The soft white perimeter color serves as a great anchor for the bold grey accent. The granite stays true to the color scheme with its white base and grey and black veining. The back splash is a grey vein cut limestone. The glass inset tiles offer color and shine to the subway limestone. At the hood area, the pattern switches to herringbone, but maintains the glass accent. By using the same tile and simply changing the format, we add visual interest to the space without creating competing elements. The built in Wolf convection oven and steam oven are a superior option for any cook. The wood plank floor is actually porcelain tile. Porcelain tile is easier to maintain than wood, and holds up better in heavy traffic or water environments, such as kitchen.

All beams are made from skins cut from authentic 100 – 200 year old reclaimed hand hewn beams. Then assembled by E&K and provided to the client for installation.

They wanted a complete refresh in their kitchen and living areas and a few other changes here and there; now that the kids were all off to college! They wanted to replace some things, redesign some things and just repaint others. They didn’t like the heavy textured walls, so those were sanded down, re-textured and painted throughout all of the remodeled areas. The kitchen change was the most dramatic by painting the original cabinets a beautiful bluish-gray color; which is Benjamin Moore Gentleman’s Gray. The ends and cook side of the island are painted SW Reflection but on the front is a gorgeous Merola “Arte’ white accent tile. Two Island Pendant Lights ‘Aideen 8-light Geometric Pendant’ in a bronze gold finish hung above the island. White Carrara Quartz countertops were installed below the Viviano Marmo Dolomite Arabesque Honed Marble Mosaic tile backsplash. Our clients wanted to be able to watch TV from the kitchen as well as from the family room but since the door to the powder bath was on the wall of breakfast area (no to mention opening up into the room), it took up good wall space. Our designers rearranged the powder bath, moving the door into the laundry room and closing off the laundry room with a pocket door, so they can now hang their TV/artwork on the wall facing the kitchen, as well as another one in the family room! We squared off the arch in the doorway between the kitchen and bar/pantry area, giving them a more updated look. The bar was also painted the same blue as the kitchen but a cool Moondrop Water Jet Cut Glass Mosaic tile was installed on the backsplash, which added a beautiful accent! All kitchen cabinet hardware is ‘Amerock’ in a champagne finish. In the family room, we redesigned the cabinets to the right of the fireplace to match the other side. The homeowners had invested in two new TV’s that would hang on the wall and display artwork when not in use, so the TV cabinet wasn’t needed. The cabinets were painted a crisp white which made all of their decor really stand out. The fireplace in the family room was originally red brick with a hearth for seating. The brick was removed and the hearth was lowered to the floor and replaced with E-Stone White 12x24” tile and the fireplace surround is tiled with Heirloom Pewter 6x6” tile. The formal living room used to be closed off on one side of the fireplace, which was a desk area in the kitchen. The homeowners felt that it was an eye sore and it was unnecessary, so we removed that wall, opening up both sides of the fireplace into the formal living room. Pietra Tiles Aria Crystals Beach Sand tiles were installed on the kitchen side of the fireplace and the hearth was leveled with the floor and tiled with E-Stone White 12x24” tile. The laundry room was redesigned, adding the powder bath door but also creating more storage space. Waypoint flat front maple cabinets in painted linen were installed above the appliances, with Top Knobs “Hopewell” polished chrome pulls. Elements Carrara Quartz countertops were installed above the appliances, creating that added space. 3x6” white ceramic subway tile was used as the backsplash, creating a clean and crisp laundry room! The same tile on the hearths of both fireplaces (E-Stone White 12x24”) was installed on the floor. The powder bath was painted and 12x36” Ash Fiber Ceramic tile was installed vertically on the wall behind the sink. All hardware was updated with the Signature Hardware “Ultra”Collection and Shades of Light “Sleekly Modern” new vanity lights were installed. Purchased as a fixer-upper, this 1998 home underwent significant aesthetic updates to modernize its amazing bones. The interior had to live up to the coveted 1/2 acre wooded lot that sprawls with landscaping and amenities. In addition to the typical paint, tile, and lighting updates, the kitchen was completely reworked to lighten and brighten an otherwise dark room. The staircase was reinvented to boast an iron railing and updated designer carpeting. Traditionally planned rooms were reimagined to suit the needs of the family, i.e. the dining room is actually located in the intended living room space and the piano room Is in the intended dining room area. The live edge table is the couple’s main brag as they entertain and feature their vast wine collection while admiring the beautiful outdoors. Now, each room feels like “home” to this family.

