This is an organic Lime Wash done with a true lime wash product as opposed to a brick mortar or concrete that is often seen on new houses. This product can be applied as a solid coating making the surface completely white, or can be applied and "washed off" in many artistic ways, as seen here. Bilotta Senior Designer, Thomas Vecchio, and Patrick J. Hamilton of Patrick James Hamilton Designs, partnered on this Manhattan upper east side kitchen renovation. This nondescript ‘60’s co-op and galley kitchen were reimagined into a pre-war era gem by adding architectural details: paneling, coffers, and moldings. Widening the opening created an open vista. Upper panes of glass on the Bilotta Collection wall cabinets echo the apartment’s transoms and unite the two sections that are interrupted by the paneled structural column. To compensate for the shorter wall, storage is optimized with plentiful pullouts, dividers, and specialized organizers. The “dead end” under the window was eliminated by continuing cabinetry and countertop materials around the room. Countertop wall cabinets create a hutch in full view of the dining room. With dark gray paint, corner posts and furniture base molding, the peninsula reads like an island and bridges the two areas. Quartz countertops sport “lightning bolt” veins for pattern. Sophisticated on- trend brushed brass was employed on the cabinet pulls and knobs, faucet, sconces, and pendants. A gamechanger was extending the footprint of the kitchen into the hallway with two tall cabinets. One is allocated for cleaning supplies, bulk items, recycling, and the vacuum. The other conceals a built-in wine rack; glassware and bar items; a docking drawer for charging devices; and a Penda-flex rack for files. An absolutely stunning metamorphosis. As you see from this second project, in Oyster Bay, NY, the water doesn’t actually disappear off the edge of the pool, it is captured and recycled. The water is actually clinging to a recess in the pool wall which then drops into a catching pool below. And while this sounds simple enough, it requires a good deal of mastery to design it correctly. An undersized catch pool can almost never be corrected. If the catch pool or basin isn’t large enough there won’t be enough water returning to the main pool and the catch pool will run dry. That can trigger huge water bills because it would have to be constantly refilled to compensate for not having enough room to store water. In addition, during rain falls, the basin could be overwhelmed, leading to it overflowing, or eroding or liquefying the soil behind it. At the very least, it might cause the pool to shift, rotate or settle and then it’s no longer a vanishing edge, which is why Deck and Patio takes such great care to ensure it is done correctly. www.deckandpatio.com

In south Seattle, a tiny backyard garden needed a makeover to add usability and create a sitting area for entertaining. Raised garden beds for edible plants provide the transition between the existing deck and new patio below, eliminating the need for a railing. A firepit provides the focal point for the new patio. Angles create drama and direct flow to the steel stairs and gate. Installed June, 2014.

Our goal was to complete the project prior to baby’s arrival so this project went on the expedite track. The beautiful 1920’s era brick home sits on a hill in a very picturesque neighborhood, so we were eager to give it the kitchen it deserves. The clients’ dream kitchen included pro-style appliances, a large island with seating for five and a kitchen that feels appropriate to the home’s era but that also is fresh and modern. They explicitly stated they did not want a “cookie cutter” design, so we took that to heart. The key challenge was to fit in all of the items on their wish given the room’s constraints. We eliminated an existing breakfast area and bay window and incorporated that area into the kitchen. The bay window was bricked in, and to compensate for the loss of seating, we widened the opening between the kitchen and formal dining room for more of an open concept plan. The ceiling in the original kitchen is about a foot lower than the rest of the house, and once it was determined that it was to hide pipes and other mechanicals, we reframed a large tray over the island and left the rest of the ceiling as is. Clad in walnut planks, the tray provides an interesting feature and ties in with the custom walnut and plaster hood. The space feels modern yet appropriate to its Tudor roots. The room boasts large family friendly appliances, including a beverage center and cooktop/double oven combination. Soft white inset cabinets paired with a slate gray island provide a gentle backdrop to the multi-toned island top, a color echoed in the backsplash tile. The handmade subway tile has a textured pattern at the cooktop, and large pendant lights add more than a bit of drama to the room. Taragano Design & Build performing foundation and framing work in Contra Costa County, California. The trench and rebar in this photo are the part of a project no one sees and everything else depends on. The reinforcement layout comes from the structural drawings, which come from the soils report. Where soil is expansive, footing depth and steel are engineered for that specific site rather than taken from a standard detail. Shear panels are going on at the same time. Lateral capacity is what a house relies on in an earthquake, and older construction in this county frequently has very little of it. Adding openings makes that worse, so shear walls are placed to compensate before the wall finishes go back. The original beam and wood ceiling above were retained. Keeping them meant working beneath and around them rather than clearing the space, which is slower and preserves what actually gives the house its character. Inspiration for an eclectic kitchen remodel in Singapore

Classical style does not lose its relevance for centuries. Particularly classics is able to fully reflect skills of an interior designer. Kateryna Antonovich offered a refined and sophisticated luxury motives for villas in the UAE. Interior literally attracts the eye, and it can be admired forever. The decor has all traditional elements. The ceilings are decorated with stucco, which plays wonderful light with crystal chandeliers. Restrained motives in the walls decoration are perfectly compensated with artists' pictures. Furniture plays a special role in this project. Luxury sofas upholstered in noble silk and supplemented with charming golden fringe. Furniture items of valuable species wood are inlaid with handmade carved decor with gold. Villa Design in the United Arab Emirates emphasizes kindness and hospitality of the owners. A spacious dining room was a continuation of a cozy living room. A large dining table is surrounded by chairs with noble backs, which are covered with textile with printed patterns. To zone the space and place accents, the interior designer uses floor and ceiling decoration. The floors are made of natural wood decorated with fanciful carved patterns of different species materials.
