Lincoln Farmhouse LEED-H Platinum, Net-Positive Energy OVERVIEW. This LEED Platinum certified modern farmhouse ties into the cultural landscape of Lincoln, Massachusetts - a town known for its rich history, farming traditions, conservation efforts, and visionary architecture. The goal was to design and build a new single family home on 1.8 acres that respects the neighborhood’s agrarian roots, produces more energy than it consumes, and provides the family with flexible spaces to live-play-work-entertain. The resulting 2,800 SF home is proof that families do not need to compromise on style, space or comfort in a highly energy-efficient and healthy home. CONNECTION TO NATURE. The attached garage is ubiquitous in new construction in New England’s cold climate. This home’s barn-inspired garage is intentionally detached from the main dwelling. A covered walkway connects the two structures, creating an intentional connection with the outdoors between auto and home. FUNCTIONAL FLEXIBILITY. With a modest footprint, each space must serve a specific use, but also be flexible for atypical scenarios. The Mudroom serves everyday use for the couple and their children, but is also easy to tidy up to receive guests, eliminating the need for two entries found in most homes. A workspace is conveniently located off the mudroom; it looks out on to the back yard to supervise the children and can be closed off with a sliding door when not in use. The Away Room opens up to the Living Room for everyday use; it can be closed off with its oversized pocket door for secondary use as a guest bedroom with en suite bath. NET POSITIVE ENERGY. The all-electric home consumes 70% less energy than a code-built house, and with measured energy data produces 48% more energy annually than it consumes, making it a 'net positive' home. Thick walls and roofs lack thermal bridging, windows are high performance, triple-glazed, and a continuous air barrier yields minimal leakage (0.27ACH50) making the home among the tightest in the US. Systems include an air source heat pump, an energy recovery ventilator, and a 13.1kW photovoltaic system to offset consumption and support future electric cars. ACTUAL PERFORMANCE. -6.3 kBtu/sf/yr Energy Use Intensity (Actual monitored project data reported for the firm’s 2016 AIA 2030 Commitment. Average single family home is 52.0 kBtu/sf/yr.) o 10,900 kwh total consumption (8.5 kbtu/ft2 EUI) o 16,200 kwh total production o 5,300 kwh net surplus, equivalent to 15,000-25,000 electric car miles per year. 48% net positive. WATER EFFICIENCY. Plumbing fixtures and water closets consume a mere 60% of the federal standard, while high efficiency appliances such as the dishwasher and clothes washer also reduce consumption rates. FOOD PRODUCTION. After clearing all invasive species, apple, pear, peach and cherry trees were planted. Future plans include blueberry, raspberry and strawberry bushes, along with raised beds for vegetable gardening. The house also offers a below ground root cellar, built outside the home's thermal envelope, to gain the passive benefit of long term energy-free food storage. RESILIENCY. The home's ability to weather unforeseen challenges is predictable - it will fare well. The super-insulated envelope means during a winter storm with power outage, heat loss will be slow - taking days to drop to 60 degrees even with no heat source. During normal conditions, reduced energy consumption plus energy production means shelter from the burden of utility costs. Surplus production can power electric cars & appliances. The home exceeds snow & wind structural requirements, plus far surpasses standard construction for long term durability planning. Rising amidst the grand homes of North Howe Street, this stately house has more than 6,600 SF. In total, the home has seven bedrooms, six full bathrooms and three powder rooms. Designed with an extra-wide floor plan (21'-2"), achieved through side-yard relief, and an attached garage achieved through rear-yard relief, it is a truly unique home in a truly stunning environment. The centerpiece of the home is its dramatic, 11-foot-diameter circular stair that ascends four floors from the lower level to the roof decks where panoramic windows (and views) infuse the staircase and lower levels with natural light. Public areas include classically-proportioned living and dining rooms, designed in an open-plan concept with architectural distinction enabling them to function individually. A gourmet, eat-in kitchen opens to the home's great room and rear gardens and is connected via its own staircase to the lower level family room, mud room and attached 2-1/2 car, heated garage. The second floor is a dedicated master floor, accessed by the main stair or the home's elevator. Features include a groin-vaulted ceiling; attached sun-room; private balcony; lavishly appointed master bath; tremendous closet space, including a 120 SF walk-in closet, and; an en-suite office. THEME The main theme