How to bridge two families together? The design looks forward in terms of how people live today. The home is an experiment in transparency and solid form; removing borders and edges from outside to inside the house, and to really depict “flowing and endless space”. The house floor plan is derived by pushing and pulling the house’s form to maximize the backyard and minimize the public front yard while welcoming the sun in key rooms by rotating the house 45-degrees to true north. The angular form of the house is a result of the family’s program, the zoning rules, the lot’s attributes, and the sun’s path. We wanted to construct a house that is smart and efficient in terms of construction and energy, both in terms of the building and the user. We could tell a story of how the house is built in terms of the constructability, structure and enclosure, with a nod to Japanese wood construction in the method in which the siding is installed and the exposed interior beams are placed in the double height space. We engineered the house to be smart which not only looks modern but acts modern; every aspect of user control is simplified to a digital touch button, whether lights, shades, blinds, HVAC, communication, audio, video, or security. We developed a planning module based on a 6-foot square room size and a 6-foot wide connector called an interstitial space for hallways, bathrooms, stairs and mechanical, which keeps the rooms pure and uncluttered. The house is 6,200 SF of livable space, plus garage and basement gallery for a total of 9,200 SF. A large formal foyer celebrates the entry and opens up to the living, dining, kitchen and family rooms all focused on the rear garden. The east side of the second floor is the Master wing and a center bridge connects it to the kid’s wing on the west. Second floor terraces and sunscreens provide views and shade in this suburban setting. The playful mathematical grid of the house in the x, y and z axis also extends into the layout of the trees and hard-scapes, all centered on a suburban one-acre lot. Many green attributes were designed into the home; Ipe wood sunscreens and window shades block out unwanted solar gain in summer, but allow winter sun in. Patio door and operable windows provide ample opportunity for natural ventilation throughout the open floor plan. Minimal windows on east and west sides to reduce heat loss in winter and unwanted gains in summer. Open floor plan and large window expanse reduces lighting demands and maximizes available daylight. Skylights provide natural light to the basement rooms. Durable, low-maintenance exterior materials include stone, ipe wood siding and decking, and concrete roof pavers. Design is based on a 2' planning grid to minimize construction waste. Basement foundation walls and slab are highly insulated. FSC-certified walnut wood flooring was used. Light colored concrete roof pavers to reduce cooling loads by as much as 15%. 2x6 framing allows for more insulation and energy savings. Super efficient windows have low-E argon gas filled units, and thermally insulated aluminum frames. Permeable brick and stone pavers reduce the site’s storm-water runoff. Countertops use recycled composite materials. Energy-Star rated furnaces and smart thermostats are located throughout the house to minimize duct runs and avoid energy loss. Energy-Star rated boiler that heats up both radiant floors and domestic hot water. Low-flow toilets and plumbing fixtures are used to conserve water usage. No VOC finish options and direct venting fireplaces maintain a high interior air quality. Smart home system controls lighting, HVAC, and shades to better manage energy use. Plumbing runs through interior walls reducing possibilities of heat loss and freezing problems. A large food pantry was placed next to kitchen to reduce trips to the grocery store. Home office reduces need for automobile transit and associated CO2 footprint. Plan allows for aging in place, with guest suite than can become the master suite, with no need to move as family members mature.

Love the overscale windows. And the outdoor spaces are so great.” Situated atop an old Civil War battle site, this new residence was conceived for a couple with southern values and a rock-and-roll attitude. The project consists of a house, a pool with a pool house and a renovated music studio. A marriage of modern and traditional design, this project used a combination of California redwood siding, stone and a slate roof with flat-seam lead overhangs. Intimate and well planned, there is no space wasted in this home. The execution of the detail work, such as handmade railings, metal awnings and custom windows jambs, made this project mesmerizing. Cues from the client and how they use their space helped inspire and develop the initial floor plan, making it live at a human scale but with dramatic elements. Their varying taste then inspired the theme of traditional with an edge. The lines and rhythm of the house were simplified, and then complemented with some key details that made the house a juxtaposition of styles. The wood Ultimate Casement windows were all standard sizes. However, there was a desire to make the windows have a “deep pocket” look to create a break in the facade and add a dramatic shadow line. Marvin was able to customize the jambs by extruding them to the exterior. They added a very thin exterior profile, which negated the need for exterior casing. The same detail was in the stone veneers and walls, as well as the horizontal siding walls, with no need for any modification. This resulted in a very sleek look. Our clients purchased this 1950 ranch style cottage knowing it needed to be updated. They fell in love with the location, being within walking distance to White Rock Lake. They wanted to redesign the layout of the house to improve the flow and function of the spaces while maintaining a cozy feel. They wanted to explore the idea of opening up the kitchen and possibly even relocating it. A laundry room and mudroom space needed to be added to that space, as well. Both bathrooms needed a complete update and they wanted to enlarge the master bath if possible, to have a double vanity and more efficient storage. With two small boys and one on the way, they ideally wanted to add a 3rd bedroom to the house within the existing footprint but were open to possibly designing an addition, if that wasn’t possible. In the end, we gave them everything they wanted, without having to put an addition on to the home. They absolutely love the openness of their new kitchen and living spaces and we even added a small bar! They have their much-needed laundry room and mudroom off the back patio, so their “drop zone” is out of the way. We were able to add storage and double vanity to the master bathroom by enclosing what used to be a coat closet near the entryway and using that sq. ft. in the bathroom. The functionality of this house has completely changed and has definitely changed the lives of our clients for the better!

