  Free ebook, Creating the Ideal Kitchen. DOWNLOAD NOW   This Chicago client was tired of living with her outdated and not-so-functional kitchen and came in for an update. The goals were to update the look of the space, enclose the washer/dryer, upgrade the appliances and the cabinets. The space is located in turn-of-the-century brownstone, so we tried to stay in keeping with that era but provide an updated and functional space. One of the primary challenges of this project was a chimney that jutted into the space. The old configuration meandered around the chimney creating some strange configurations and odd depths for the countertop. We finally decided that just flushing out the wall along the chimney instead would create a cleaner look and in the end a better functioning space. It also created the opportunity to access those new pockets of space behind the wall with appliance garages to create a unique and functional feature. The new galley kitchen has the sink on one side and the range opposite with the refrigerator on the end of the run. This very functional layout also provides large runs of counter space and plenty of storage. The washer/dryer were relocated to the opposite side of the kitchen per the client's request, and hide behind a large custom bi-fold door when not in use. A wine fridge and microwave are tucked under the counter so that the primary visual is the custom mullioned doors with antique glass and custom marble backsplash design. White cabinetry, Carrera countertops and an apron sink complete the vintage feel of the space, and polished nickel hardware and light fixtures add a little bit of bling. Our clients for this project are a professional couple with a young family. They approached us to help with extending and improving their home in London SW2 to create an enhanced space both aesthetically and functionally for their growing family. We were appointed to provide a full architectural and interior design service, including the design of some bespoke furniture too. A core element of the brief was to design a kitchen living and dining space that opened into the garden and created clear links from inside to out. This new space would provide a large family area they could enjoy all year around. We were also asked to retain the good bits of the current period living spaces while creating a more modern day area in an extension to the rear. It was also a key requirement to refurbish the upstairs bathrooms while the extension and refurbishment works were underway. The solution was a 21m2 extension to the rear of the property that mirrored the neighbouring property in shape and size. However, we added some additional features, such as the projecting glass box window seat. The new kitchen features a large island unit to create a workspace with storage, but also room for seating that is perfect for entertaining friends, or homework when the family gets to that age. The sliding folding doors, paired with floor tiling that ran from inside to out, created a clear link from the garden to the indoor living space. Exposed brick blended with clean white walls creates a very contemporary finish throughout the extension, while the period features have been retained in the original parts of the house.

A captivating transformation in the coveted neighborhood of University Park, Dallas The heart of this home lies in the kitchen, where we embarked on a design endeavor that would leave anyone speechless. By opening up the main kitchen wall, we created a magnificent window system that floods the space with natural light and offers a breathtaking view of the picturesque surroundings. Suspended from the ceiling, a steel-framed marble vent hood floats a few inches from the window, showcasing a mesmerizing Lilac Marble. The same marble is skillfully applied to the backsplash and island, featuring a bold combination of color and pattern that exudes elegance. Adding to the kitchen's allure is the Italian range, which not only serves as a showstopper but offers robust culinary features for even the savviest of cooks. However, the true masterpiece of the kitchen lies in the honed reeded marble-faced island. Each marble strip was meticulously cut and crafted by artisans to achieve a half-rounded profile, resulting in an island that is nothing short of breathtaking. This intricate process took several months, but the end result speaks for itself. To complement the grandeur of the kitchen, we designed a combination of stain-grade and paint-grade cabinets in a thin raised panel door style. This choice adds an elegant yet simple look to the overall design. Inside each cabinet and drawer, custom interiors were meticulously designed to provide maximum functionality and organization for the day-to-day cooking activities. A vintage Turkish runner dating back to the 1960s, evokes a sense of history and character. The breakfast nook boasts a stunning, vivid, and colorful artwork created by one of Dallas' top artist, Kyle Steed, who is revered for his mastery of his craft. Some of our favorite art pieces from the inspiring Haylee Yale grace the coffee station and media console, adding the perfect moment to pause and loose yourself in the story of her art. The project extends beyond the kitchen into the living room, where the family's changing needs and growing children demanded a new design approach. Accommodating their new lifestyle, we incorporated a large sectional for family bonding moments while watching TV. The living room now boasts bolder colors, striking artwork a coffered accent wall, and cayenne velvet curtains that create an inviting atmosphere. Completing the room is a custom 22' x 15' rug, adding warmth and comfort to the space. A hidden coat closet door integrated into the feature wall adds an element of surprise and functionality. This project is not just about aesthetics; it's about pushing the boundaries of design and showcasing the possibilities. By curating an out-of-the-box approach, we bring texture and depth to the space, employing different materials and original applications. The layered design achieved through repeated use of the same material in various forms, shapes, and locations demonstrates that unexpected elements can create breathtaking results. The reason behind this redesign and remodel was the homeowners' desire to have a kitchen that not only provided functionality but also served as a beautiful backdrop to their cherished family moments. Creating environments that encourage our families to spend more time outdoors is important in today’s hi-tech world. Designed for the 2014 Chicago Flower and Garden show, this display garden captures a playful sensibility well-suited for any family to enjoy. The clean, modern lines and carefully planned spaces of this 50’ by 50’ garden form an enticing setting to simply unplug. Working within a very limited area, the design organizes a bio pool with sundeck, a spillover water feature and lounge area, and a gravel dining terrace with a built-in fireplace and shade tree canopy. Unlike traditional pools, our bio pool utilizes aquatic plants, beneficial bacteria, and microbes, rather than harsh chemicals, to filter the water. Impurities and excess nutrients are drawn out of the water naturally, creating a much healthier swimming environment. A native plant palette is incorporated throughout the garden with shade trees, ornamentals, native forbs, and perennials in an emergent spring landscape. We hope this exciting design will encourage green inspiration for visitors, whether they have a tight city lot or a larger suburban property.