for this room is an active, physical and personalized experience for a growing boy. This was achieved with the use of bold colors, creative inclusion of personal favorites and the use of industrial materials. FOCUS The main focus of the room is the 12 foot long x 4 foot high elevated bed. The bed is the focal point of the room and leaves ample space for activity within the room beneath. A secondary focus of the room is the desk, positioned in a private corner of the room outfitted with custom lighting and suspended desktop designed to support growing technical needs and school assignments. STORAGE A large floor armoire was built at the far die of the room between the bed and wall.. The armoire was built with 8 separate storage units that are approximately 12”x24” by 8” deep. These enclosed storage spaces are convenient for anything a growing boy may need to put away and convenient enough to make cleaning up easy for him. The floor is built to support the chair and desk built into the far corner of the room. GROWTH The room was designed for active ages 8 to 18. There are three ways to enter the bed, climb the knotted rope, custom rock wall, or pipe monkey bars up the wall and along the ceiling. The ladder was included only for parents. While these are the intended ways to enter the bed, they are also a convenient safety system to prevent younger siblings from getting into his private things. SAFETY This room was designed for an older child but safety is still a critical element and every detail in the room was reviewed for safety. The raised bed includes extra long and higher side boards ensuring that any rolling in bed is kept safe. The decking was sanded and edges cleaned to prevent any potential splintering. Power outlets are covered using exterior industrial outlets for the switches and plugs, which also looks really cool.

Inspiration for a huge modern gender-neutral beige floor walk-in closet remodel in Chicago with gray cabinets and recessed-panel cabinets

This 1930's Barrington Hills farmhouse was in need of some TLC when it was purchased by this southern family of five who planned to make it their new home. The renovation taken on by Advance Design Studio's designer Scott Christensen and master carpenter Justin Davis included a custom porch, custom built in cabinetry in the living room and children's bedrooms, 2 children's on-suite baths, a guest powder room, a fabulous new master bath with custom closet and makeup area, a new upstairs laundry room, a workout basement, a mud room, new flooring and custom wainscot stairs with planked walls and ceilings throughout the home. The home's original mechanicals were in dire need of updating, so HVAC, plumbing and electrical were all replaced with newer materials and equipment. A dramatic change to the exterior took place with the addition of a quaint standing seam metal roofed farmhouse porch perfect for sipping lemonade on a lazy hot summer day. In addition to the changes to the home, a guest house on the property underwent a major transformation as well. Newly outfitted with updated gas and electric, a new stacking washer/dryer space was created along with an updated bath complete with a glass enclosed shower, something the bath did not previously have. A beautiful kitchenette with ample cabinetry space, refrigeration and a sink was transformed as well to provide all the comforts of home for guests visiting at the classic cottage retreat. The biggest design challenge was to keep in line with the charm the old home possessed, all the while giving the family all the convenience and efficiency of modern functioning amenities. One of the most interesting uses of material was the porcelain "wood-looking" tile used in all the baths and most of the home's common areas. All the efficiency of porcelain tile, with the nostalgic look and feel of worn and weathered hardwood floors. The home’s casual entry has an 8" rustic antique barn wood look porcelain tile in a rich brown to create a warm and welcoming first impression. Painted distressed cabinetry in muted shades of gray/green was used in the powder room to bring out the rustic feel of the space which was accentuated with wood planked walls and ceilings. Fresh white painted shaker cabinetry was used throughout the rest of the rooms, accentuated by bright chrome fixtures and muted pastel tones to create a calm and relaxing feeling throughout the home. Custom cabinetry was designed and built by Advance Design specifically for a large 70” TV in the living room, for each of the children’s bedroom’s built in storage, custom closets, and book shelves, and for a mudroom fit with custom niches for each family member by name. The ample master bath was fitted with double vanity areas in white. A generous shower with a bench features classic white subway tiles and light blue/green glass accents, as well as a large free standing soaking tub nestled under a window with double sconces to dim while relaxing in a luxurious bath.
