Clients were looking for an open space that had the feel of a relaxed weekend retreat in the kitchen. Counter seating includes interaction with the cook, and there is ample storage space without feeling closed in. The appliances are of adequate size for family and entertaining guests, and there is great traffic flow. Some special features included are: Stone facade focal point and flanking stone end walls; Dual counter heights on island provide height for laptop usage plus creates a visual transition from the working space of the island; faux beam between kitchen and family room adding to the open feel; new hardwood floor; stainless steel farm sink and service sink; LED lighting fixtures. John & Kim contacted LU Design Build to help them design, create and build a custom workshop. They enjoy building, crafting and designing ornaments and furniture of all sorts. They wanted a nice customized workshop to expand their tools and their abilities to build different and larger type projects. They also wanted to enhance the area around their in-ground pool because this is a favorite part of their home. For this project, we met with John & Kim and went over their desires for their space and functionality for their workshop and pool area. LU Design Build pulled in a partner architect to help draft the workshop concept. In the custom workshop area, we added metal roofing, custom gutters, and custom awning brackets that John actually built. It had custom dormers to let in lots of natural light. The workshop was also designed with vaulted ceilings to allow adequate air space and circulation. We chose a white washed shiplap to keep the space bright and open. In the pool area, we relocated the stairs coming off the deck and a landing area to create a better flow. LU Design Build also partnered with Frisella Outdoor Lighting. Frisella helped source and install the pool deck hardscape, retaining walls & soft landscaping. Since these two spaces were a long time dream of John and Kim, LU Design Build wanted to fit their design style and functionality so that they can stay for a long time and truly love their backyard and workshop.

This project is a new 5,900 sf. primary residence for a couple with three children. The site is slightly elevated above the residential street and enjoys winter views of the Potomac River. The family’s requirements included five bedrooms, five full baths, a powder room, family room, dining room, eat-in kitchen, walk-in pantry, mudroom, lower level recreation room, exercise room, media room and numerous storage spaces. Also included was the request for an outdoor terrace and adequate outdoor storage, including provision for the storage of bikes and kayaks. The family needed a home that would have two entrances, the primary entrance, and a mudroom entry that would provide generous storage spaces for the family’s active lifestyle. Due to the small lot size, the challenge was to accommodate the family’s requirements, while remaining sympathetic to the scale of neighboring homes. The residence employs a “T” shaped plan to aid in minimizing the massing visible from the street, while organizing interior spaces around a private outdoor terrace space accessible from the living and dining spaces. A generous front porch and a gambrel roof diminish the home’s scale, providing a welcoming view along the street front. A path along the right side of the residence leads to the family entrance and a small outbuilding that provides ready access to the bikes and kayaks while shielding the rear terrace from view of neighboring homes. The two entrances join a central stair hall that leads to the eat-in kitchen overlooking the great room. Window seats and a custom built banquette provide gathering spaces, while the French doors connect the great room to the terrace where the arbor transitions to the garden. A first floor guest suite, separate from the family areas of the home, affords privacy for both guests and hosts alike. The second floor Master Suite enjoys views of the Potomac River through a second floor arched balcony visible from the front. The exterior is composed of a board and batten first floor with a cedar shingled second floor and gambrel roof. These two contrasting materials and the inclusion of a partially recessed front porch contribute to the perceived diminution of the home’s scale relative to its smaller neighbors. Homeowner had been considering construction of a pergola for quite some time, but was reluctant to do so due to lack of rain protection. Although there are several pergola kit retrofit products that meet most of their goals, none of them were a good fit by matching all. The desire was for a retractable patio awning that aesthetically matched a pergola, but was retractable, and provided protection from both UV and inclement weather on their south facing patio. Part of the goal was to provide a flexible outdoor entertaining area, but also to integrate a front drop shade to help reduce the summer's afternoon sun from entering the space; as well as the bay window and sliding doors. The "Gennius", a waterproof retractable awning by Durasol Awnings was selected by the homeowner for aesthetics and function, with a solar screen drop shade integrated between the upright support posts. As young parents, it was of utmost importance to find a durable fabric for the drop shade that not only blocked an adequate amount of sun, but retained as much view of the pool for safety when deployed. Mermet brand Natte was chosen for the drop shade. Both the retracting fabric roof and the integrated drop shade are operated by radio controlled motors and hand-held remote control. The homeowner now has complete control of the area, with on-demand protection to suit their tastes.

