This home's owners are reverse snowbirds who love birding. They bought this home for the wooded lot but unfortunately couldn't see much from the inside. The home was dated throughout so there wasn’t a surface in this house left untouched. Besides all walls, ceilings, and floors being addressed, projects included three bath remodels and stairway railing replacement. But, the story became the kitchen where we combined it with the formal dining room and changed the orientation to add large windows towards the trees. Now the house feels like a tree house.

This project is one of the most extensive TVL scopes to date! This house sits in a phenomenal site location in Golden and features a number of incredible and original architectural details. However, years of shifting had caused massive structural damage to the home on both the main and basement levels, resulting in shifting door frames, split drywall, and sinking floors. These shifts prompted the clients to seek remodeling assistance in the beginning of their renovation adventure. At first, the scope involved a new paint and lighting scheme with a focus on wall repair and structural improvement. However, the scope eventually evolved into a re-design of the entire home. Few spaces in this house were left untouched, with the remodeling scope eventually including the kitchen, living room, pantry, entryway and staircase, master bedroom, master bathroom, full basement, and basement bedrooms and bathrooms. Expanding the scope in this way allowed for a design that is cohesive space to space, and creates an environment that captures the essence of the family's persona at every turn. There are many stunning elements to this renovation, but a few favorites include the insanely gorgeous custom steel elements at the front entry, Tharp custom cabinetry in the kitchen and pantry, and unique stone in just about every room of the house. Our clients for this project are both geologists. This alone opened an entire world of unique interest in material that we have never explored before. From natural quartzite countertops that mimic mountain ranges to silky metallic accent tiles behind the bathtub, this project does not shy away from unique stone finds and accents. Conceptually, the clients' love for stone and natural elements is present just about everywhere: the dining room chandelier conceptually takes the form of stalactite, the island pendants are formed concrete, stacked stone adorns the large back wall of the shower, and a back-lit onyx art piece sits in a dramatic niche at the home's entry. We love the dramatic result of this renovation and are so thrilled that our clients can enjoy a home that truly reflects their passions for years to come!

This spectacular family home situated above Lake Hodges in San Diego with sweeping views, was a complete interior and partial exterior remodel. Having gone untouched for decades, the home presented a unique challenge in that it was comprised of many cramped, unpermitted rooms and spaces that had been added over the years, stifling the home's true potential. Our team gutted the home down to the studs and started nearly from scratch.
The goal was to dramatically open up the living space and modernize the home, while capitalizing on the stunning views the property had to offer. With the existing floor plan, only bedrooms had partial views, with common living areas relegated to the back portion, preventing residents from enjoying the expansive sightlines available to the home.
The completely reimagined floorplan included relocating the kitchen and Master Suite to the opposite side of the home to take better advantage of the views and natural light. All bathrooms and the laundry room were completely remodeled along with installing new doors, windows, and flooring throughout the home and completely upgrading all electrical and plumbing.

The AirDrain panel is able to tolerate the harsh heat and bitter cold which classifies it as a “NoBreak” plastic. The specialized air panels install into place faster than gravel giving you that synthetic grass to enjoy sooner and year round.

No corner of this house remained untouched in this massive home renovation. The previous primary bedroom was the ideal location for a main floor guest suite and required the fewest overall changes. Relocating the closet gave us the opportunity to move the ensuite bath into its place. To capitalize on the stunning view there, we placed the clawfoot slipper tub directly in front of the new window. The allotted space was only five and a half feet wide, so we had to be very intentional with the layout. By installing two windows on either side of the vanity mirror, the compact space feels noticeably larger and brighter. The full-height black wall tile adds striking drama and contrasts beautifully with the custom walnut vanity.
The powder room, converted from the former hall bathroom, was the perfect spot to introduce bolder, more dramatic elements, offering a striking contrast to the soothing neutral tones throughout the rest of the house. The whimsical bird painting, gifted to the homeowner by a dear artist friend, inspired this space, particularly the wall color which was custom matched to the bird’s red crown. Black Marble Hexagon floor tiles offer a luxurious base for the gorgeous brass console sink. The vanity light, chosen for its pineapple shape symbolizing hospitality, was one of the first design selections, aptly reflecting the homeowner’s love for entertaining. Overall, it’s a fun and vibrant space!

We built a Covered Patio with an Outdoor Kitchen to fit the requirements of our client in Cypress, TX. This space was specifically designed to entertain, while leaving the beautiful view untouched. Our clients are able to soak in their appealing landscaping and maintain a view of the lake from within the home as well as in their outdoor kitchen.
This structure was built to look original to the home, as brick, trim, and gutters were matched to the home. Tongue and Groove pre-stained wood were also added to the balcony and existing patio ceilings to match the new addition. The gable and truss style roof enhances this covered patio, adding height for a roomier feel.
The outdoor kitchen boasts a stone face with lovely Bordeaux Dark granite countertops and ample seating. Grilling is not hindered, with a large grill and plenty of storage and counter space, the only thing missing is the meat!
Finally, recessed lighting and ceiling fans create the perfect dining outdoors environment.
