Complete overhaul of the common area in this wonderful Arcadia home.
The living room, dining room and kitchen were redone.
The direction was to obtain a contemporary look but to preserve the warmth of a ranch home.

The open kitchen is separated from the dining area with a large 10' peninsula with a waterfall finish detail.

The kitchen layout includes a secondary sink and a secondary dishwasher! For the busy life style of a modern family.
The fireplace was completely redone with classic materials but in a contemporary layout.
Notice the porcelain slab material on the hearth of the fireplace, the subway tile layout is a modern aligned pattern and the comfortable sitting nook on the side facing the large windows so you can enjoy a good book with a bright view.
The bamboo flooring is continues throughout the house for a combining effect, tying together all the different spaces of the house.
All the finish details and hardware are honed gold finish, gold tones compliment the wooden materials perfectly.

Added insulation behind with and pulled down insulation. Bird dropping, tree sap and graffiti will come right out this product. The best part, it really looks like wood.

This modern farmhouse located outside of Spokane, Washington, creates a prominent focal point among the landscape of rolling plains. The composition of the home is dominated by three steep gable rooflines linked together by a central spine. This unique design evokes a sense of expansion and contraction from one space to the next. Vertical cedar siding, poured concrete, and zinc gray metal elements clad the modern farmhouse, which, combined with a shop that has the aesthetic of a weathered barn, creates a sense of modernity that remains rooted to the surrounding environment.
The Glo double pane A5 Series windows and doors were selected for the project because of their sleek, modern aesthetic and advanced thermal technology over traditional aluminum windows. High performance spacers, low iron glass, larger continuous thermal breaks, and multiple air seals allows the A5 Series to deliver high performance values and cost effective durability while remaining a sophisticated and stylish design choice. In keeping with the grand Palladian architectural style of the Pondbank House, the landscape architect has created an impressive series of complementary Mediterranean garden spaces using local stone for terracing and High Plains adapted plants. In addition to a kitchen and cutting garden and diverse planting schemes featuring over 250 species, there are many delightful pieces of garden art and creative garden details. Decorative fountain walls distribute roof and storm drainage to terraced plantings. An infinity lawn edge creates a “ha-ha” effect from the pool terrace to the borrowed landscape in the distance. A lovely moon gate leads to a secluded Japanese-style spa garden, an “aromabo” for contemplative relaxation and outdoor aromatherapy. And a shallow water basin in the strolling garden is positioned to reflect the rising moon.

Our clients came to us wanting to increase the size of the bathroom and reconfigure the closet to create a more functional space. We re-positioned the toilet, squared off the closet, and increased the overall size of the bathroom upon entry/ in front of the vanities. We removed the cultured marble tub and shower and created a zero-threshold, walk-in shower with a gorgeous Kohler “Veil” free standing tub paired with a floor mounted tub filler in a brushed nickel finish. The tile is a 12x24 cemento cassero bianco porceline on the walls and the floor to create seamless, spa-like escape. The focal point as you walk in is the 24-inch Deco column running vertical behind the tub. The vanity features an espresso cabinet with the Britannica Cambria Quartz countertop. This gorgeous Quartz features a waterfall edge and a show stopping 8-inch vanity backsplash with wall mounted vanity faucets.

These floating wood shelves add the perfect balance to the salvaged chestnut backsplash on the opposite side of this kitchen. Seude finish soapstone quartz countertops add refinement and the warm shaker cabinets add a touch of classic country design. A farmhouse sink and horizontal picket tile backsplash is an effective counterpoint to the wood elements in the space. The tile's gloss finish is the perfect accent to the dark matte countertops. A large peninsula adds functional seating and serving space for entertaining. It's a light, bright and modern kitchen for a family living in their forever home.

Our country is filled with tiny kitchens. How do you expand these spaces effectively? Usually the tiny kitchen is found within a home with a small footprint, even so there are means to affect the space in a positive manner to increase the physical and perceptual aspects of the space. We removed several walls to create an open concept. We recessed the ceiling in several levels for dramatic effect. To keep everything feeling grand we made the doorways taller and arched the top.
