Our client was drawn to the property in Wesley Heights as it was in an established neighborhood of stately homes, on a quiet street with views of park. They wanted a traditional home for their young family with great entertaining spaces that took full advantage of the site. The site was the challenge. The natural grade of the site was far from traditional. The natural grade at the rear of the property was about thirty feet above the street level. Large mature trees provided shade and needed to be preserved. The solution was sectional. The first floor level was elevated from the street by 12 feet, with French doors facing the park. We created a courtyard at the first floor level that provide an outdoor entertaining space, with French doors that open the home to the courtyard.. By elevating the first floor level, we were able to allow on-grade parking and a private direct entrance to the lower level pub "Mulligans". An arched passage affords access to the courtyard from a shared driveway with the neighboring homes, while the stone fountain provides a focus. A sweeping stone stair anchors one of the existing mature trees that was preserved and leads to the elevated rear garden. The second floor master suite opens to a sitting porch at the level of the upper garden, providing the third level of outdoor space that can be used for the children to play. The home's traditional language is in context with its neighbors, while the design allows each of the three primary levels of the home to relate directly to the outside. This new home was built on an old lot in Dallas, TX in the Preston Hollow neighborhood. The new home is a little over 5,600 sq.ft. and features an expansive great room and a professional chef’s kitchen. This 100% brick exterior home was built with full-foam encapsulation for maximum energy performance. There is an immaculate courtyard enclosed by a 9' brick wall keeping their spool (spa/pool) private. Electric infrared radiant patio heaters and patio fans and of course a fireplace keep the courtyard comfortable no matter what time of year. A custom king and a half bed was built with steps at the end of the bed, making it easy for their dog Roxy, to get up on the bed. There are electrical outlets in the back of the bathroom drawers and a TV mounted on the wall behind the tub for convenience. The bathroom also has a steam shower with a digital thermostatic valve. The kitchen has two of everything, as it should, being a commercial chef's kitchen! The stainless vent hood, flanked by floating wooden shelves, draws your eyes to the center of this immaculate kitchen full of Bluestar Commercial appliances. There is also a wall oven with a warming drawer, a brick pizza oven, and an indoor churrasco grill. There are two refrigerators, one on either end of the expansive kitchen wall, making everything convenient. There are two islands; one with casual dining bar stools, as well as a built-in dining table and another for prepping food. At the top of the stairs is a good size landing for storage and family photos. There are two bedrooms, each with its own bathroom, as well as a movie room. What makes this home so special is the Casita! It has its own entrance off the common breezeway to the main house and courtyard. There is a full kitchen, a living area, an ADA compliant full bath, and a comfortable king bedroom. It’s perfect for friends staying the weekend or in-laws staying for a month.

The weekend home’s design grew around the 100-year-old Valley Oak to form a horseshoe-shaped house that gathers ridgeline views of Oak, Madrone, and Redwood groves at its exterior and nestles around the tree at its center. The home’s orientation offers both the shade of the oak canopy in the courtyard and the sun flowing into the great room at the house’s rear façades. This modern take on a traditional ranch home offers contemporary materials and landscaping to a classic typology. From the main entry in the courtyard, one enters the home’s great room and immediately experiences the dramatic westward views across the 70 foot pool at the house’s rear. In this expansive public area, programmatic needs flow and connect - from the kitchen, whose windows face the courtyard, to the dining room, whose doors slide seamlessly into walls to create an outdoor dining pavilion. The Yin-Yang House is a net-zero energy single-family home in a quiet Venice, CA neighborhood. The design objective was to create a space for a large and growing family with several children, which would create a calm, relaxed and organized environment that emphasizes public family space. The home also serves as a place to entertain, and a welcoming space for teenagers as they seek social space with friends. The home is organized around a series of courtyards and other outdoor spaces that integrate with the interior of the house. Facing the street the house appears to be solid. However, behind the steel entry door is a courtyard, which reveals the indoor-outdoor nature of the house behind the solid exterior. From the entry courtyard, the entire space to the rear garden wall can be seen; the first clue of the home’s spatial connection between inside and out. These spaces are designed for entertainment, and the 40 foot sliding glass door to the living room enhances the harmonic relationship of the main room, allowing the owners to host many guests without the feeling of being overburdened. The tensions of the house’s exterior are subtly underscored by a 12-inch steel band that hews close to, but sometimes rises above or falls below the floor line of the second floor – a continuous loop moving inside and out like a pen that is never lifted from the page, but reinforces the intent to spatially weave together the indoors with the outside as a single space. Scale manipulation also plays a formal role in the design of the structure. From the rear, the house appears to be a single-story volume. The large master bedroom window and the outdoor steps are scaled to support this illusion. It is only when the steps are animated with people that one realizes the true scale of the house is two stories. The kitchen is the heart of the house, with an open working area that allows the owner, an accomplished chef, to converse with friends while cooking. Bedrooms are intentionally designed to be very small and simple; allowing for larger public spaces, emphasizing the family over individual domains. The breakfast room looks across an outdoor courtyard to the guest room/kids playroom, establishing a visual connection while defining the separation of uses. The children can play outdoors while under adult supervision from the dining area or the office, or do homework in the office while adults occupy the adjacent outdoor or indoor space. Many of the materials used, including the bamboo interior, composite stone and tile countertops and bathroom finishes are recycled, and reinforce the environmental DNA of the house, which also has a green roof. Blown-in cellulose insulation, radiant heating and a host of other sustainable features aids in the performance of the building’s heating and cooling. The active systems in the home include a 12 KW solar photovoltaic panel system, the largest such residential system available on the market. The solar panels also provide shade from the sun, preventing the house from becoming overheated. The owners have been in the home for over nine months and have yet to receive a power bill.
