A beautiful, stained post-and-rail fence and gate backed with mesh helps keep children away from the road.

Herbs are one of the cornerstones of Edible Gardens, particularly those which require special attention to spatial restrictions, like balcony gardens. Sun lovers like Mediterranean herbs are perfect for S or SW exposures. Herbs grow quickly, generally need very little space (they can grow in as little as 6" of soil if you are hard-pressed, but prefer 7-8").

The property is a 700 square foot condo. The homeowner's goal was to have his 40+ year old unit transformed into a brand new space. To accomplish this, we gutted the entire unit; we replaced the popcorn ceiling with new drywall, replaced the old flooring with maple engineered wood flooring, removed the mirrored walls and painted the drywall a soothing neutral gray, and removed the kitchen walls and bulkheads to create an open concept. The bathroom and kitchen were totally renovated as well. The outer kitchen walls and bulkheads were removed to create an open feel. The main challenge in opening up the space was the building restricting the removal of the existing telephone wires that were located in one of the walls. To maintain compliance with the building rules, I designed an "iron pipe" to house the phone wires which also serves as a conduit for the required wiring to the island. This pipe has an industrial influence which ties in perfectly with the custom-made shelving over the kitchen sink. Additions include: Handsome crown moulding and custom baseboards, Sherwin Williams wall, ceiling and trim paint (the ceiling is NOT white), LED recessed light fixtures, custom island pendants, Quartz countertops, custom dining chandelier, custom shelving over the kitchen sink and custom "iron pipe" designed to house existing telephone wires (the building restricted the removal of existing phone line). We designed the unique roofline of this custom home in accordance with the city’s strict height restrictions, carefully upheld to preserve beautiful views of the city, water, and Stanley Park. The result is a standing-seam metal roof that doubles as a tool—maximizing the region’s abundant rainfall by gathering rain water and funneling it into a Zen garden below. The entire main level enjoys an open-concept plan and varying ceiling heights, creating a sense of variation throughout the house. The master suite, offering incredible views, is located opposite the secondary bedrooms, while three covered balconies provide multiple places to enjoy the outdoors, even in the rain.

This mixed-income housing development on six acres in town is adjacent to national forest. Conservation concerns restricted building south of the creek and budgets led to efficient layouts. All of the units have decks and primary spaces facing south for sun and mountain views; an orientation reflected in the building forms. The seven detached market-rate duplexes along the creek subsidized the deed restricted two- and three-story attached duplexes along the street and west boundary which can be entered through covered access from street and courtyard. This arrangement of the units forms a courtyard and thus unifies them into a single community. The use of corrugated, galvanized metal and fiber cement board – requiring limited maintenance – references ranch and agricultural buildings. These vernacular references, combined with the arrangement of units, integrate the housing development into the fabric of the region. A.I.A. Once the new walls went up on the left, capturing square footage from the bedroom, we now had enough room for the separate tub and shower the clients so wanted. Parameters were still restrictive as we dealt with that overhead soffit and the ability to move plumbing at a reasonable price. Wall paint is no-VOC mineral paint from ROMA.

To pass our country's building codes customers must be given a functioning bath and kitchen even if they are not complete, SEI made sure that our customer was happy with the starter bath and kitchen that was afforded.

This project the home sat at the top of the hill with breathtaking views all around. The challenge was restrictions that dictated the placement of the pool a distance from the house. The final design was very pleasing with the swimming pool on the slope with these amazing views. A walkway leads from the side of the home to the pool gate.