Gulf-Front Grandeur Private Residence / Alys Beach, Florida Architect: Khoury & Vogt Architects Builder: Hufham Farris Construction --- This one-of-a-kind Gulf-front residence in the New Urbanism community of Alys Beach, Florida, is truly a stunning piece of architecture matched only by its views. E. F. San Juan worked with the Alys Beach Town Planners at Khoury & Vogt Architects and the building team at Hufham Farris Construction on this challenging and fulfilling project. We supplied character white oak interior boxed beams and stair parts. We also furnished all of the interior trim and paneling. The exterior products we created include ipe shutters, gates, fascia and soffit, handrails, and newels (balcony), ceilings, and wall paneling, as well as custom columns and arched cased openings on the balconies. In addition, we worked with our trusted partners at Loewen to provide windows and Loewen LiftSlide doors. Challenges: This was the homeowners’ third residence in the area for which we supplied products, and it was indeed a unique challenge. The client wanted as much of the exterior as possible to be weathered wood. This included the shutters, gates, fascia, soffit, handrails, balcony newels, massive columns, and arched openings mentioned above. The home’s Gulf-front location makes rot and weather damage genuine threats. Knowing that this home was to be built to last through the ages, we needed to select a wood species that was up for the task. It needed to not only look beautiful but also stand up to those elements over time. Solution: The E. F. San Juan team and the talented architects at KVA settled upon ipe (pronounced “eepay”) for this project. It is one of the only woods that will sink when placed in water (you would not want to make a boat out of ipe!). This species is also commonly known as ironwood because it is so dense, making it virtually rot-resistant, and therefore an excellent choice for the substantial pieces of millwork needed for this project. However, ipe comes with its own challenges; its weight and density make it difficult to put through machines and glue. These factors also come into play for hinging when using ipe for a gate or door, which we did here. We used innovative joining methods to ensure that the gates and shutters had secondary and tertiary means of support with regard to the joinery. The objective was to create a warm neutral space to later customize to a specific colour palate/preference of the end user for this new construction home being built to sell. A high-end contemporary feel was requested to attract buyers in the area. An impressive kitchen that exuded high class and made an impact on guests as they entered the home, without being overbearing. The space offers an appealing open floorplan conducive to entertaining with indoor-outdoor flow. Due to the spec nature of this house, the home had to remain appealing to the builder, while keeping a broad audience of potential buyers in mind. The challenge lay in creating a unique look, with visually interesting materials and finishes, while not being so unique that potential owners couldn’t envision making it their own. The focus on key elements elevates the look, while other features blend and offer support to these striking components. As the home was built for sale, profitability was important; materials were sourced at best value, while retaining high-end appeal. Adaptations to the home’s original design plan improve flow and usability within the kitchen-greatroom. The client desired a rich dark finish. One of our main design goals with this new construction project was to create a comfortable family home with timeless lines that would allow for optimal flow & function for everyday living. Built as a spec home in the highly desirable Lakeview Heights neighbourhood of West Kelowna, the design needed to be broadly appealing to potential purchasers. We opted for a light and natural colour palette utilizing contemporary lines to create a welcoming and approachable feel throughout the home. With ample square footage - 3 Bedrooms, 4 Bathrooms on the upper floor, with a fully finished Basement, & Rental Suite, as well as above Garage Bonus Room - we were tasked with making revisions to the Architectural plans as needed to improve flow and function between the spaces.
