Major renovation including 4 additions, completely new inside and out, new accessory building, complete landscape overhaul.
This project started with the approval of 6 minor variances in order to accommodate the new plan & accessory building. Working with our exceptional clients, we were able to successfully complete this major transformation both inside and out. This year-round, waterfront oasis will be enjoyed by family and friends for years to come.

Back story. The owner of Dewson Construction has spent close to 15 years assembling this parcel of land. He had commissioned Archer Buchanan to design the house but just before construction started his wife suddenly died. Dewson lost interest in the project and put the land on the market subject to his company building whatever residence was approved.
The purchaser Mr. Russomagno purchased the land and the plans and had Dewson’s build it. When the new owner met with the architects to go over the plans the only change to the original layout was he has a kitchen pantry door moved 3’ to the left!
Richard Buchanan, who we has already done a number of roofs with pushed for our tiles. They were not sure if he wanted a brown or a Classic grey roof, so the roofer and I laid up a display of both.
Mr. Russomagno is a man of few words stood in front of the display and said ‘Stuart if this was your house what would you have?”
Dangerous question to ask a roof tile junky. He went off for about half and hour and when he came back I had laid up display starting with a few rows of Classic grey then blending with the Bown to give the look of an old weather stained roof.
The client took one look at it and said ’Yes I like that’.
Much later after the Russomagno’s where living in the house he called me to say that some friends had visited and asked him where he got all the old tiles from!
Install: This roofer had never installed on of our tiles before or had never installed a batten system either. We spent a day with him on site to get things started and kept in close contact during the install. Once he got the idea of installing the battens, laying the hard parts of the roof first, the gables, the valleys and hips and around dormers etc, leaving filling in the field until after, he realized the huge time advantage battens provides especially on a steep pitched roof like this.

This project presented many challenges because of its unique “T” shape configuration. This “T” shaped design was selected to provide two faces for this corner layout, capture the Muskoka like view from almost every room in the home, while providing privacy in the court yard of this corner property. Three intersecting hand-cut roof lines were required in order to achieve the “T” shaped configuration. Roof design and approvals were required by an independent engineer due to the complexity of the roof structure. Using quality products, finishes and energy efficient materials, this home which contains over 7,000 square feet of total living space, delivers comfortable living and savings on heating and hydro costs, year after year.

This 6-bedroom Baltimore row home's grand exterior overlooks a tree lined street in the historic Bolton Hill neighborhood. The original large pocket doors in the first floor allows for uninterrupted views from the front parlor through the sitting room and into the rear dining room bay window.
Penza Bailey Architects provided a complete transformation of the walk out garden level. The entire level was renovated to include a new kitchen, family room, mudroom, playroom, full bathroom and a gracious new stair leading to the upper level. The painted brick and exposed structure expresses the original "bones" of the home, while clearly modern interventions stand in contrast to suit the homeowner’s lifestyle. An alcove on the 1st floor was also renovated to provide a serving pantry and bar.
The exterior received restored front and vestibule doors, select window replacements, and new rear french doors, all receiving historical approval.

Love the details in our clients, this was a built-in bench designed to make space for the first floor dining area's vaulted ceiling but ended up being a perfect place for the clients' cats to spend their days.
From the onset of this custom home design on Canandaigua Lake, our clients knew their desire to be integrated with the lake and its views from as many rooms as possible. Their taste in the classic interior finishes of clean and crisp whites compliment the views we framed throughout. What the photos don’t show is the process of planning this home from razing and rebuilding an existing structure to the extensive planning board meetings for the proposed design goals. This neighborhood has strict zoning laws that make designing a clients wishes and dreams a challenge. We worked intimately with the client and town zoning boards to gain necessary approvals for this custom lake home design. As a result we were able to achieve their desired goals for the design of this house and the development of this property.

Modular prefab construction offers great advantages in quality control and speed of delivery. Our challenge was to get the most done in the factory while providing an airtight, thermal-bridge-free enclosure and owner-approved finishes. By working with a custom prefabricator, we were able to collaboratively arrive at solutions for air sealing, insulation, structure, and site-finishing. The local GC poured the foundation, applied exterior insulation, and installed fixtures, finishes, decks, and cabinetry.