For this kitchen and bath remodel in San Francisco's Cole Valley, our client wanted us to open the kitchen up to the living room and create a new modern feel for all of the remodeled areas. Opening the kitchen to the living area provided a structural challenge as the wall we had to remove was load-bearing and there was a separately owned condo on the floor below. Working closely with a structural engineer, we created a strategy to carry the weight to the exterior walls of the building. In order to do this we had to tear off the entire roof and rebuild it with new structural joists which could span from property line to property line. To achieve a dramatic daylighting effect, we created a slot skylight over the back wall of the kitchen with the beams running through the skylight. Cerulean blue, back-painted glass for the backsplash and a thick waterfall edge for the island add more distinctive touches to this kitchen design. In the master bath we created a sinuous counter edge which tracks its way to the floor to create a curb for the shower. Green tile imported from Morocco adds a pop of color in the shower and a custom built indirect LED lighting cove creates a glow of light around the mirror. Photography by Christopher Stark.

Mike and Anne of Barrington Hills desperately needed to update and renovate both their kid’s hall bath and guest bath, and in their 1980’s home each project presented a different set of unique challenges to overcome. When they set out to identify the right remodeling company to partner with, it was important to find a company that could help them to visualize design solutions for the bath renovations. When they came across Advance Design Studio’s website, they were immediately drawn to the solution-oriented remodeling process and the family friendly company. They say they chose Advance Design because of the integrated approach of “Common Sense Remodeling”, making the design, project management and construction all happen in one place. When they met with Project Designer Michelle Lecinski, they knew they chose the right company. “Michelle’s excellent work on the initial designs made it easy to proceed with Advance Design Studio,” Mike said. Like most homeowners anticipating a big renovation project, they had some healthy fears; with two bathrooms being remodeled at the same time they worried about timeframes and staying within budget. With the help of Michelle, and the “Common Sense” guidelines, they were confident that Advance Design would stay true, orchestrating all the moving parts to stay within both the estimated timeline and budget. The guest bath offered the biggest design challenge. A dormer obstruction made the already cramped shower awkward to access. Mike and Anne also wanted the shower size to be expanded, making it more accommodating. Working with Advance’s construction expert DJ Yurik, Michelle relocated the shower concealing the original dormer and creating a larger, more comfortable and aesthetically pleasing guest shower. The unsightly and not at all user-friendly closet was removed and replaced with elegant White Maple Dura Supreme cabinetry with much improved function featuring dual tall linen cabinets, a special makeup area and two sinks, providing a dual vanity which was extremely important for better guest use. The Fossil Brown quartz countertop is in pleasing contrast to the white cabinetry, and coordinates nicely with the mocha porcelain tile gracing the shower for an accent. The decorative glazed turquoise tile backsplash, tile border, and bottle niche adds a taste of marine green to the room, while marble-looking porcelain tile makes guests feel they are staying in a 5-star hotel. Polished nickel Kohler plumbing fixtures were chosen to add a touch of sophistication. This renovated guest bath is comfortable and elegant, and Anne and Mike’s house guests may never want to leave! “The end result was updated and restyled bathrooms that the client will enjoy and increase the value of their home,” Designer Michelle said. The children’s hall bath had its own set of challenges. The current placement of the sink was not conducive to the best use of the existing space, nor did it allow for any visual interest, something Advance’s designers always work to achieve even within the tight confines of a small bath. Advance removed the linen closet and used the gain in wall space to create a dramatic focal point on the vanity wall. They also took additional space that wasn’t being used for new Storm Gray Dura Supreme tall built-in linen cabinets, creating functional storage space that the former bath lacked. A customized glass splash panel was created for the bath, and the high ceilings with skylights were accented with a custom-made track lighting fixture featuring industrial pipe and cage materials. Authentic cement encaustic tile was used wall to wall surrounding the vanity to create a dramatic and interesting back drop for the new elegant and stately furniture-like double sink wall. Hand-made encaustic tile originated in Western Europe beginning in the 1850’s and reminded Mike and Anne of tile they had seen and loved from their travels overseas. Today, encaustic tile has made a re-appearance in today’s modern bath design with its wide array of appealing patterns and artistic use of color. Oil rubbed bronze Kohler fixtures echo the black accents in the beautiful tile pattern and reflect the matte black of the unique lighting detail. Easy to maintain Blanca Arabescato Quartz countertops add practicality and natural beauty and compliments the warm wood porcelain tile floors. This handsome bath has generated praise from friends and family even before it’s complete unveiling as photos of the space leaked out on social media! It’s not only completely functional to use, but especially pretty to look at. “Advance Design Studio did a terrific job for us. We really appreciated how easy it was to work with them on a complex project of the complete remodeling of two bathrooms. They very capably handled all the details from design, to project management, to construction. It is a great group of people to work with and we would welcome the opportunity to work with them again anytime,” Mike said.

