This remarkable freestanding elliptical staircase creates a spectacular architectural moment. The Belfast Residence in Ohio is a new construction, custom modern house situated on a 150 acre farm. Panda solved the challenge of extending the intimate space of the kitchen into the expansiveness of the backyard by installing fully retractable TS.60 All Aluminum Thermally Broken Folding Door Systems. Custom designed for this space, this elegant and durable folding door system spans the entire wall of the kitchen. This door system uses cutting-edge aluminum extrusions with a polyamide bar to connect the frame together while reducing heat or cold transfer. When closed, this Bi-Fold door system provides a protective barrier that lowers u-factors, limits condensation, increases energy performance, and most of all reduces thermal conductivity.
The architectural firm, Drawing Dept. designed a cantilevered roof reaching out over the pool on axis with a sunken fire pit, drawing the geometry of the house further out into the landscape. As a result, the heart of the home unrestrictedly extends toward the fire pit for optimal physical and visual connection.

This visually simple, modern solution is unique within its suburban context, and gives this family the custom landscape of their dreams. The homeowners’ wish list included a modern design and clearly defined spaces: a larger dining patio, firepit patio, hot tub, and a 4-season sport court (which gets flooded for ice hockey in the winter).
Circulation and screening were key in Ground One’s landscape design. A sport court could overwhelm the entire backyard, so it was raised three feet above the primary backyard to physically separate different spaces, and minimize its visual impact. Rectangular bluestone in a running bond pattern was used in all the gathering spaces (dining, firepit, hot tub). Bluestone walls reinforce a simple material palette.
A larger dining patio was installed near the house for greater entertaining flexibility. Plank paver paths connect to a private hot tub area and allow kids to don hockey gear and enter the sport court without messing up the house. The firepit patio is at the back of the property, nestled into the existing hillside under a large oak and below the sport court terrace.
Plantings reinforce the geometry of each gathering space, provide focal points, and create layers of screening and separation from any given vantage point. Hardy species were selected for their low-maintenance requirements and various seasons of interest. Landscape lighting was incorporated to provide way finding between the patios, accent various hardscape elements, and highlight the trees.

Nestled into a tree-covered hilltop in Fairfax CA this simple timber-framed house exploits what many have considered to be a very restrictive and constrained site too small to develop. The perimeter of the house follows exactly the site and its set back lines thus dictating the overall size and volume. The house was designed for a young couple as a starter home in this desirable area where they would normally be priced out. The strict budget influenced the design of standard off-the-shelf components and an easy and quick construction sequence minimalizing the build time. The house straddle’s a small brook in a ravine at the apex of a hairpin bend on an unincorporated road. Supported on eight concrete peers elevating the house to road level, the layout of the house is based on a simple twelve-foot grid, with an adjoining six-foot tapering sliver along the north-facing long edge, giving the overall footprint the shape of a blunt wedge. Accessed over a triangular bridge dictated by site lines, the entrance is via a covered porte cochere with a balcony above. The entranceway can be closed for security by means of a large sliding door of matching slatted wood. The entrance proper is via a stock sliding glass patio door to the main living space. The choice of sliding window is repeated throughout the building. In its current flexible configuration, the living space is a double-height experience, beyond which on the left centrally located is a spiral staircase leading to the bedroom and bathroom above. Both these rooms have built-in storage. Both bedrooms boast a double-height slopping ceiling; clerestory windows that give the building its distinctive character, and a balcony. On the ground floor beyond the spiral staircase is built-in and concealed fully equipped kitchen and open plan dining area, beyond which, externally and underneath one of the bedroom balconies is an outdoor bbq kitchen.

The cool, captivating style of this blue-gray dining room is a matter of simple geometry: The Geo Traverse rug, knotted by hand with a graphic dimensional pattern, sets the foundation for the room’s textural feel. The backyard is anchored by a custom resort-style pool and spa composition that reads like a modern water courtyard—clean geometry, natural stone surfaces, and layered water movement. Bubblers and deck jets add sound and sparkle without interrupting sightlines, while a low-profile fire element and lawn panels soften the hardscape and keep the space feeling livable, not just a showpiece.
