On a gently sloping site in amongst a grove of trees, the pavilion slides into the topography - mimicking and contrasting the surrounding landscape with a folded roof plane that hovers over a board formed concrete base. The clients’ requirement for a nearby room to display a growing car collection as well as provide a remote area for personal fitness carries with it a series of challenges related to privacy and security. The pavilion nestles into the wooded site - finding a home in a small clearing - and merges with the sloping landscape. The building has dual personalities, serving as a private and secure bunker from the exterior, while transforming into a warm and inviting space on the interior. The use of indirect light and the need to obscure direct views from the public right away provides the client with adequate day light for day-to-day use while ensuring that strict privacy is maintained. This shifting personality is also dramatically affected by the seasons - contrasting and merging with the surrounding environment depending on the time of year. The Collector’s Pavilion employs meticulous detailing of its concrete to steel to wood connections, exploring the grounded nature of poured concrete in conjunction with a delicate wood roof system that floats above a grid of steel. Curtis and Peggy had been thinking of a kitchen remodel for quite some time, but they knew their house would have a unique set of challenges. Their older Victorian house was built in 1891. The kitchen cabinetry was original, and they wanted to keep the authenticity of their period home while adding modern comforts that would improve their quality of life. A friend recommended Advance Design Studio for their exceptional experience and quality of work. After meeting with designer Michelle Lecinski at Advance Design, they were confident they could partner with Advance to accomplish the unique kitchen renovation they’d been talking about for years. “We wanted to do the kitchen for a long, long time,” Curtis said. “(We asked ourselves) what are we actually going to do? How are we going to do this? And who are we going to find to do exactly what we want?” The goal for the project was to keep the home renovation and new kitchen feeling authentic to the time in which it was built. They desperately wanted the modern comforts that come with a larger refrigerator and the dishwasher that they never had! The old home was also a bit drafty so adding a fireplace, wall insulation and new windows became a priority. They very much wanted to create a comfortable hearth room adjacent to the kitchen, complete with old world brick. The original cabinetry had to go to make way for beautiful new kitchen cabinetry that appears as if it was a hundred years old, but with all the benefits of cutting-edge storage, self-closing drawers, and a brand-new look. “We just wanted to keep it old looking, but with some modern updates,” Peggy said. Dura Supreme Highland Cabinets with a Heritage Old World Painted Finish replaced the original 1891 cabinets. The hand-applied careful rubbed-off detailing makes these exquisite cabinets look as if they came from a far-gone era. Despite the small size of the kitchen, Peggy, Curtis and Michelle utilized every inch with custom cabinet sizes to increase storage capacity. The custom cabinets allowed for the addition of a 24” Fisher Paykel dishwasher with a concealing Dura Supreme door panel. Michelle was also able to work into the new design a larger 30” Fisher Paykel French refrigerator. “We made every ¼ inch count in this small space,” designer Michelle said. “Having the ability to custom size the cabinetry was the only way to achieve this.” “The kitchen essentially was designed around the Heartland Vintage range and oven,” says Michelle. A classic appliance that combines nostalgic beauty and craftsmanship for modern cooking, with nickel plated trim and elegantly shaped handles and legs; the not to miss range is a striking focal point of the entire room and an engaging conversation piece. Granite countertops in Kodiak Satin with subtle veining kept with the old-world style. The delicate porcelain La Vie Crackle Sonoma tile kitchen backsplash compliments the home’s style perfectly. A handcrafted passthrough designed to show off Peggy’s fine china was custom built by project carpenters Justin Davis and Jeff Dallain to physically and visually open the space. Additional storage was created in the custom panty room with Latte Edinburg cabinets, hand-made weathered wood shelving with authentic black iron brackets, and an intricate tin copper ceiling. Peggy and Curtis loved the idea of adding a Vermont stove to make the hearth-room not only functional, but a truly beckoning place to be. A stunning Bordeaux red Vermont Castings Stove with crisp black ventilation was chosen and combined with the authentic reclaimed Chicago brick wall. Advance’s talented carpenters custom-built elegant weathered shelves to house family memorabilia, installed carefully chosen barn sconces, and made the hearth room an inviting place to relax with a cup of coffee and a good book. “Peggy and Curtis’ project was so much fun to work on. Creating a space that looks and feels like it always belonged in this beautiful old Victorian home is a designer’s dream. To see the delight in their faces when they saw the design details coming together truly made it worth the time and effort that went into making the very compact kitchen space work”, said Michelle. “The result is an amazing custom kitchen, packed with functionality in every inch, nook and cranny!” exclaims Michelle. The renovation didn’t end with the kitchen. New Pella windows were added to help lessen the drafts. The removal of the original windows and trim necessitated the re-creation of hand-made corbels and trim details no longer available today. The talented carpenter team came to the rescue, crafting new pieces and masterfully finishing them as if they were always there. New custom gutters were formed and installed with a front entry rework necessary to accommodate the changes. The whole house functions better, but it still feels like the original 1891 home. “From start to finish it’s just a much better space than we used to have,” Peggy said. “Jeff and Justin were amazing.” Curtis added; “We were lucky to find Advance Design, because they really came through for us. I loved that they had everything in house, anything you needed to have done, they could do it”.

