strategy, otherwise the non-conforming ADU would need to be torn out. We renovated the bathroom with white walls and pine flooring, transforming it into a get-away that will grow with the girls.

ADU or Granny Flats are supposed to create a living space that is comfortable and that doesn’t sacrifice any necessary amenity. The best ADUs also have a style or theme that makes it feel like its own separate house. This ADU located in Studio City is an example of just that. This custom coastal Accessory Dwelling Unit (ADU) / guest house is only 360 SF but lives much larger given the high ceilings, indoor / outdoor living and the open loft space. The design has both a coastal farmhouse aesthetic blended nicely with Mediterranean exterior finishes. The exterior classic color palette compliments the light and airy feel created with the design and decor inside.

We built this beautiful 320 square foot Accessory Dwelling Unit to be used as a home for the couple's parents to use when they visit from out of town.
