In Seattle’s North Admiral neighborhood, this project began with a tear-down lot and the vision to create something new that still felt timeless. Built as a spec home, the design carefully considered the character of the surrounding homes, blending seamlessly into the block as if it had always been part of the community.
Inside, warm finishes and natural wood cabinetry bring a sense of comfort and authenticity, while modern touches elevate the living experience. A two-sided gas fireplace creates cozy ambiance for cool Pacific Northwest nights, and a wet bar offers the perfect setup for entertaining. There’s nothing as wonderful as walking into a mid-century gem with clients who love the character of their new home. Our goal for this project was to incorporate the mid-century bones of this home into a new design that would better meet the contemporary needs of our clients. We started by taking down the walls that had separated this kitchen from the rest of the home and creating a welcoming space that blended seamlessly with the new open concept. The new kitchen design was a win for our clients with increased storage, more work surfaces, and a peninsula with plenty of seating. We utilized wood finishes through out this space with light wood flooring, medium-tones on the cabinetry, and darker wood accents throughout giving us a beautiful balance and a calm backdrop. This home had beautiful horizontal lines that we wanted to accentuate, so we selected a dark wood finish for the central beam and tied it in with the dark finish on the wood fireplace mantel and the stair handrail to emphasize the horizontal features. But we never miss an opportunity for a fun mid-century pop, and this home provided plenty of inspiration! The boomerang hardware on the cabinets and escher backsplash tiles give us great geometric elements to break up the clean lines of the rest of the space. One of our favorite features of this home was the original plaster ceilings with the custom hand troweled texture. We knew from the beginning that this was an element we wanted to maintain and accentuate, so when we opened up the kitchen and added recessed lighting we reached out to a local plaster artisan to carry the texture throughout the space, and we couldn’t be happier with the results. This design brings together the mid-century aesthetics of clean lines and fun patterns with the modern-day functionality our clients were looking for in their new kitchen.

Ultra-slim, long, premium metal bar handles elevate the look even further. And an unsightly radiator had a bespoke cabinet cover created to blend seamlessly with the windowsill.
Illuminated interiors with tailored storage
Behind the mirrored soft-close doors, the matching grey cabinet interiors are fully customised with a range of storage features. These include internal felt and velvet-lined drawers for jewellery, watches, and belts. Concealed, vertical automatic LED lighting in all the closets. Double height hanging rails and cleverly crafted pull-out trays with low fronts for easy viewing and access. High-level open shelves with useful dividers for less frequently used items. Branksome Road
Set within a Bournemouth conservation zone; Branksome Woods provided the challenge of designing additional, modern space for a growing family whilst respecting sensitive contextual conditions.
Footprint Architects responded by continuing the existing roofline across the property, providing an extra two bedrooms whilst also allowing the proposal to blend seamlessly with the properties existing form, whilst breathing new life into the look of the dated building.
On the ground floor, the kitchen and dinning area were re-organised and extended out from the property in a brick form that exhibits views of the garden, with an alternative contrasting timber rear entrance to provide improved access to the house from the drive and garage.
The design changes have transformed the quality and functionality of Branksome Woods, providing modern additional space, with a minimal impact on the surrounding context.
The project was completed in November 2017.

In the core of downtown Toronto, the client had recently purchased a condo into the luxury 55 Stewart Building/Thompson Hotel. The unit was a bit warn-in and was in need of some updating from the previous owner. We started with a fresh paint job throughout the unit to add a bit more of personal touch to the unit. Kitchen cabinetry was updated as well to keep with the tons of the unit along with new light features above the island.
The monochromatic palate of the unit keeps it very neutral but brings in warmth with some textured materials and greenery. Soft lighting fits the space exceptionally well to maintain the feel in the evening. The mix of marble, black matte metal and dark wood furniture blends seamlessly together. And with keeping storage furniture open allows for more light to come through and make the space feel much bigger than it really is.

This kitchen remodel in Minneapolis neighborhood, nestled in a quiet pocket of mid-century homes near the river trails, embraces its compact footprint with smart, space-efficient design. Rather than default to an open-concept layout, the kitchen remains enclosed - enhanced by a custom operable vertical shutter that allows the kitchen to be closed off for focused cooking or opened to share light and conversation. Warm flush wood panels on the living room side blend seamlessly with the home’s original character. Reconfigured window openings with H windows establish sightlines from the front door to the backyard, framing a shared community garden beyond and a mature pine from the kitchen space. Brown ash cabinetry, neutral quartz counters, and a handmade ceramic tile backsplash nods to the home’s mid-century character balancing utility with beauty. Double-sided reeded glass uppers filter additional natural light into the kitchen while allowing tableware access from both the kitchen and dining room. New wood floors tie it all together, uniting the main level and reinforcing the feeling that this home, while modest in scale, is filled with light, warmth, and purpose.

The black stair railing system features slim stainless steel cables with a sleek, modern design that blends seamlessly with the staircase environment. The railing does not block the surrounding greenery, making the stairs not only safe and functional but also visually light and open.
