When our client bought their lot in Broken Top they did not build for years. Living in San Diego,they decided in 2011 to build a vacation home/ future retirement abode. Their vision included a welcoming single level with relaxing Master bedroom and bath, a kitchen/living/dining space to entertain family and friends, and an outdoor living space to enjoy the sunsets.Their vision became reality!! It also includes a wonderful second bedroom perfect for guests, with a separate entrance and a private bath with walk-in shower. The third bedroom doubles as an office with lots of windows. The home is rustic from the front. Upon entering one notices the open floor plan and contemporary kitchen design as well as the beautiful rock fireplace and abundance of light. An extra-large island in the kitchen includes a wine cooler, bar sink, and eating area. The décor of the home is comfortable and warm. And the stunning dark Acacia wood flooring runs throughout the main living area. This home is 3210 square feet on a single level. Natural mature landscaping surrounds the home giving it a settled-in feeling. This is a perfect home for retirees who host guests, or a small family. Spa-like master bathroom with a custom walnut double sink vanity, spacious walk-in shower with a teal penny round floor, easy-to-maintain porcelain shower walls, accented with chrome fixtures and sconces.

This comfortable beach master bedroom boasts a grasscloth coffered ceiling, dark bamboo wood floors, white painted walls and black windows looking out over the expansive ocean views. The white duvet is the perfect neutralizer for the blue and brown accent pillows. The blue accents are also noticeable in the blue table lamps and blue leather benches conveniently placed at the foot of the bed.

Updating a recently built town home in culver city for a wonderful family was a very enjoyable project for us. The townhouse bathroom had a basic look and was lacking in both storage and looks. the main part of this project was the custom design and building of the vanity unit and the extra storage with bi-fold doors so not to take up too much space. the floors were done with porcelain tile that mimics the rich look of Calcutta marble. the large format tile gives a sensation of space and minimalize the amount of grout lines on the floor. The shower unit received a much-needed high end plumbing fixture and the shower head was raised to a normal height. the walls were tiled with the same floor tile in a staggered pattern. the bench wall is the center focal point and is boasting a chiseled texture dark gray tile that is been complimented by the slate shower pan tile work. notice the bench top and the step into the shower, it is done with a single piece of quartz stone for a clean and grout-less look.

When Cummings Architects first met with the owners of this understated country farmhouse, the building’s layout and design was an incoherent jumble. The original bones of the building were almost unrecognizable. All of the original windows, doors, flooring, and trims – even the country kitchen – had been removed. Mathew and his team began a thorough design discovery process to find the design solution that would enable them to breathe life back into the old farmhouse in a way that acknowledged the building’s venerable history while also providing for a modern living by a growing family. The redesign included the addition of a new eat-in kitchen, bedrooms, bathrooms, wrap around porch, and stone fireplaces. To begin the transforming restoration, the team designed a generous, twenty-four square foot kitchen addition with custom, farmers-style cabinetry and timber framing. The team walked the homeowners through each detail the cabinetry layout, materials, and finishes. Salvaged materials were used and authentic craftsmanship lent a sense of place and history to the fabric of the space. The new master suite included a cathedral ceiling showcasing beautifully worn salvaged timbers. The team continued with the farm theme, using sliding barn doors to separate the custom-designed master bath and closet. The new second-floor hallway features a bold, red floor while new transoms in each bedroom let in plenty of light. A summer stair, detailed and crafted with authentic details, was added for additional access and charm. Finally, a welcoming farmer’s porch wraps around the side entry, connecting to the rear yard via a gracefully engineered grade. This large outdoor space provides seating for large groups of people to visit and dine next to the beautiful outdoor landscape and the new exterior stone fireplace. Though it had temporarily lost its identity, with the help of the team at Cummings Architects, this lovely farmhouse has regained not only its former charm but also a new life through beautifully integrated modern features designed for today’s family. This Houston bathroom remodel has it all - from its contemporary, en suite design to its Carrara marble to its luxury spa shower and his-and-her closets! The next two doors down lead to the original, 6-foot-long by 4-feet-long by 4-feet-deep closet shared by the couple, but now reserved for him. As you can see in the graphic, a small, private commode was added onto the back of the new shower. Recessed lighting was also added for more ambient light, along with brushed nickel lighting fixtures. The closeup of the new shower and dressing suite, meanwhile, shows the black-and-grey border and accents in the shower. The border and accents are a stone-and-glass tile mix from Floor & Décor. The shower floor - a flat mosaic marble pebble - is also from Floor & Décor. Also notice the view of the Houston bath remodel, looking toward the back yard from the master bedroom. On the right, after the towel hooks and before the French doors, a flat-screen TV has been added for viewing from the shower and dressing area. This Houston bathroom remodel sprung out of a bachelor's engagement. The original, 300-square-foot master bathroom - still in the 80s with brass fixtures and wallpaper - desperately needed a redesign that could accommodate his future bride. So Outdoor Homescapes gutted the original bathroom and doubled the size with a 300-square-foot addition off the back of the house. Check out the full-on view of the project. As you can see, the client went with white instead of dark-wood vanity cabinets, ditched the glass shower surround and scrapped the second vanity area).

