She also suffers from a lung disease that sometimes leaves her less mobile and able to head out to pursue this passion. A garden to take pictures in, even when you're not up to heading further out into the world. That was the main goal of this garden. With limited means and the use of affordable materials we created a wheel chair friendly garden that offers ample space for both human and wild life.

The owners of this remodel desired a refreshing new master bathroom. The original layout was poorly designed with minimal storage, a small shower, a rarely used bathtub and a water closet that was difficult to access. The old vanity flanked a curved wall of glass block (the main challenge with this space) which didn’t allow for mirrors and was always cluttered because of limited storage. This kitchen has very limited wall space for cabinets as one wall is floor to ceiling window and a second wall has the door. We therefore floated the peninsula which holds the cook-top and used a storage unit on castors underneath so as to allow for moving it to be able to access the window. The hanging cabinet is glass on 3 sides to allow for the view and light.

This kitchen began as an unfunctional, cluttered space with limited storage. The homeowners envisioned transforming it into their ideal kitchen: bright, open, and highly functional. Mi-Kin Creations pantry unit: designed for maximum functionality and storage. It features three full-extension drawers, two rollout shelves for easy access, and adjustable shelving to complete a highly efficient and organized space.

Lifted and setback units follow the topography and cast less shadow on the street and access the daylight for longer hours, compared 2 story homes edging lot limits. Here's the exterior BEFORE work was done. The jumble of 3 smaller buildings at the back of this Greek Revival 2-family building constituted a separate townhouse. Near the downtown area, expansion space was limited, but the house had real problems for our client, a woman in her 70s - steep interior stairs, low ceilings at 2nd floor, no bathroom on first floor.

BEFORE. The home built in the 1970's was dated and old windows /doors were failing and the homeowners were limited by the floor plan. There was no way to access the exterior to enjoy the beautiful lake view outside on the main level. To use the roof deck, you had to walk through the bedrooms.

New stairs and patio with custom glass fire pit and water feature designed and built by Southern Landscape. Prior to construction, the limited pool deck did not allow for relaxation and entertainment. Southern Landscape designed the patio and custom firepit around the existing live oak tree and provided access of the rear porch of the home.

The goals included a Victorian Period look and universal design features. Wider isles for wheelchair mobility was incorporated. The farm sink is pulled forward for access. the touch less faucet and anti-microbial copper sink are never a bad idea. Other interesting features include armoire doors on the oven and refrigerator and freezer doors provide access. Cabinet surrounds features flush inset doors by Woodharbor painted Morel, and features Soapstone counters. Walnut shelves by Woodharbor for Clawson Cabinets, Antique Brackets and hardware— “customer find”. Brass rail and s hooks by deVOL. All details that provide access at the lower level for both children and people with reach limitations. The kitchen features and induction cooktop and a gas component both by Wolf. the pot filler and glass cabinets with bracket details and antique hardware complete the look.

