The back kitchen/butler pantry area was designed to help keep the main kitchen clean and organized. Bulk cooking will take place in the back kitchen area, which has a full suite of appliances. The pantry is accessible yet hidden from the main kitchen via a passage door concealed within the main kitchen. The downstairs bar area has a sink, dishwasher, beverage fridge and drawer microwave. Designed for easy functionality, it offers ample counter space for small appliances like a juicer, blender, or tea kettle, allowing for refreshment after using the adjacent home gym. ⭐⭐⭐⭐⭐"Goran and his team at Leight Westchester are highly reliable, trustworthy and just fantastic! XS residence is a living concept proposal for singles. The project is characterized by its L-shaped, elevated floor. The height differences on the floor as well as on the ceiling are the sole elements that define the space. The apartment is hence transparent, yet given the sense of rooms and corners. This former warehouse has existing pipes cutting through the interior at the entry where it resulted in stairs and undesirable, immediate climbs. By embracing the obstacle and extending it, the reading of the new, one bedroom apartment is as pure as lines (flows) and surfaces (spaces). The heart of the radial layout is a sunken gathering platform. This introvert space is embraced by the elevated floor, which serves as the extension of seating, The visitors thereby sit naturally facing each other and converse. The elevated outer ring is an active, fluid platform which receives visitors. At its height, the dinning guests have a great view toward the city skyline which is otherwise hindered. This space also creates a buffer to the exterior where neighbors pass by. The renovation removed the old flat ceiling, exposing the pitched roof structure to enhance the scale change of the space. The apartment is at its maximum height where activities and interactions take place and shrinks at the perimeter. It is an open layout with sense of spaces and intimacy.

A warm pinkish cream background features a black diamond grid pattern with neon pink and forest green, bright blue and yellow accents. A cotton backer forms a sturdy base panel. Rich and Janet approached us looking to downsize their home and move to Corvallis to live closer to family. They were drawn to our passion for passive solar and energy-efficient building, as they shared this same passion. They were fortunate to purchase a 1050 sf house with three bedrooms and 1 bathroom right next door to their daughter and her family. While the original 55-year-old residence was characterized by an outdated floor plan, low ceilings, limited daylight, and a barely insulated outdated envelope, the existing foundations and floor framing system were in good condition. Consequently, the owners, working in tandem with us and their architect, decided to preserve and integrate these components into a fully transformed modern new house that embodies the perfect symbiosis of energy efficiency, functionality, comfort and beauty. With the expert participation of our designer Sarah, homeowners Rich and Janet selected the interior finishes of the home, blending lush materials, textures, and colors together to create a stunning home next door to their daughter’s family. The successful completion of this wonderful project resulted in a vibrant blended-family compound where the two families and three generations can now mingle and share the joy of life with each other.

Situated on one of the most prestigious streets in the distinguished neighborhood of Highland Park, 3517 Beverly is a transitional residence built by Robert Elliott Custom Homes. Designed by notable architect David Stocker of Stocker Hoesterey Montenegro, the 3-story, 5-bedroom and 6-bathroom residence is characterized by ample living space and signature high-end finishes. An expansive driveway on the oversized lot leads to an entrance with a courtyard fountain and glass pane front doors. The first floor features two living areas — each with its own fireplace and exposed wood beams — with one adjacent to a bar area. The kitchen is a convenient and elegant entertaining space with large marble countertops, a waterfall island and dual sinks. Beautifully tiled bathrooms are found throughout the home and have soaking tubs and walk-in showers. On the second floor, light filters through oversized windows into the bedrooms and bathrooms, and on the third floor, there is additional space for a sizable game room. There is an extensive outdoor living area, accessed via sliding glass doors from the living room, that opens to a patio with cedar ceilings and a fireplace.

