At roughly 1,600 sq.ft. of existing living space, this modest 1971 split level home was too small for the family living there and in need of updating. Modifications to the existing roof line, adding a half 2nd level, and adding a new entry effected an overall change in building form. New finishes inside and out complete the alterations, creating a fresh new look. The sloping site drops away to the east, resulting in incredible views from all levels. From the clean, crisp interior spaces expansive glazing frames the VISTA.

As part of this South Vancouver strata condo renovation, the kitchen was reconfigured to improve openness and connectivity to the adjacent living space. The existing wall separation was modified to create a functional pass-through opening, enhancing sightlines while maintaining structural integrity within the building envelope. A custom suspended wood shelf was integrated into the opening, introducing warmth and practical display storage without overwhelming the compact footprint. Inspiration for a contemporary outdoor patio shower remodel in New York

The plan was to alter the traditional street-facing window to stay true to the new modern design. But the neighborhood Homeowners Association didn’t allow any modifications to the front of the house. The solution: a thick pane of frosted glass with graphic clear banding. Just transparent enough to let sunlight in, the design element created privacy with no need to alter the exterior wall. This is part of a whole home remodel we completed and featured in the Home Builder's Association Showcase of Remodeled Homes. This is the bathroom on the lower level, mostly for their son's usage. It was only upgraded with small modifications. We removed the previous linoleum flooring and installed Ottomano 6"x6" tile. The toilet, vanity, mirror and lighting was replaced. We reused the existing light from the upstairs bathroom to save on budget. The walls were painted a dark grey/blue. This couple was looking for an updated design for their 20+ year old kitchen. Some of the modifications made were relocation of refrigerator stacked cabinets, furniture styled island with seating for four and hand-scraped hickory flooring which helps stand up to the wear and tear of their many grandchildren and their 100 pound dog.