The owners of a charming home in the hills west of Paso Robles recently decided to remodel their not-so-charming kitchen. Referred to San Luis Kitchen by several of their friends, the homeowners visited our showroom and soon decided we were the best people to design a kitchen fitting the style of their home. We were delighted to get to work on the project right away. When we arrived at the house, we found a small, cramped and out-dated kitchen. The ceiling was low, the cabinets old fashioned and painted a stark dead white, and the best view in the house was neglected in a seldom-used breakfast nook (sequestered behind the kitchen peninsula). This kitchen was also handicapped by white tile counters with dark grout, odd-sized and cluttered cabinets, and small ‘desk’ tacked on to the side of the oven cabinet. Due to a marked lack of counter space & inadequate storage the homeowner had resorted to keeping her small appliances on a little cart parked in the corner and the garbage was just sitting by the wall in full view of everything! On the plus side, the kitchen opened into a nice dining room and had beautiful saltillo tile floors. Mrs. Homeowner loves to entertain and often hosts dinner parties for her friends. She enjoys visiting with her guests in the kitchen while putting the finishing touches on the evening’s meal. Sadly, her small kitchen really limited her interactions with her guests – she often felt left out of the mix at her own parties! This savvy homeowner dreamed big – a new kitchen that would accommodate multiple workstations, have space for guests to gather but not be in the way, and maybe a prettier transition from the kitchen to the dining (wine service area or hutch?) – while managing the remodel budget by reusing some of her major appliances and keeping (patching as needed) her existing floors. Responding to the homeowner’s stated wish list and the opportunities presented by the home's setting and existing architecture, the designers at San Luis Kitchen decided to expand the kitchen into the breakfast nook. This change allowed the work area to be reoriented to take advantage of the great view – we replaced the existing window and added another while moving the door to gain space. A second sink and set of refrigerator drawers (housing fresh fruits & veggies) were included for the convenience of this mainly vegetarian cook – her prep station. The clean-up area now boasts a farmhouse style single bowl sink – adding to the ‘cottage’ charm. We located a new gas cook-top between the two workstations for easy access from each. Also tucked in here is a pullout trash/recycle cabinet for convenience and additional drawers for storage. Running parallel to the work counter we added a long butcher-block island with easy-to-access open shelves for the avid cook and seating for friendly guests placed just right to take in the view. A counter-top garage is used to hide excess small appliances. Glass door cabinets and open shelves are now available to display the owners beautiful dishware. The microwave was placed inconspicuously on the end of the island facing the refrigerator – easy access for guests (and extraneous family members) to help themselves to drinks and snacks while staying out of the cook’s way. We also moved the pantry storage away from the dining room (putting it on the far wall and closer to the work triangle) and added a furniture-like hutch in its place allowing the more formal dining area to flow seamlessly into the up-beat work area of the kitchen. This space is now also home (opposite wall) to an under counter wine refrigerator, a liquor cabinet and pretty glass door wall cabinet for stemware storage – meeting Mr. Homeowner’s desire for a bar service area. And then the aesthetic: an old-world style country cottage theme. The homeowners wanted the kitchen to have a warm feel while still loving the look of white cabinetry. San Luis Kitchen melded country-casual knotty pine base cabinets with vintage hand-brushed creamy white wall cabinets to create the desired cottage look. We also added bead board and mullioned glass doors for charm, used an inset doorstyle on the cabinets for authenticity, and mixed stone and wood counters to create an eclectic nuance in the space. All in all, the happy homeowners now boast a charming county cottage kitchen with plenty of space for entertaining their guests while creating gourmet meals to feed them. The outdoor living room’s retractable awning can be closed to protect from sun or rain or left open to enjoy starlit skies in the evening. For ease of accessibility, the deck has two sets of stairs, one leading to the pool and patio, the other to the basement walkout and walkway to the front of the home.

An entertaining highlight is the waterslide which is accessed via flagstone steps and ledgerock walls built into the hillside and surrounded by dense plantings to look like they’ve always been there. Sliders drop safely into the pool at a notched landing area separate from the rest of the deep section. Two sheer descent waterfalls add a touch of drama.

This single family home sits on a tight, sloped site. Within a modest budget, the goal was to provide direct access to grade at both the front and back of the house. The solution is a multi-split-level home with unconventional relationships between floor levels. Between the entrance level and the lower level of the family room, the kitchen and dining room are located on an interstitial level. Within the stair space “floats” a small bathroom. The generous stair is celebrated with a back-painted red glass wall which treats users to changing refractive ambient light throughout the house. Black brick, grey-tinted glass and mirrors contribute to the reasonably compact massing of the home. A cantilevered upper volume shades south facing windows and the home’s limited material palette meant a more efficient construction process. Cautious landscaping retains water run-off on the sloping site and home offices reduce the client’s use of their vehicle. This kitchen features accessibility around every bend, yet it's universal design makes it even more friendly to the average user than imaginable! From the comfortably accessible wall oven and dishwasher, to the staggered counter heights, and extra roomy toe kick areas, the complete customization of this space to the specific needs of the client, as well as to his wife allows the couple to be able to work together in the kitchen, or independently. The Crystal Keyline island, range-hood and cooktop area are focal points, finished in Antique Ivory w/Brown Highlights, that contrast nicely with Crystal Keyline Toasted Rye w/Brown Highlights cabinetry. The Bayfield door style unifies the design. Typhoon Bordeaux granite countertops are layered in staggered heights for added visual interest. The Kohler Cruette single-hole faucet with pull-down spout and lever handle service a Kohler "Vault" double-bowl sink (in 8" depth to allow for wheelchair accessibility). A Northland Cast Iron undermount sink in Biscuit makes for a perfect fruit & vegetable prep area, allowing plenty of room for multiple cooks in the kitchen - and yes, it's accessible too! The couple feels at home in this kitchen yet, it’s not obvious that someone with physical limitations utilizes this space.
