AV Architects + Builders Location: McLean, VA, USA Our newest custom modern home, located in the heart of McLean, Virginia measures just over 8,700 square feet. Situated on a beautiful lot on Old Chesterbrook Road, the modern home design takes advantage of the lot’s natural contours and sight-lines. Spread throughout three levels, the home contains five bedrooms, six full bathrooms, one half-bath, and a three-car garage. The main level of our modern home design features an open-floor plan designed to entertain family and friends. The entry flows into both the grand dining room and the central area, dedicated to the kitchen, breakfast and a double height great room that opens to a large outdoor deck with picturesque views of the expansive backyard. Located just off the garage is a functional mudroom that features plenty of storage space. In addition to a large home office and powder room, the entire left wing is dedicated to a private master suite with an expansive custom his/her walk-in closet, a master bath with a rainfall shower and a free-standing soaking tub with his/her vanities. The upper level of our modern home design features three generously sized en-suite bedrooms with full baths and closets with a full-size laundry room with plenty of storage space. The lower level of our modern home design also features an en-suite guest bedroom with full bath and walk-in closets amenities. It also includes an expansive recreational room with a glass enclosed wine cellar to house your prized wine collection. To finish out the lower level, we added a full exercise room paired with a full bath with direct access to the outdoor terrace and complimented the house with plenty of storage space. The materials we used for our modern home design are of the highest quality brands. We wanted to hand-select materials that would last for years to come, require little to no maintenance, and compliment the modern aesthetic of the home. The home features aluminum-clad oversized windows, Nichiha rectangular siding, and brick with a pastel finish; all brought together under a vacation style hip roof. Overall, we wanted to create a modern home design that feels like a retreat but still offers all the required amenities a family needs to keep up with the fast pace of Northern Virginia.

The design of this home was driven by the owners’ desire for a three-bedroom waterfront home that showcased the spectacular views and park-like setting. As nature lovers, they wanted their home to be organic, minimize any environmental impact on the sensitive site and embrace nature. This unique home is sited on a high ridge with a 45° slope to the water on the right and a deep ravine on the left. The five-acre site is completely wooded and tree preservation was a major emphasis. Very few trees were removed and special care was taken to protect the trees and environment throughout the project. To further minimize disturbance, grades were not changed and the home was designed to take full advantage of the site’s natural topography. Oak from the home site was re-purposed for the mantle, powder room counter and select furniture. The visually powerful twin pavilions were born from the need for level ground and parking on an otherwise challenging site. Fill dirt excavated from the main home provided the foundation. All structures are anchored with a natural stone base and exterior materials include timber framing, fir ceilings, shingle siding, a partial metal roof and corten steel walls. Stone, wood, metal and glass transition the exterior to the interior and large wood windows flood the home with light and showcase the setting. Interior finishes include reclaimed heart pine floors, Douglas fir trim, dry-stacked stone, rustic cherry cabinets and soapstone counters. Exterior spaces include a timber-framed porch, stone patio with fire pit and commanding views of the Occoquan reservoir. A second porch overlooks the ravine and a breezeway connects the garage to the home. Numerous energy-saving features have been incorporated, including LED lighting, on-demand gas water heating and special insulation. Smart technology helps manage and control the entire house. A metal structure ties together multiple ranch buildings with a modern, sleek interior that serves as a gallery for the owners collected works of art. A welcoming, airy bridge is located at the main entrance, and spans a unique water feature flowing beneath into a private trout pond below, where the owner can fly fish directly from the man-cave!

This expansive Victorian had tremendous historic charm but hadn’t seen a kitchen renovation since the 1950s. The homeowners wanted to take advantage of their views of the backyard and raised the roof and pushed the kitchen into the back of the house, where expansive windows could allow southern light into the kitchen all day. A warm historic gray/beige was chosen for the cabinetry, which was contrasted with character oak cabinetry on the appliance wall and bar in a modern chevron detail. This Beautiful 5,931 sqft home renovation was completely transformed from a small farm bungalow. This house is situated on a ten-acre property with extensive farmland views with bright open spaces. Custom beam work was done on site to add the “rustic” element to many of the rooms, most specifically the bar area. Custom, site-built shelving and lockers were added throughout the house to accommodate the homeowner’s specific needs. Space saving barn doors add style and purpose to the walk-in closets in the ensuite, which includes walk-in shower, private toilet room, and free standing jet tub; things that were previously lacking. A “great room” was created on the main floor, utilizing the previously unusable living area, creating a space on the main floor big enough for the family to gather, and take full advantage of the beautiful scenery of the acreage.

