From the owner: We were referred to Pam McPeak of Southern Places by a family friend who utilized her services on a recent project. We met Pam in person initially to share our ideas and photos of our existing space. As usual, first impressions are essential for building trust and credibility. Pam was not only personable and professional but also willing to listen to our ideas, for which we are truly grateful. Our project, which we initially thought would be a simple refresh, was quite a surprise. It included fresh paint, furniture upgrades, new artwork, and, most unexpectedly, the installation of a large wall mural. Never in a hundred years would we have selected a wall panel mural on our own. It was outside of our design comfort zone. Sensing this, Pam walked us through hanging a wallpaper-based mural, asking us to trust her, which we did. She surrounded it with a matching wooden frame, which looked incredible. Another thing we liked about Pam's style was that she was very willing to work with pieces that had special significance to us and that we did not want to give up. She showed a unique talent for blending the old with the new. Finally, there were a couple of times when we only partially agreed with a piece or display that Pam had suggested. She worked with us to get things to make the tweaks necessary to get it just right. Needless to say, we are very pleased with how it turned out. Once a mere room, our space has been transformed into a place of inspiration and comfort, a testament to Pam's expertise and experience.

This downtown gem can easily be distinguished by its salmon color and Mediterranean Revival style architecture. Situated right on the bay, this luxury resort is just a short walk from all of the area’s major attractions such as the Dali Museum, Beach Drive, and the Mahaffey Theater. The Vinoy was constructed in 1925 and has been through a long history of renovations and construction within its lifetime. Efforts are constantly being made to preserve the hotel’s historic past while still providing guests with a unique, comfortable, and luxurious experience. With that being said, it was recently announced that the hotel will undergo a three-year $50 million plan to improve several aspects of the property. Patio Lane took part in these upgrades by designing and producing custom cushions for two locations on the property: the veranda and smoking area seating. We fabricated a total of 187 custom cushions with 13 different configurations for the hotel: dining chair seat, lounge chair, love seat, center sectional, end sectionals, as well as ottomans. Patio Lane directly competed with the original furniture and cushion manufacturer for this project. However, being an essential part of St. Petersburg, the resort appreciated a local vendor with strong initiative to earn their business. As far as the project requirements, the Vinoy needed something that will hold up through the harsh sun and storms of Central Florida. Typically, cushions in a commercial setting will last a few years depending on the human traffic. For a luxury hotel, such as the Vinoy, these cushions should have been replaced within 3 years. To ensure that they would have high performing seating for their guests, they chose cushions fabricated with Sunbrella Rain performance fabric. This fabric is 100% waterproof and specifically made for outdoor spaces that endure heavy rainfall or any kind of moisture. Sunbrella Rain eliminates drying time after wet weather. Resort staff can simply wipe the cushions down and their guests are ready to continue lounging and relaxing. The Vinoy’s original cushions used a polyurethane foam that had since lost its strength and was no longer providing a comfortable seat. (When we initially surveyed the Vinoy, we witnessed many customers doubling up on cushions to place behind their backs!) Numerous cushions had ripped at the seams and the zippers were non-functional. Dry-fast foam, the preferred option for cushions fabricated with Sunbrella Rain, was the perfect choice with the 4 in. thick seats & 5 in. thick backs because it will provide a firm seat and support for years to come.