The new construction luxury home was designed by our Carmel design-build studio with the concept of 'hygge' in mind – crafting a soothing environment that exudes warmth, contentment, and coziness without being overly ornate or cluttered. Inspired by Scandinavian style, the design incorporates clean lines and minimal decoration, set against soaring ceilings and walls of windows. These features are all enhanced by warm finishes, tactile textures, statement light fixtures, and carefully selected art pieces. In the living room, a bold statement wall was incorporated, making use of the 4-sided, 2-story fireplace chase, which was enveloped in large format marble tile. Each bedroom was crafted to reflect a unique character, featuring elegant wallpapers, decor, and luxurious furnishings. The primary bathroom was characterized by dark enveloping walls and floors, accentuated by teak, and included a walk-through dual shower, overhead rain showers, and a natural stone soaking tub. An open-concept kitchen was fitted, boasting state-of-the-art features and statement-making lighting. High drama characterizes this guest ensuite bath, where a masterful mix of patterns is on full display. Texture starts at the vanity: white ash flat panel doors and equal-height drawers have a narrow-raised perimeter trim with a thin wash of “Collingwood” paint that allows the wood’s beautiful graining to peek through. LED lighting enhances the furniture toe kick valance. The surprise in this room is that practicality was not sacrificed for beauty. That black marble floor and marble herringbone mosaic behind the sink and in the shower? Those are actually easy-care porcelain tile products. The countertop is marble-patterned quartz, and the surrounding shower walls are 3” x 12” ceramic subway tiles. Even the wallcovering flanking the vanity is low maintenance: a high-end rotogravure printed vinyl with a gray and white watercolor effect. Brass open-framed pulls echo the borders on the vanity doors and drawers. Brass towel bars, faucet and medicine cabinet mirror frame complete the elegant look. Blending contemporary forms and lush plantings, this Garden maximizes the sensory experience of the materials and planting from inside and outside the home. The garden occupies an interior courtyard framed by four interior walls. The home, designed by Architect Cliff May was built in 1948 and the following year was featured in House Beautiful Magazine. The clients list of needs and desires was brief. They wanted a space that would complement the mid century modern home and provide visual interest from inside the home. Some form of water was also requested. They had a budget of $30,000. In order to stay within their budget the clients performed the demolition of the old garden. The designer’s intent was to create a garden that would possess a clear sculptural quality and would be as visually striking from inside the home as it would be from inside the courtyard. The strategy behind the design was to use hardscape materials characterized by simple geometric forms and a planting palette that would emphasize form over color, and then to arrange the materials to achieve an interpretation of modern aesthetic. The views from inside the homes three main living rooms present the garden as a graphic composition of space, hardscape materials and planting. Inside the courtyard the edges are defined by stone and planting. The floor is composed of rectangular slabs of Teakwood flagstone with a counterpoint of Mexican beach pebbles set within the joints and around the edges. Concrete along the edges of the Teakwood pads reduces migration of the modified stone and sand base. The contrast of the Mexican beach pebbles accentuates the pattern of the flagstone. The outside perimeter of the pebbles is contained with low profile edging. An existing catch drain was utilized for storm water runoff. A concrete block pier set on a concrete footing is covered with black stucco and provides a perch for a custom made copper bowl that circulates water into the L shaped water feature. The water features subterranean basin is constructed of pressure treated wood with a custom box liner insert. Since the Teakwood flagstone was unavailable as coping for the water feature, the designer chose Shawnee Buff stone to complement the Teakwood flagstone. The subtle sound of water spilling from the copper bowl and the reflective qualities of the water help to create an atmosphere of relaxation. The planting is composed of shades of green with white flowers in order to accentuate the graphic design. ‘Justin Brouwer’ Boxwood, ‘Sum and Substance’ Hosta, white Anemones, black bamboo and ornamental grasses contrast dramatically with the clean lines of the hardscape elements. The black bamboo is set in 30” diameter concrete containers to control the vigorous plant from spreading. The construction of the interior courtyard space challenged the building team. They set up baffles between the front door and the door to the courtyard as well as temporary protection over the floor to allow the process to move forward without too much disturbance to the client’s lives. All of the materials were shuffled through the temporary portal. The clients love the space and recently said that “the design is so well thought out and simple that they would never get tired of it.” The designs sculptural quality compliments the modern feel of the home and creates a sublime yet dramatic view from within the house or within the courtyard. The clients plan to purchase two black Bertoia Diamond chairs with red cushions which should perfectly integrate with the space.

The Berkeley model home by Main Street Homes! This home is characterized by its well-appointed rooms on the first floor and features an angled staircase in the airy foyer. The formal dining and a multipurpose flex room are on either side of the foyer. The kitchen with large island is open to a cheerful breakfast nook and the spacious great room boasting a natural gas fireplace. Located off the great room is a 16x14 vaulted screen porch perfect for enjoying the outdoors. The first floor is finished by the conveniently located mudroom with drop zone. The second-floor features three bedrooms and a large bonus room, in addition to the luxurious primary bedroom with private garden bath and enormous walk-in closet.