With a sizeable backyard and a love for entertaining, these clients wanted to build a covered outdoor kitchen/bar and seating area. They had one specific area by the side of their pool, with limited space, to build the outdoor kitchen. There were immediate concerns about how to incorporate the two steps in the middle of the patio area; and they really wanted a bar that could seat at least eight people (to include an additional seating area with couches and chairs). This couple also wanted to use their outdoor living space year round. The kitchen needed ample storage and had to be easy to maintain. And last, but not least, they wanted it to look beautiful! This 16 x 26 ft clear span pavilion was a great fit for the area we had to work with. By using wrapped steel columns in the corners in 6-foot piers, carpenter-built trusses, and no ridge beams, we created good space usage underneath the pavilion. The steps were incorporated into the space to make the transition between the kitchen area and seating area, which looked like they were meant to be there. With a little additional flagstone work, we brought the curve of the step to meet the back island, which also created more floor space in the seating area. Two separate islands were created for the outdoor kitchen/bar area, built with galvanized metal studs to allow for more room inside the islands (for appliances and cabinets). We also used backer board and covered the islands with smooth finish stucco. The back island housed the BBQ, a 2-burner cooktop and sink, along with four cabinets, one of which was a pantry style cabinet with pull out shelves (air tight, dust proof and spider proof—also very important to the client). The front island housed the refrigerator, ice maker, and counter top cooler, with another set of pantry style, air tight cabinets. By curving the outside edge of the countertop we maximized the bar area and created seating for eight. In addition, we filled in the curve on the inside of the island with counter top and created two additional seats. In total, there was seating for ten people. Infrared heaters, ceiling fans and shades were added for climate control, so the outdoor living space could be used year round. A TV for sporting events and SONOS for music, were added for entertaining enjoyment. Track lighting, as well as LED tape lights under the backsplash, provided ideal lighting for after dark usage. The clients selected honed, Fantasy Brown Satin Quartzite, with a chipped edge detail for their countertop. This beautiful, linear design marble is very easy to maintain. The base of the islands were completed in stucco and painted satin gray to complement their house color. The posts were painted with Monterey Cliffs, which matched the color of the house shutter trim. The pavilion ceiling consisted of 2 x 6-T & G pine and was stained platinum gray. In the few months since the outdoor living space was built, the clients said they have used it for more than eight parties and can’t wait to use it for the holidays! They also made sure to tell us that the look, feel and maintenance of the area all are perfect!

This traditional white bathroom beautifully incorporates white subway tile and marble accents. The black and white marble floor compliments the black tiles used to frame the decorative marble shower accent tiles and mirror. Completed with chrome fixtures, this black and white bathroom is undoubtedly elegant. We updated this 1907 two-story family home for re-sale. We added modern design elements and amenities while retaining the home’s original charm in the layout and key details. The aim was to optimize the value of the property for a prospective buyer, within a reasonable budget. New French doors from kitchen and a rear bedroom open out to a new bi-level deck that allows good sight lines, functional outdoor living space, and easy access to a garden full of mature fruit trees. French doors from an upstairs bedroom open out to a private high deck overlooking the garden. The garage has been converted to a family room that opens to the garden. The bathrooms and kitchen were remodeled the kitchen with simple, light, classic materials and contemporary lighting fixtures. New windows and skylights flood the spaces with light. Stained wood windows and doors at the kitchen pick up on the original stained wood of the other living spaces. New redwood picture molding was created for the living room where traces in the plaster suggested that picture molding has originally been. A sweet corner window seat at the living room was restored. At a downstairs bedroom we created a new plate rail and other redwood trim matching the original at the dining room. The original dining room hutch and woodwork were restored and a new mantel built for the fireplace. We built deep shelves into space carved out of the attic next to upstairs bedrooms and added other built-ins for character and usefulness. Storage was created in nooks throughout the house. A small room off the kitchen was set up for efficient laundry and pantry space. We provided the future owner of the house with plans showing design possibilities for expanding the house and creating a master suite with upstairs roof dormers and a small addition downstairs. The proposed design would optimize the house for current use while respecting the original integrity of the house.