The scope of the project initially included updating the interior of the home, with a focus on the kitchen, flooring, all the bathrooms, and the basement. We also took on the task of painting the entire interior of the house, giving it a fresh and updated look. As the project progressed, the client expressed interest in updating the exterior of the home as well. We worked with them to design and build a new deck that provided a functional and stylish space for outdoor entertaining. We also tackled the landscaping of the front and backyard of the property, creating a cohesive and inviting look that complemented the updated interior design. Throughout the project, we worked closely with the client to ensure that their vision was realized, taking care to incorporate their input and preferences into every aspect of the design. We also prioritized functionality and durability, selecting materials and finishes that would stand the test of time and provide lasting value for the homeowner. Despite the scale of the project, we were able to complete it in just four months, from day one to last one. Our team worked efficiently and effectively to ensure that every detail was taken care of, from the initial design to the final finishing touches. The design strategy included working within the footprint created by the home and backyard, wanting to incorporate a swimming pool “destination” within the backyard that would be large enough to fit the “larger than life” criteria, but without taking away any of the natural beauty or obstructing the view of the horse pastures, barn and nature surrounding the home. Once the design work began, and the pool area was able to incorporate one of every feature the customer could have wanted, Curtis had some steel grates from a former tilt-a-whirl carnival ride that gave him the idea of suspending a stage over the pool. The initial idea was a modest stage with some waterfall/sheer decent features. With the idea of using steel to form the framework, the stage idea grew into something much more that would include a full stage set up, lighting trusses, a “green room” and staging area. Once the stage was designed to be so large, the pool size and scope needed to match including the patio surround, area underneath the stage, and all the additional features. The home architecture is a Ranch with a full finished walkout basement adjacent to the pool area. An existing deck had to be removed to allow for the pool build and new Trex deck, as well as a 3 story tall observation tower that overlooks the pool and surrounding horse pastures. The design strategy was to work within the footprint the house and decks provided to create an extension of the home for outdoor entertaining. Since the exterior of the house was quite long (and dull, the owner equating it to a 1970’s motel), our team needed to incorporate elements to make the space feel more like a backyard resort. The goal was maintaining a cozy at home feel in a grand expanse of space. It takes a team and a unique blend of artistry to build this project. Sandi Maki, co-owner of the company is responsible for the business side of things, and marketing to reach exceptional customers who allow us to build these backyard dreams. The construction side of our company boasts a diverse, multi-geneational family business. Allan Curtis is the designer/builder and comes up with the fantastic pool plans and ideas. His team consists of his daughter Jesse Curtis, who is high right hand and manages the project just as much as Allan does. She is instrumental in everything from dig day, to tying the steel, pouring the concrete, stonework and tile work, forming the waterfall, applying ecoFinish, pouring and stamping patio, and everything in between. Allan’s nephew Mark Curtis installed and plumbed the three pool filtration systems. Allan’s wife Annie has become very good at stonework on walls and waterfalls adding the unique accents our projects have become known for. Allan’s sister-in-law, Karen Olson also does tile and stonework on the jobs and created the rockstar mural on the patio. Frank DiPiazza assists with structural elements and built the new deck, and college student Brendan Schafer assists where needed and maintains the pool and equipment during the summer on a weekly basis. As with many homeowners who reach out to Legendary Escapes, this owner, Dale Walter, knew he wanted a “custom” pool without knowing what that really meant. He was able to show Curtis the space, and his initial ideas, and then allowed Allan and his team the freedom to dream and build. The majority of Legendary Escapes customers make the decision to hire the company after the first meeting with Curtis. As long as the project and design are challenging and interesting, the customer meets the criteria of being easy to work with, and is special in their own unique way Curtis will consider taking on their project. From the beginning it is important to Curtis that the customer understands they need to allow the project to take on a life of it’s own, and for Curtis to create without interference or asking too many questions – working together becomes a reality. The design is typically presented on paper, a hand-colored, hand drawn design that outlines only the large elements, and an accompanying budget which outlines the structural elements and budgets and has a “theme” budget for items to be determined but doesn’t change once it is set. Once that contract is signed, Curtis and his team over-deliver on what the customer could only have dreamed up in their wildest imagination. Projects proceed in an organic way- not every element is planned before the project begins. As the space begins to take shape, so do the details and finishing elements. When the Rockstar project began, there was no plan for the guitars on the fences, or guitar fire features. The VIP seating area wasn’t added until mid way through the patio pours as the space began to take shape. The murals both in the grotto and on the pool floor were planned just moments before each of them was to be installed. It’s this free-flowing combination of the customers and team’s dreams, ideas, elements and the Legendary Escapes team that creates backyard pools that are as much art as they are design and engineering masterpieces.

