This 1914 family farmhouse was passed down from the original owners to their grandson and his young family. The original goal was to restore the old home to its former glory. However, when we started planning the remodel, we discovered the foundation needed to be replaced, the roof framing didn’t meet code, all the electrical, plumbing and mechanical would have to be removed, siding replaced, and much more. We quickly realized that instead of restoring the home, it would be more cost effective to deconstruct the home, recycle the materials, and build a replica of the old house using as much of the salvaged materials as we could. The design of the new construction is greatly influenced by the old home with traditional craftsman design interiors. We worked with a deconstruction specialist to salvage the old-growth timber and reused or re-purposed many of the original materials. We moved the house back on the property, connecting it to the existing garage, and lowered the elevation of the home which made it more accessible to the existing grades. The new home includes 5-panel doors, columned archways, tall baseboards, reused wood for architectural highlights in the kitchen, a food-preservation room, exercise room, playful wallpaper in the guest bath and fun era-specific fixtures throughout.

Inspiration for a mediterranean patio remodel in Austin

Ronnette Riley Architect was retained to renovate a landmarked brownstone at 117 W 81st Street into a modern family Pied de Terre. The 6,556 square foot building was originally built in the nineteenth century as a 10 family rooming house next to the famous Hotel Endicott. RRA recreated the original front stoop and façade details based on the historic image from 1921 and the neighboring buildings details. Ronnette Riley Architect’s design proposes to remove the existing ‘L’ shaped rear façade and add a new flush rear addition adding approx. 800 SF. All North facing rooms will be opened up with floor to ceiling and wall to wall 1930’s replica steel factory windows. These double pane steel windows will allow northern light into the building creating a modern, open feel. Additionally, RRA has proposed an extended penthouse and exterior terrace spaces on the roof. The interior of the home will be completely renovated adding a new elevator and sprinklered stair. The interior design of the building reflects the client’s eclectic style, combining many traditional and modern design elements and using luxurious, yet environmentally conscious and easily maintained materials. Millwork has been incorporated to maximize the home’s large living spaces, front parlor and new gourmet kitchen as well as six bedroom suites with baths and four powder rooms. The new design also encompasses a studio apartment on the Garden Level and additional cellar created by excavating the existing floor slab to allow 8 foot tall ceilings, which will house the mechanical areas as well as a wine cellar and additional storage.

Children’s book author, poet and songwriter Shel Silverstein lived in Key West for many years. While he passed away in 1999, his legacy lives on through some of his most popular works including Where the Sidewalk Ends, A Light in the Attic and The Giving Tree. In 2017, Hurricane Irma blew over two trees in the front of the home that Silverstein lived in for years. They crushed the front of the house and the home was condemned. The current owners engaged Scott Hutton of Kanga Construction to completely demolish the home and then rebuild an exact replica. Goodwin milled 1800sf of building reclaimed Legacy Heart Pine Vertical 3-1/4″ flooring for the restoration of the home. We also produced the stair treads.

For example the doors and windows are new but they were made as replicas to the originals. The homeowners were relocating from the Inland Empire to be closer to their daughter and grandchildren. One of their requests was additional living space. In order to achieve this we added a second story to the home while ensuring that it was in character with the original structure. The interior of the home is all new. It features all new plumbing, electrical and HVAC. Although the home is a Spanish Revival the homeowners style on the interior of the home is very traditional. The project features a home gym as it is important to the homeowners to stay healthy and fit. The kitchen / great room was designed so that the homewoners could spend time with their daughter and her children. The home features two master bedroom suites. One is upstairs and the other one is down stairs. The homeowners prefer to use the downstairs version as they are not forced to use the stairs. They have left the upstairs master suite as a guest suite. All of the windows and doors were replicated to match the original styling of the house. The roof is a combination of Gable and Hip and is made of red clay tile. The arched door and windows are typical of Spanish Revival. The home also features a Juliette Balcony and window. Library / Living Room: The library offers Pocket Doors and custom bookcases. Powder Room: This powder room has a black toilet and Herringbone travertine. Kitchen: This kitchen was designed for someone who likes to cook! It features a Pot Filler, a peninsula and an island, a prep sink in the island, and cookbook storage on the end of the peninsula. The homeowners opted for a mix of stainless and paneled appliances. Although they have a formal dining room they wanted a casual breakfast area to enjoy informal meals with their grandchildren. The kitchen also utilizes a mix of recessed lighting and pendant lights. A wine refrigerator and outlets conveniently located on the island and around the backsplash are the modern updates that were important to the homeowners. Master bath: The master bath enjoys both a soaking tub and a large shower with body sprayers and hand held. For privacy, the bidet was placed in a water closet next to the shower. There is plenty of counter space in this bathroom which even includes a makeup table. Staircase: The staircase features a decorative niche Upstairs master suite: The upstairs master suite features the Juliette balcony Outside: Wanting to take advantage of southern California living the homeowners requested an outdoor kitchen complete with retractable awning. The fountain and lounging furniture keep it light. Home gym: This gym comes completed with rubberized floor covering and dedicated bathroom. It also features its own HVAC system and wall mounted TV.

The homeowners wish-list when searching for properties in the Geneva Lake area included: low-maintenance, incredible lake views, a pier but also a house that needed a lot of work because they were searching for a true project. After months of designing and planning, a bright and open design of the great room was created to maximize the room’s incredible view of Geneva Lake. Nautical touches can be found throughout the home, including the rope detailing on the overhead light fixture, in the coffee table accessories and the child-sized replica wooden boat. The crisp, clean kitchen has thoughtful design details, like the vintage look faucet and a mosaic outline of Geneva Lake in the back splash. Inspiration for a mid-century modern bathroom remodel in Detroit

This shower is all natural stone. The walls are a combination of 8x24 slate planks and a mosaic of slate strips. Both are a variation called Mongolian Desert. The floor is a pebble mosaic called Dusty Grey. All of the tile is from The Tile Shop. In fact, my client liked one of their displays so much, this is practically a replica! I like this one better, of course! :) The grout is Pro-Grout sanded in Natural color. The valve is Delta's Dryden line in oil rubbed bronze. This was a fun shower to work on because I new it would be amazing!

Architectural and design details such as exposed stone walls, replica-style fans, and sliding barn doors maintained a cohesive farmhouse look. Both the office and the porch are accessible from the center hallway of the home for a well thought-out flow.

One fascinating detail requested by the Links are the three belt-driven fans installed in the ceiling. They are replicas based on older antique designs. T.W. Ellis’ carpenter designed special box extensions so the belts would not hit the ceiling.
