The Rosenberg Condo is located in the Castalia at Meadowmont, a mixed-use building. The exterior of a home plays a critical role in creating a positive first impression for potential buyers. It's important that the exterior looks clean, well-maintained, and visually appealing, as this can greatly influence a buyer's decision to explore the property further. However, it's equally important to ensure that the design and colour scheme of the exterior are in harmony with the surrounding environment. By carefully selecting a colour scheme that complements the surrounding landscape and architectural style, we enhanced the visual appeal, which will make prospective buyers want to explore the inside of the home as well.

Aside from the typical gut renovation, DOB permits and inspections, the new kitchen plan required re-routing the roof drain pipe while keeping the “drain” in place so that we could open the wall between the living room as much as possible. This required moving vent pipes for the peninsula, taking down the dining room wall and upper soffits surrounding the dining room/living room side of the kitchen wall. The design dilemma was dealing with the structural limitation of the building plumbing in the main stack, which is now concealed within the peninsula wall. The initial limitation became a plus in the form of a blue architectural accent wall and gives the added bonus of hiding the potential mess that comes along with any kitchen - the clean up area.

Like night and day. A cluttered, enclosed dining room gets transformed into an award winning kitchen design. We removed the dining room and living room walls allowing for an open kitchen with island seating for four. The space not only feels larger, it's much more practical and inviting for both our clients and their guests! The big design challenge was dealing with the structural limitation of the building plumbing in the main stack, which we ended up concealing within the peninsula wall. We made the initial limitation a plus in the form of a blue architectural accent wall within the peninsula that hides potential unsightly mess in the kitchen. Extending the American Red Gum clad island out from the accent wall gave us even more space for built-in storage.

Our client’s modest, three-bedroom house occupies a beautiful, small site having views down the length of Lake Oswego. The design responded to their appreciation of Hawaiian Island/Pacific Rim architecture and to the strict limitation to construction imposed by local zoning. Our clients were looking to build an income property for use as a short term rental in their backyard. In order to keep maximize the available space on a limited footprint, we designed the ADU around a spiral staircase leading up to the loft bedroom. The vaulted ceiling gives the small space a much larger appearance. To provide privacy for both the renters and the homeowners, the ADU was set apart from the house with its own private entrance. The design of the ADU was done with local Pacific Northwest aesthetics in mind, including green exterior paint and a mixture of woodgrain and metal fixtures for the interior. Durability was a major concern for the homeowners. In order to minimize potential damages from renters, we selected quartz countertops and waterproof flooring. We also used a high-quality interior paint that will stand the test of time and clean easily. The end result of this project was exactly what the client was hoping for, and the rental consistently receives 5-star reviews on Airbnb.

An outdated 1920's kitchen in Bayside Queens was turned into a refreshed, classic and timeless space that utilized the very limited space to its maximum capacity. The cabinets were once outdated and a dark brown that made the space look even smaller. Now, they are a bright white, accompanied by white subway tile, a light quartzite countertop and brushed brass hardware throughout. What made all the difference was the use of the dark porcelain floors as a great contrast to all the white. We were also diligent to keep the hold extractor a clear glass and stainless steel.

The project encompassed design and build of the front and rear areas of the property as well as the building stone of the home. The project entailed front and rear hardscape, landscape, lighting, drainage, and irrigation. The design was very challenging due to the size of the home and the overall space constraints of the lot and topography. The project was situated with a very severe slope in the rear yard with limited space as shown in the water feature area finished photography. Additionally, the project was challenging with respect to stormwater runoff and county specifics as it relates to infiltration requirements. Photography: Morgan Howarth.
