The main house is a waterfront property at the bottom of a steep cliff. All machine and materials are delivered by barge. Concrete is pumped from the top of the cliff down to the bottom with a 400ft line into a boom pump which was delivered by barge. Due to the challenging access to the site, most of the structural backfill is actually Styrofoam (EPS) backfill. The garage is built from the top of the cliff, with a 27ft tall foundation wall. We needed to excavate to solid bedrock in order to adequately anchor the foundation into the hillside. This tall foundation wall are 10″ thick with a double grid of rebar to retain approximately 350 cu yards of fill. Styrofoam backfill was also used. Complete Master bathroom makeover with seamless drainage, and not even the need for a sower enclosure! This bathroom needed a complete make over. It had a large time worn bathtub that was not being used and was taking up a lot of space. There was a need for a larger shower space and having other bathtubs in the house; the decision to eliminate the bathtub was a starting point for the remodeling of this luxurious comfort bathroom. The vanity was custom designed and wood crafted with a walnut impermeable imported veneer. The drawers have subdivisions for custom jewelry and small items to be adequately stored. The plumbing area under the sink is disguised as drawers, but it is in reality an interior open space freely accessible in case of pipe maintenance. It can still accommodate extra towels. The plumbing that goes under the sink was the main reason to avoid a second basin. No matter how you work around it; plumbing always take precious storage space away or may have to be exposed, which was not a desirable solution for this job. The wall covered in mother pearl mosaic was brought out to shelter the mirror cabinets which are deep and provides with lots of good storage. Also provided and indirect led lighting and interesting design.

The main goal for the owners of this 1926 house was an addition to gain more closet space near their main floor master bedroom. During the design stage, they also decided to create a zen home office for one of the owner’s reiki business that had direct access for visitors from the backyard, rather than walking through the house. Painted stucco was used on the new addition to match a previously added sunroom at the other side of the house. Matching windows were also added. The proposed design featured a simple shed roof at the side addition and a hip roof at the front and back. View of addition from the back of the house – the French doors lead into the office. We extended the existing flagstone patio to the addition and office entry. In assessing the feasibility of the project, the first thing the designer did was to check the zoning regulations. After a thorough study, it was determined that a 7-foot side addition was possible. This 7-foot addition was adequate for a built-in cabinetry storage and a new powder room. The design proposal also included a rear wraparound 13ftx13ft home office, that gave the existing rear patio a courtyard feel. The proposed addition was accessed from both the existing master bedroom and another bedroom that was converted into a family/ TV room. The main access to the home office addition was through the backyard.

This impressive detached building is located in the heart of the bustling Dundas West strip, and presents a unique opportunity for creative live + work space. Designed by Kohn Shnier Architects, the building was completed in 2008 and has been owner-occupied ever since. Modern steel and concrete construction enable clear spans throughout, and the virtual elimination of bulkheads. The main floor features a dynamic retail space, that connects to a lower level with high ceilings – perfect as a workshop, atelier or as an extension of the retail. Upstairs, a spacious loft-like apartment is spread over 2 floors. The mainfloor includes a decadent chef’s kitchen finished in Corian, with a large eat-at island. The combined living & dining rooms connect with a large south-facing terrace with exceptional natural light and neighbourhood views. Upstairs, the master bathroom features abundant built-in closets, together with a generous ensuite bathroom. A second open space is presently used as a studio, but is easily converted to a closed 2nd bedroom. Parking is provided at the rear of the building, and the rooftop functions as a green roof. The finest materials have been used in this very special building, from anodized aluminium windows paired with black manganese brick, to high quality appliances and dual furnaces to provide adequate heating and fire separation between the retail and residential units. Complete Gut renovation that included removal and relocating of laundry room to basement. The existing kitchen layout and size was not adequate for this home. We opened up the space removed closets, walls and added windows. we gave this kitchen the ultimate appliance package two Bosch dishwashers, Fisher & Paykel Single Drawer Multi-Temperature Refrigerator/Freezer , 36" Thermador Range top, Sharpe Built In microwave. The plumbing Finish was done in Polished Nickel to match the hardware and light fixtures. The floor was done with European Oak with All Natural Hard-Wax Oil. This beautiful wood texture is coarse and characterized by open pores. The Counter tops from Caesarstone and to bring out the color in the wood floor we used a 4" X 12 " Marble Subway tile from Walker Zanger.

This project included a Patio Cover Addition, Outdoor Kitchen, Gas-Burning Fireplace, and Stamped Concrete walking surface with a custom pattern. The attention is immediately drawn to the Ledgestone fire place with a rustic cedar mantel. The Ledgestone flows continuously throughout the space, found on the base of the patio columns and outdoor kitchen. The kitchen sparkles with Stainless Steel appliances, containing storage compartments, refrigerator, and grill. Topped with Venetian Gold Granite, this cooking space provides ample counter space that is easily maintained. The overall appeal of this Outdoor Living area remains beautifully traditional, with cedar-trimmed columns and beams. Also, though it has custom features, this addition is built to look original to the home with matching paint, shingles, gutters, and framing materials. The elaborate, pre-stained Tongue and Groove ceiling is quite an attractive feature to this patio cover, and the recessed lighting illuminates the evening. The fans provide adequate air-flow and the sound system keeps the patio atmosphere in tune.

John & Kim contacted LU Design Build to help them design, create and build a custom workshop. They enjoy building, crafting and designing ornaments and furniture of all sorts. They wanted a nice customized workshop to expand their tools and their abilities to build different and larger type projects. They also wanted to enhance the area around their in-ground pool because this is a favorite part of their home. For this project, we met with John & Kim and went over their desires for their space and functionality for their workshop and pool area. LU Design Build pulled in a partner architect to help draft the workshop concept. In the custom workshop area, we added metal roofing, custom gutters, and custom awning brackets that John actually built. It had custom dormers to let in lots of natural light. The workshop was also designed with vaulted ceilings to allow adequate air space and circulation. We chose a white washed shiplap to keep the space bright and open. In the pool area, we relocated the stairs coming off the deck and a landing area to create a better flow. LU Design Build also partnered with Frisella Outdoor Lighting. Frisella helped source and install the pool deck hardscape, retaining walls & soft landscaping. Since these two spaces were a long time dream of John and Kim, LU Design Build wanted to fit their design style and functionality so that they can stay for a long time and truly love their backyard and workshop.

Clients were looking for an open space that had the feel of a relaxed weekend retreat in the kitchen. Counter seating includes interaction with the cook, and there is ample storage space without feeling closed in. The appliances are of adequate size for family and entertaining guests, and there is great traffic flow. Some special features included are: Stone facade focal point and flanking stone end walls; Dual counter heights on island provide height for laptop usage plus creates a visual transition from the working space of the island; faux beam between kitchen and family room adding to the open feel; new hardwood floor; stainless steel farm sink and service sink; LED lighting fixtures.