From the initial consultation call & property-visit, this Rancho Penasquitos, San Diego whole-home remodel was a collaborative effort between LionCraft Construction & our clients. As a Design & Build firm, we were able to utilize our design expertise and 44+ years of construction experience to help our clients achieve the home of their dreams. Through initial communication about texture, materials and style preferences, we were able to locate specific products and services that resulted in a gorgeous farmhouse design job with a modern twist, taking advantage of the bones of the home and some creative solutions to the clients’ existing problems.

This was a substantial engagement at a luxury rental apartment in Brighton rejuvenating the Limestone tiles in two bathrooms and a hallway taking six days of hard work. In addition, I would be working around two decorators, making for even more testing work conditions. I first set to work on the smallest bathroom, which featured limestone tiles from floor to ceiling, as well as a large bath, copper sink and a tiled surround. Limestone is a very popular choice for interior and exterior decoration, but the tiles in this bathroom were in need of some care to get them looking their best again. My initial task was to strip away any previous sealer by hand; this was done using a mixture of warm water and Tile Doctor Pro-Clean which, along with Limestone, is also suitable for use on other types of natural stone, such as Granite, Slate and Travertine. Pro-Clean serves both as an effective stripper and cleaner, meaning that once the sealer had been stripped away, the tiles also received a thorough clean. Once I had cleaned the tiles, I sucked up any excess water and residue using a Wet-Dry Vac machine. Since the tiles would have to be left to dry for a couple of days, I offered to restore the copper sink for the customer, even though this was not actually part of my job description. After conducting some research into copper cleaning, I opted to use a combination of lemon juice, vinegar and salt. The research paid off as, once I began to apply the solution to the sink, the bright orange and brown colours of the copper quickly rose to the surface. Within the space of an hour, I had transformed what initially appeared to be a ruined sink into a lovely, shimmering copper feature for the bathroom. Both the decorators and I were truly amazed at the results – but all credit goes to Google! The larger of the two bathrooms was a much stiffer test for the Tile Doctor products. It had not been left in great condition, as the shower area had clearly not been sealed correctly, and the tiles had been left in such a manner that soap scum from shampoos, soaps and shower gels had built up on the window sill. In fact, the damage was significant enough that I had to explain to the customer before starting the work that whilst I could greatly improve the appearance of the tiles, I would not be able to restore them to new. This is because many shampoo and body wash products are acidic and can cause permanent damage to stone work especially when left to dwell for a long time. My choice of product was Tile Doctor Mould Away, a formula which, over time, seeps deeply into the pores of the stone, effectively lifting away the muck. In cases of particularly stubborn areas, it is necessary to apply another covering of Mould Away and leave it for an extended period of time. This is exactly what I did over the next few days, leaving the product overnight to work its magic. The change was certainly drastic, if not perfect. As both bathrooms required extended periods of drying, I spent two days working on the hallway, which had been partially covered with a plastic sealing for the previous six months due to building work. Needless to say, the hallway was in need of a good clean. I set about cleaning the hallway with a solution of warm water and Tile Doctor Pro-Clean, before once again using a Wet-Dry Vac machine to remove any excess water to prepare the floor for sealing at a later point. It is very important to remove any residue of cleaning solution before sealing, as this may impact the performance of the sealer. Following this, I left the hallway to dry for two days, providing the builders with strict instructions to cover it with blankets for protection while they were working. While the floor was drying, I sealed the bathrooms – both now fully dried – with Tile Doctor Colour Grow Sealer, a solvent-based sealer that was highly effective at enhancing the colour of the brown tiles around the sinks. The product will also provide durable surface protection. I spent the final of the six days sealing the hallway floor with Tile Doctor Seal & Go, which provides both a stain-resistant surface seal and a durable, low-sheen finish. This was an ideal choice of product, as the customer requested a hard-wearing, yet shiny finish. The hard work really paid off, as both the customer and the decorators were very impressed with the final results in the two bathrooms and the hallway. I was extremely pleased that I was able to complete this big job to the highest possible standards.

