Here is a small powder room remodel we just completed in Medford. This was a very small space that had been added to the original house years ago. It was a very cold spot in the house and didn't fit the decor of the remaining home. We addressed the cold issue by provided open cell spray foam insulation all around including the floor which had been a problem area. Along with the cold it also had a few structural issues which were corrected during the construction. In the end the customer ended up with a nice cozy powder room that fits their decor and if I say so myself " A beautiful final product"!

The client came to us to assist with transforming their small family cabin into a year-round residence that would continue the family legacy. The home was originally built by our client’s grandfather so keeping much of the existing interior woodwork and stone masonry fireplace was a must. They did not want to lose the rustic look and the warmth of the pine paneling. The view of Lake Michigan was also to be maintained. It was important to keep the home nestled within its surroundings. There was a need to update the kitchen, add a laundry & mud room, install insulation, add a heating & cooling system, provide additional bedrooms and more bathrooms. The addition to the home needed to look intentional and provide plenty of room for the entire family to be together. Low maintenance exterior finish materials were used for the siding and trims as well as natural field stones at the base to match the original cabin’s charm.

This bedroom renovation addressed draftiness by insulating behind the antique brick and re-stacking it with lime putty mortar for preservation. Lime plaster highlighted the brick and timber. A custom built-in, crafted from cherry wood inherited from our client’s father, added sentimental value. The existing siding was fading and also showing water damage with slight warping and very noticeable seams and nails. Woodland Vinyl siding is low maintenance due to impact resistant vinyl and DuraColor Protection. With 16’ lengths, seams are reduced by 30% compared to typical 12’ length. The homeowners chose to go with a dutch lap pattern in the Royal Woodland vinyl siding. In a classic Vintage cream with white trim, the colors are stunning. They chose Sunrise replacement windows which offer a larger glass viewing area compared to other vinyl windows. Vinyl, insulated windows will never need to be painted. They also have great insulation and reflective metallic layers for added energy efficiency.

This lake side fishing cabin was lifted in the air before a new foundation was poured underneath, including the front half of the building being cantilevered over the ground so that the environment was impacted. Housewright Construction had the pleasure of renovating this 1980's lake house in central NH. We stripped down the old tongue and grove pine, re-insulated, replaced all of the flooring, installed a custom stained wood ceiling, gutted the Kitchen and bathrooms and added a custom fireplace. Outside we installed new siding, replaced the windows, installed a new deck, screened in porch and farmers porch and outdoor shower. This lake house will be a family favorite for years to come!

This house is discreetly tucked into its wooded site in the Mad River Valley near the Sugarbush Resort in Vermont. The soaring roof lines complement the slope of the land and open up views though large windows to a meadow planted with native wildflowers. The house was built with natural materials of cedar shingles, fir beams and native stone walls. These materials are complemented with innovative touches including concrete floors, composite exterior wall panels and exposed steel beams. 2011 NARI CAPITAL COTY FINALIST AWARD WINNER/2012 NATIONAL NARI COTY SOUTHEAST REGIONAL AWARD WINNER This creative design involved converting a plain basement storage space into a wine cellar and tasting room for a couple that is changing their basement over to an adult “play” space. The basement already has a movie theater, exercise room, and a game table. They had been visiting local wineries and collecting for a future wine cellar of their own and now was the time. The design needed to work around the existing ductwork for the main level, tie into the electrical panel and HVAC system, move the hot water heater and furnace with associated ductwork, and hide the sump pump in the corner. It also included an upgraded look to the cabinetry and shelving. The space needed to be insulated and waterproofed to maintain constant temperature. The remodel connected to the existing electrical system, adding a split cooling system to their existing HVAC. The HVAC for the cellar has its own ductwork and compressor system, but ties into the existing system for drainage. Cabinetry was modified to conceal the sump pump in the corner, as well as cut to fit around the overhead duct work that cut across the middle of the ceiling. Miniature LED lights were installed along the shelving to give a glow so the labels could be read. The tasting table has a granite top with a barrel curved edge. Small touches added to the cabinetry and racks make this a custom designed cellar. Textures in the tile pick up on the wood grain of the mahogany racking. The custom insulated door has a frosted design. There are a variety of lights used, all on timer, including the LEDs, recessed and puck lights over the tasting area. The raised tumble limestone and the rest of the design, makes it unique to these homeowners.

We were able to maximize the space by ensuring the design was well thought out. The transformation of this space went beyond aesthetics (e.g. tile selection and finishes) and is an example of how careful planning and attention to detail can result in achieving maximum potential and functionality in a small space. Highlights of functional changes include: -Expanded bathroom size - moved wall 10" taking space from the closet in next bedroom; -Moved toilet and plumbing; -Replaced original octagon shaped window to rectangular window, which offered the desired symmetry from front of the home; -Designed a fixed window that would offer privacy while showcasing the character of the 1920s home; -Installed waterproof, flat floor; -Designed custom linen cabinet and vanity to maximize storage and function; most bathrooms twice the size don’t have the storage of this one; -Added insulation to the two exterior walls and sound insulation to interior wall facing bedroom; -Added fan (there wasn’t one); -Moved the location (and swing) of the door over several inches; -Used wall hung faucet to maximize the limited space while supporting the desired modern vision of the space.