Coral + Mint + Gold Nursery This eclectic, shabby chic space features custom bedding combined with a gorgeous gold + white vintage crib and a beautiful repurposed aqua dresser. The residence – an ensemble of structures designed in a modern ranch vernacular – is effortlessly unified through layered, interconnected outdoor gathering spaces and regional materials that elaborates upon the experience of moving between structures, heightening and renewing one’s sense of place. Upon entering the courtyard, one is immediately aware of seamless and unfolding relationships between architecture and landscape through a sophisticated, regional palette of natural stone, water, and plants. Set upon architectural focal points, two perpendicular sandstone paths descend into the space and converge upon a monolithic, hand-carved granite fountain. The design of the fountain is purposefully quiet, both in its detailing and operation. The feature includes a recessed interior, allowing water to become still before it reaches the surface, with lightly cleft sides, allowing the water to delicately bounce as it descends into the geometric lower granite basin. The landscape architect’s selection of various stone material extends the tones of the home’s granite walls and contextual surroundings into the garden, but also be detailed in a manner that balances rural and modern qualities. The majority of the paving is constructed of rectilinear gray sandstone with a natural finish and snapped edges, laid in a staggered running bond organization. Throughout the garden, thoughtful attention was also given to the configuration and layout of terraces, pathways, and steps. In doing so, this ensured that the edges of the terrace and its interface to other elements were designed so that no “leftover” stone paver pieces would be found. Within the central courtyard, split-faced stone stairs descend into a rectilinear plinth of lawn, punctuated by a carved granite fire pit. Leveraging the property’s existing topographic relief, a shallow infinity-edge dipping pool abstracts the transparent and cavity-like pools found throughout the Rocky Mountains. The design purposefully achieves the illusion of a larger water feature with the distant pond and offers a refreshing recreational element. Containing the infinity edge, a designed granite escarpment emerges from the meadow, juxtaposing the geometric water feature and providing informal seating ledges. The site’s prior use required the landscape architect to incorporate a highly technical and complex sub-surface structural system. The initial geotechnical report identified the building envelopes rested on 12 feet of man-placed fill. Assuming a 1 percent settlement, the team faced concerns that the terraces would settle up to 12 inches. In response, a grid of structural micro-piles provides the necessary foundation for the construction of terraces immediately outside of the architecture, under the water features and site walls. The solution enabled the crisp detailing and design resolution of the architectural structures to seamlessly connect with the horizontal stone terraces.

Atmospheric Chinoiserie murals adorn this corridor, with painted fretwork panels below. The tonal color palette and delicate line work evoke a timeless quality. These garden themed murals for a lakefront dining room are in a traditional Chinoiserie scenic style, first made popular in Regency England.

