The 6’ x 6’ 4” custom vinyl over steel spa is centered on the length of the pool (the hole in the coping is where the volleyball net attaches). This pool, called a “sport pool”, is medium depth ranging from a 4’ shallow end to a 5’ 2” deep end. With the pool’s shallow depth, the spa is easily accessible on all four sides.

This was an exceptional challenge due to elevation and access. This spa sits 17 feet above grade and is over 6 feet above the pool. The space was extremely limited but we found the perfect fit. This project includes an infinity edge spa with a Faux edge pool. It also includes a lean to cabana and an automated fire pit. There are three access points to the backyard, each with a locking gate to comply with safety regulations. The first is the home’s rear main floor walkout connecting to the sidewalk beside the home, the second is at the top of the basement walkout stairs and third is at the home’s side door walkout by the lounge area.

The linen closet from the hallway and bathroom was removed and the vanity area was decreased to allow room for an intimate-sized sauna.

The client contacted August Grace Interiors after starting the remodel. They wanted help selecting paint colors and finish materials. The outcome is a clean modern farmhouse look. This project was done on a limited budget and included laying vinyl plank flooring over existing ceramic tile to reduce expense and to minimize disruption to the family's main bathroom.

This single family home sits on a tight, sloped site. Within a modest budget, the goal was to provide direct access to grade at both the front and back of the house.
The solution is a multi-split-level home with unconventional relationships between floor levels. Between the entrance level and the lower level of the family room, the kitchen and dining room are located on an interstitial level. Within the stair space “floats” a small bathroom.
The generous stair is celebrated with a back-painted red glass wall which treats users to changing refractive ambient light throughout the house.
Black brick, grey-tinted glass and mirrors contribute to the reasonably compact massing of the home. A cantilevered upper volume shades south facing windows and the home’s limited material palette meant a more efficient construction process. Cautious landscaping retains water run-off on the sloping site and home offices reduce the client’s use of their vehicle.
The house achieves its vision within a modest footprint and with a design restraint that will ensure it becomes a long-lasting asset in the community.

Before the renovation, both bathrooms featured dated finishes and layouts that had remained largely unchanged since the 1980s. Aging vanities, older bathing areas, and inefficient configurations limited both the appearance and everyday functionality of the spaces. The renovation modernized the bathrooms while also addressing accessibility and a previously hidden leak.