This impressive detached building is located in the heart of the bustling Dundas West strip, and presents a unique opportunity for creative live + work space. Designed by Kohn Shnier Architects, the building was completed in 2008 and has been owner-occupied ever since. Modern steel and concrete construction enable clear spans throughout, and the virtual elimination of bulkheads. The main floor features a dynamic retail space, that connects to a lower level with high ceilings – perfect as a workshop, atelier or as an extension of the retail. Upstairs, a spacious loft-like apartment is spread over 2 floors. The mainfloor includes a decadent chef’s kitchen finished in Corian, with a large eat-at island. The combined living & dining rooms connect with a large south-facing terrace with exceptional natural light and neighbourhood views. Upstairs, the master bathroom features abundant built-in closets, together with a generous ensuite bathroom. A second open space is presently used as a studio, but is easily converted to a closed 2nd bedroom. Parking is provided at the rear of the building, and the rooftop functions as a green roof. The finest materials have been used in this very special building, from anodized aluminium windows paired with black manganese brick, to high quality appliances and dual furnaces to provide adequate heating and fire separation between the retail and residential units. Complete Gut renovation that included removal and relocating of laundry room to basement. The existing kitchen layout and size was not adequate for this home. We opened up the space removed closets, walls and added windows. we gave this kitchen the ultimate appliance package two Bosch dishwashers, Fisher & Paykel Single Drawer Multi-Temperature Refrigerator/Freezer , 36" Thermador Range top, Sharpe Built In microwave. The plumbing Finish was done in Polished Nickel to match the hardware and light fixtures. The floor was done with European Oak with All Natural Hard-Wax Oil. This beautiful wood texture is coarse and characterized by open pores. The Counter tops from Caesarstone and to bring out the color in the wood floor we used a 4" X 12 " Marble Subway tile from Walker Zanger.

The kitchen was designed by Deanna at Stillwater Cabinetry in Petoskey. The client requested that we work with her existing appliances. Deanna worked tirelessly to create just the right tones for the finishes and perfectly addressed the request of the client that we incorporate bead board into her plan. Deanna found the right combination of wood tones, finish colors and accents to accomplish this. The kitchen has been completely transformed. Interiors of cabinetry include pull out shelves as well as trash receptacle space and fabulous new pantry doors. Lighting was selected and purchased at Ferguson of Petoskey, MI and West Palm Beach, FL along with Advance Lighting in Gaylord, Michigan throughout the home. All countertops are Cambria quartz selections. Faucets were purchased through Ferguson’s in Petoskey, MI. Pulls for cabinetry were selected to combine wood with metals for a completely coordinated look. A lower cabinet houses a stainless steel pull out microwave. This provides function, safety and space savings in the kitchen. The movable island doubles as a work station and buffet server when rolled into the dining room. We were engaged to give this small lounge a bit of TLC; our clients wanted to make the room feel inviting to sit in. A bit lost, it was acting more like a corridor than a room, as it connects the front door and hallway, to the inner hall and the kitchen. One of a number of reception rooms, this room in the stunning Georgian property was more of a relaxing space for TV watching and reading for her. It was important that this space had a feminine and homely feel, one that would invite you to sit and relax, whilst being in keeping with the age and location of this country home. To do this we added warm tones such as muted pinks and warm neutrals with delicate patterns, such as florals and damasks. Keen not to close the room down but have adequate seating, we made the footstool/ottoman the same height as the sofa, so it could be used either as a coffee table, chaise end to the sofa, or as additional seating. We are reliably informed that this is now the go to room in the house for relaxing, which is fantastic.

This large wet room combines a steam shower and a comfortably spacious tub. MTI Baths' Adena 3 bathtub is minimalist in design but not in comfort. It sits beside a large bank of glass block which provide ample natural light. Randomly placed pin lights are installed overhead for adequate, yet unobtrusive, artificial light on darker days or nights. The shower has a handheld fixture, a fixed showerhead, and an overhead rainhead fixture to suit everyone's preference. A Steamist unit envelops the entire area in relaxing steam, perfect for soothing sore muscles and creating an overall stress-free feeling.