This new basement design starts The Bar design features crystal pendant lights in addition to the standard recessed lighting to create the perfect ambiance when sitting in the napa beige upholstered barstools. The beautiful quartzite countertop is outfitted with a stainless-steel sink and faucet and a walnut flip top area. The Screening and Pool Table Area are sure to get attention with the delicate Swarovski Crystal chandelier and the custom pool table. The calming hues of blue and warm wood tones create an inviting space to relax on the sectional sofa or the Love Sac bean bag chair for a movie night. The Sitting Area design, featuring custom leather upholstered swiveling chairs, creates a space for comfortable relaxation and discussion around the Capiz shell coffee table. The wall sconces provide a warm glow that compliments the natural wood grains in the space. The Bathroom design contrasts vibrant golds with cool natural polished marbles for a stunning result. By selecting white paint colors with the marble tiles, it allows for the gold features to really shine in a room that bounces light and feels so calming and clean. Lastly the Gym includes a fold back, wall mounted power rack providing the option to have more floor space during your workouts. The walls of the Gym are covered in full length mirrors, custom murals, and decals to keep you motivated and focused on your form.

This bathroom design is all about the tiles! The stunning marble-look tiles create a luxurious and cohesive look. The warm undertones and delicate veining add a touch of elegance in this spa-like atmosphere.

The delicate sconces that hang in the ante chamber are original to the home. The oriental-style mirror harmonizes with the powder room decor and the wallpaper.

This project was purposefully neutralized in ocean grays and blues with accents that mirror a drama filled sunset. This achieves a calming effect as the sun rises in the early morning. At high noon we strived for balance of the senses with rich textures that both soothe and excite. Under foot is a plush midnight ocean blue rug that emulates walking on water. Tactile fabrics and velvet pillows provide interest and comfort. As the sun crescendos, the oranges and deep blues in both art and accents invite you and the night to dance inside your home. Lighting was an intriguing challenge and was solved by creating a delicate balance between natural light and creative interior lighting solutions.

Our client was having trouble finding an aesthetic flow for this home, as she had both traditional, cultural, and contemporary pieces. We were hired to bring the whole space together, incorporating new furnishings with her existing ones - a fun but also delicate task, as the client had a bad experience with a previous designer. Because the home itself is so beautiful, we worked on creating a cohesive design and flow through incorporating custom textiles. By reupholstering furniture and finding the perfect throw pillows, we were able to keep new pieces at a minimal (only adding a few newly bought furnishings here and there), showcase her extensive art collection, and make her current furnishings stand out for their traditional beauty while keeping them updated and current with the newer pieces. This couple wanted to get the most out of their small, suburban backyard by implementing an adult design separate from the kids' area, but within its view. Our team designed a courtyard-like feel to make the space feel larger and to provide easy access to the shed/office space. The delicate water feature and fire pit are the perfect elements to provide a resort feel.

Recently, we were lucky enough to partner with One Kings Lane to lend a painting hand on a spring redesign of the fabulous Mindy Kaling’s NYC apartment. Mindy had worked directly with designer Sally Gotfredson of The Studio at One Kings Lane to help envision her space, and although Mindy herself was in L.A. for the majority of the project, Sally and the pros at OKL were able to expertly manage her project from the East Coast! When it came to the painting portion of the renovation, Mindy wanted the apartment to be “…a reflection of [her] street style – great accents on top of a neutral palette.” She wanted statement fixtures, like chandeliers, eye-catching artwork, and brass accents. And she wanted all of these on a fresh, clean palette for maximum effect. To achieve this, Paintzen kept it simple. We supplied white paint in a matte finish for all the ceilings and certain walls to create a bright, crisp surface over which Sally could create an impactful design. (Get the look with Delicate White!) Rather than feeling bland, these fresh and clean white walls made a huge difference with this makeover… and were the ideal option for Mindy’s Nolita home. It laid the foundation for all the beautiful, bold, and perfectly “Mindy” additions that One Kings Lane had in store for her home.