Built in 1835 the Wylie House was the home of the first President of Indiana University, Andrew Wylie. It is now operated as a Historic House Museum. The period correct furnishings and window coverings were fading due to the sun. SOLARIS worked with the curator to make sure the film we installed would not change the look or feel of the home or have a noticeable tint from the exterior. Vista Spectra Select 70 was installed to offer maximum protection with no noticeable change in appearance and no damage to the original 180 year old glass.

New doors, new flooring, new cabinets and we removed the tub. You will also notice that we removed the toilet room doors and widened the opening. We added several hand bars for stability. The shower has no curb to make it easy to get into without the tripping hazard. Hand bars strategically place for an aid to balance. Notice the body sprayers, and hand held wand. The hand bars on the lower level do double duty as a shampoo holder.

Larger subway tiles with grey ceramic accents. Notice we brought the floor material from the bathroom and laundry to be custom cut to make a border for the accents. The fold down seat makes for a nice place to sit with grab bars for assistance. The hand shower also makes utility of showering nicer and easier to clean. CONTACT These home owners initially contacted their Designer to identify the reason that the floor in their upstairs bedroom suffered from a noticeable slant. The floor problem actually impacted a small bathroom and adjoining study also. Early on, the decision was made to re-design the footprint for the 3 rooms in conjunction with repairing the uneven floor. The approach was to gut all three spaces of walls and floors and start from scratch. The new spaces were designed with the clients needs for accessibility in mind. DESIGN The design effort included identifying the products to be used throughout the spaces. This included everything from the flooring to the wall paint. Kohler plumbing fixtures and Adelphi cabinetry were decided on first. A radiant heat grid was included for the bathroom floor. Lighting, paint and tile soon followed. Wood flooring was installed throughout the adjoining spaces. The master bedroom was redesigned to allow for entry from the study or the master bath via pocket doors. The study was given an access to the master bath also. The hardwood flooring ties the bedroom and study together and gives each room a very spacious feel. The original master bedroom was changed to incorporate a large walk-in closet that features custom storage throughout. The study that also doubles as the IT center for the home was updated with custom book cases and cabinetry from Adelphi Cabinets. When discussing the reapportioning of the entire space for the individual rooms the bathroom was given priority. The previous small bathroom did not include a window for natural light. The new design corrected that in a big way by incorporating an existing bedroom window into the new space. The decision was made early on to allow for the inclusion of a large shower with full granite walls and custom plate glass surround. The shower system includes both fixed and hand held shower heads. A thermostatic control system was included to eliminate scalding. A large bench seat of matching granite allows for relaxing while getting squeaky clean. A separate air massage tub from Kohler centered under the new windows allows for a relaxed moment while being caressed by all those tiny bubbles. His and her side by side vanity sinks allows for efficient use of the space. The Caxton sinks and coordinated toilet were selected to match the color of the tub and do so beautifully! CONSTRUCTION We started the project not knowing what we were going to find. The slanting floor upstairs was not evident in the ceiling of the first floor Once the demolition had been completed it was evident that the floor joists were at the heart of the problem. The home had been framed with floor joists that had been strung together to increase their length. Over time and with the house settling, the strung together joists started to droop from their connection point. This was concealed on the first floor by a large HVAC duct running through the garage. This was corrected by the addition of two laminated beams in the ceiling of the first floor (luckily in the garage) that re-supported the offending joists. THE END The project was a huge success in terms of problem solving and designing with budget and time frame in mind. The overall impact of the new space is impressive both visually and from a practicality point of view. The new master suite with upscale bathroom and study adds significant value to the home and the home owners quality of life!

This is a shot of the master bathroom, with a view into the shower. Your will notice there is not lip into the shower. It was designed so to be handicap accessible, as many of our house are, as our clients want to be able to live in the house as long as they possibly can. There are some large windows in the shower that are high up, so as to provide natural light into the shower but yet keep your privacy. The countertop is marble to match the marble floor and shower tile. If you look into the mirror you will also notice the large windows allowing a beautiful view of the woods and nature in the morning as you get ready to tackle your day.

Inspiration for a large transitional master dark wood floor and gray floor bedroom remodel in San Francisco with white walls and no fireplace