A circular concrete retaining wall provides a welcoming sitting area nestled in the lower part of the landscape. Positioned in an ideal spot for the homeowners to enjoy the the stunning water-side views throughout the seasons and at sunset. The existing bath had a small sink area with his and hers sinks and then a pocket door into the main bath which housed the tub, shower and commode. The main problem was the outdated look of the space, which was rather dark and dreary, and the giant unused whirlpool tub which took up more than its fair share of the footprint. To brighten the space, we used a pallet of soft gray porcelain tile on the floor and ceramic subway tiles on the walls. Carrera marble and nickel plumbing brighten the room and help amplify the sunlight streaming in through the existing skylight and vaulted ceiling. We first placed the new freestanding tub on an angle near the window so that users can take advantage of the view and light while soaking in the tub. A new, much larger shower takes up the other corner and delivers some symmetry to the room and is now a luxurious, useable and comfortable size. The commode was relocated to the right of the new shower, so it is visually tucked away. The existing opening between the sink area and the main area was widened and the door removed so that the homeowners can enjoy the light from the larger room while using the sinks each morning. A step up into the tub/shower area provides additional interest and was a happy accident and solution required to accommodate running the plumbing through the existing floor joists. Because the existing room felt quite contemporary with the vaulted ceiling, we added a run of crown molding around the top and a chair rail to the top of the tile to provide some traditional touches to the room. We think this space is lovely, relaxing and serene and are so honored to have been chosen by these wonderful homeowners to help provide them with a relaxing master bath sanctuary! This entry’s design was inspired by the feel of an English manor. The challenge with a large home-site was creating a home design including multiple buildings and outdoor structures that flowed together and felt cohesive. The main function of the outdoor living space was to address this challenge. • The home includes a main house, guest house, outdoor leaving area, gazebo, and separate garage connected by trellised walkways. Large concrete tiles separated by grass create walkways between focal points. A large rock wall with focal niches balances the guest house. • A trellised pathway connects the main house with separate outbuildings. • A long wading pool is anchored by a stone wall points the way to a scenic outdoor living area. • A covered living area was designed on the edge of the property to take advantage of the stunning views and tie the guest house and pool together. Transforming a large house into a comfortable home was the main challenge for ATMOSPHERE DESIGN when asked to fit out the interiors of a large 10,500 square foot manor house situated on 11 lush acres. The design team created an elegant and sophisticated interior that took advantage of the structure’s combination of traditional elements: exterior stonework, a contemporary aesthetic, and floor-to-ceiling windows. Our clients were relocating from the upper peninsula to the lower peninsula and wanted to design a retirement home on their Lake Michigan property. The topography of their lot allowed for a walk out basement which is practically unheard of with how close they are to the water. Their view is fantastic, and the goal was of course to take advantage of the view from all three levels. The positioning of the windows on the main and upper levels is such that you feel as if you are on a boat, water as far as the eye can see. They were striving for a Hamptons / Coastal, casual, architectural style. The finished product is just over 6,200 square feet and includes 2 master suites, 2 guest bedrooms, 5 bathrooms, sunroom, home bar, home gym, dedicated seasonal gear / equipment storage, table tennis game room, sauna, and bonus room above the attached garage. All the exterior finishes are low maintenance, vinyl, and composite materials to withstand the blowing sands from the Lake Michigan shoreline.

Forget just one room with a view—Lochley has almost an entire house dedicated to capturing nature’s best views and vistas. Make the most of a waterside or lakefront lot in this economical yet elegant floor plan, which was tailored to fit a narrow lot and has more than 1,600 square feet of main floor living space as well as almost as much on its upper and lower levels. A dovecote over the garage, multiple peaks and interesting roof lines greet guests at the street side, where a pergola over the front door provides a warm welcome and fitting intro to the interesting design. Other exterior features include trusses and transoms over multiple windows, siding, shutters and stone accents throughout the home’s three stories. The water side includes a lower-level walkout, a lower patio, an upper enclosed porch and walls of windows, all designed to take full advantage of the sun-filled site. The floor plan is all about relaxation – the kitchen includes an oversized island designed for gathering family and friends, a u-shaped butler’s pantry with a convenient second sink, while the nearby great room has built-ins and a central natural fireplace. Distinctive details include decorative wood beams in the living and kitchen areas, a dining area with sloped ceiling and decorative trusses and built-in window seat, and another window seat with built-in storage in the den, perfect for relaxing or using as a home office. A first-floor laundry and space for future elevator make it as convenient as attractive. Upstairs, an additional 1,200 square feet of living space include a master bedroom suite with a sloped 13-foot ceiling with decorative trusses and a corner natural fireplace, a master bath with two sinks and a large walk-in closet with built-in bench near the window. Also included is are two additional bedrooms and access to a third-floor loft, which could functions as a third bedroom if needed. Two more bedrooms with walk-in closets and a bath are found in the 1,300-square foot lower level, which also includes a secondary kitchen with bar, a fitness room overlooking the lake, a recreation/family room with built-in TV and a wine bar perfect for toasting the beautiful view beyond.