Completed in 2019, this is a home we completed for client who initially engaged us to remodeled their 100 year old classic craftsman bungalow on Seattle’s Queen Anne Hill. During our initial conversation, it became readily apparent that their program was much larger than a remodel could accomplish and the conversation quickly turned toward the design of a new structure that could accommodate a growing family, a live-in Nanny, a variety of entertainment options and an enclosed garage – all squeezed onto a compact urban corner lot. Project entitlement took almost a year as the house size dictated that we take advantage of several exceptions in Seattle’s complex zoning code. After several meetings with city planning officials, we finally prevailed in our arguments and ultimately designed a 4 story, 3800 sf house on a 2700 sf lot. The finished product is light and airy with a large, open plan and exposed beams on the main level, 5 bedrooms, 4 full bathrooms, 2 powder rooms, 2 fireplaces, 4 climate zones, a huge basement with a home theatre, guest suite, climbing gym, and an underground tavern/wine cellar/man cave. The kitchen has a large island, a walk-in pantry, a small breakfast area and access to a large deck. All of this program is capped by a rooftop deck with expansive views of Seattle’s urban landscape and Lake Union. Unfortunately for our clients, a job relocation to Southern California forced a sale of their dream home a little more than a year after they settled in after a year project. The good news is that in Seattle’s tight housing market, in less than a week they received several full price offers with escalator clauses which allowed them to turn a nice profit on the deal.

The Chambord Residence was a typical worker’s duplex house in the heart of the patrimonial neighbourhood of the Plateau Mont-Royal. The initial intent of this residential renovation project was to annex a master bedroom that would have a view over the iconic Mount Royal, and at the same time, a rooftop terrace. The new addition’s architecture had to contrast with the existing building which stayed untouched. It consisted of a simple volume laid gently over the duplex. We recessed the facade of the new construction to keep the initial alignment of the street. The client’s love for natural materials and bright colors made it easy for us to choose copper as the siding finish for the extension. The idea of seeing his house change color and evolve through time and natural oxidation made it clear for him that it was the most interesting material. We chose a diamond shaped tile to cover the new add-on construction, as it refers to the vernacular false-mansard found in the city, and adds a texture that will make the copper age unevenly. This classic 1970's rambler was purchased by our clients as their 'forever' retirement home and as a gathering place for their large, extended family. Situated on a large, verdant lot, the house was burdened with extremely dated finishes and poorly conceived spaces. These flaws were more than offset by the overwhelming advantages of a single level plan and spectacular sunset views. Weighing their options, our clients executed their purchase fully intending to hire us to immediately remodel this structure for them. Our first task was to open up this plan and give the house a fresh, contemporary look that emphasizes views toward Lake Washington and the Olympic Mountains in the distance. Our initial response was to recreate our favorite Great Room plan. This started with the elimination of a large, masonry fireplace awkwardly located in the middle of the plan and to then tear out all the walls. We then flipped the Kitchen and Dining Room and inserted a walk-in pantry between the Garage and new Kitchen location. While our clients' initial intention was to execute a simple Kitchen remodel, the project scope grew during the design phase. We convinced them that the original ill-conceived entry needed a make-over as well as both bathrooms on the main level. Now, instead of an entry sequence that looks like an afterthought, there is a formal court on axis with an entry art wall that arrests views before moving into the heart of the plan. The master suite was updated by sliding the wall between the bedroom and Great Room into the family area and then placing closets along this wall - in essence, using these closets as an acoustical buffer between the Master Suite and the Great Room. Moving these closets then freed up space for a 5-piece master bath, a more efficient hall bath and a stacking washer/dryer in a closet at the top of the stairs.
