This warm, elegant, and inviting great room is complete with rich patterns, textures, fabrics, wallpaper, stone, and a large custom multi-light chandelier that is suspended above. The two way fireplace is covered in stone and the walls on either side are covered in a knot fabric wallpaper that adds a subtle and sophisticated texture to the space. A mixture of cool and warm tones makes this space unique and interesting. The space is anchored with a sectional that has an abstract pattern around the back and sides, two swivel chairs and large rectangular coffee table. The large sliders collapse back to the wall connecting the interior and exterior living spaces to create a true indoor/outdoor living experience. The cedar wood ceiling adds additional warmth to the home.

While we are not home inspectors, we are sometimes asked by clients who are considering buying an antique home to offer our thoughts and opinions on individual properties before they purchase them. Such was the case with Bryan and Erin in Smithfield, Rhode Island. When they called, they had already looked at the early nineteenth-century center chimney colonial on the hilltop and they were interested in looking again. Much of the house was original and, as is often the case in two-hundred-year-old buildings, long of tooth and ready for a new family to move in. Erin and Bryan decided to be that family and we were thrilled to work with them to make the house their own. That started with performing a full structural evaluation of the existing house and determining what repairs they needed to consider. We also designed a single-storey shed style addition that would house a new kitchen and bathroom. As with many projects undertaken on old buildings, it is wise to approach the work with a master plan in mind. We understand and share the hard truth that owning an antique property is often a financial burden and the decision to do so an expression of passion for… something different. Working with Bryan and Erin, we developed a master plan that established outlines for the work to happen over time. They started with extensive structural repairs in the basement and portions of the exterior walls. We also added a new foundation for the addition and decided to reframe the flooring system through the original house out through the addition. This spared us the task of rebuilding the original collapsing foundation along that wall. We created a kitchen with an open floorplan but used reclaimed hard pine flooring through the addition to match the original floors elsewhere. We also reproduced any original millwork from elsewhere in the house for the added space. Erin and Bryan aren’t farmers but they could be. Even before they moved in, they planted gardens and as our work wound down, they sent us home with vegetables daily.

A kitchen remodel started with a big challenge. The homeowner wanted a more open usable space. The kitchen was cramped, dark and didn’t accommodate two people. The result is a beautiful kitchen that took clever space planning. There was a supporting wall in the way of their dreams of an open kitchen. The space was split into two small rooms. For various reasons putting in a supporting beam was not an option. This was a “make it work” challenge. The layout was key to making this kitchen function and also feel open. The wall was removed between the split rooms, but it was necessary to leave a post in place so frankly the ceiling wouldn’t collapse. Many scenarios were considered before the final plan went forward. The supporting post was united into the design. Between the post and the wall, an open cabinet was incorporated. The open shelves are perfect for displaying and quick access for the chef’s cookbooks.

Outdoor dining is such a luxury in urban environments. But dining tables and furniture associated with outdoor dining can take up an inordinate amount of space. Just Terraces employs the notion of 'yacht gardens' when we design; therefore furniture is not only visually lovely, but can collapse or be stored easily when not in use.

Our clients prepare for the future in this whole house renovation with safe, accessible design using eco-friendly, sustainable materials. Energy efficient insulation used throughout saves money and reduces carbon footprint. We relocated sidewalks and driveway to accommodate garage workshop addition. Exterior also include new roof, trim, windows, doors and hardie siding. Kitchen features Starmark maple cabinets in honey, Coretec Iona Stone flooring, white glazed subway tiles. Wide open to dining, Coretec 5" plank in northwood oak flooring, white painted cabinets with natural wood countertop. Master bath includes wider entry door, zero threshold shower with infinity drain, collapsible shower bench, niche and grab bars. Heated towel rack, kohler and grohe hardware throughout. Maple wood vanity in butterscotch and corian countertops with integrated sinks.

The Infratech infrared heating units are effective at combatting low temperatures in the fall, making the screened porch more usable when it is not in sunroom mode. The hardwood ceiling is tongue-and-groove and stained wood.

The house, located in the esteemed Trousdale Estates, is all about lifestyle and with a full Savant Systems integration, there is not a space forgotten. The overarching goal for these clients was a zero maintenance exterior. In order to truly accomplish that, the entire outside shell of the house had to be redone. All of the original aluminum siding was replaced with top-of-the-line Azek Trim (a composite) and repainted Hardie Plank Siding (a cement-based material designed to look exactly like wood siding). There was a lot of rotting wood that was behind the old siding making the covered porch area into a serious hazard, as it was on the verge of collapsing. The rotting areas were all fixed, including rotting areas on the roof. The old shingles were removed, rotting areas were fixed and the entire house was re-shingled. Numerous windows were replaced throughout the house including the garage and stable windows. The rear nook windows were replaced with ones that better addressed the space and disability while also addressing the massive rot present due to improper installation in the original construction.

This modern traditional home's fireplace had no mantel. Ordinarily, we would remove some of the tile to attach everything and recess the edges of the mantel inside, but with the way it had been installed cutting into the tile would have caused the whole thing to crumble and collapse. We had to scribe a hanging ledger and fit the mantel to the tile and secure it in a way that would wear for many years to come.
