Awarded by the Classical institute of art and architecture , the linnean house has a restrained and simple elevation of doors and windows. Nestled in the Forest Hills neighborhood of Washington, D.C., the Linnean House is classical in both plan and elevation throughout its award-winning house plans. The main mass, comprising of the most formal and public spaces, is a spatial triptych along a symmetrical main axis. Inside the luxury home, the limestone façade, simple but well-proportioned with classical elements, extends itself into both the entry portico and main foyer with consistent proportions and materiality. This introduction allows the flanking living and dining rooms to be perceived as separate pavilions, each equipped with eight equal-proportioned French doors symmetrical of the main axis. Beyond the classical spaces are two wings which lead to the master suite and a kitchen/family space, respectively. Both of which are situated to queue from the French door axis, a focal feature in the repeatedly published home design. At the entry foyer, the stark stone luxury architecture is warmed by two symmetrical wood armoire-like freestanding sculptural objects, a persistent theme throughout the luxury house. In the kitchen, for instance, stand four similar wood armoire objects at opposite corners that act as columns and help give this space a sense of boundary and enclosure. The master bath vanity, in similar fashion, is introduced as a central free-standing form anchoring itself as a notable presence in the space. Lastly, the wine room is designed as a series of free-standing heavy wood cavity walls spanned only by a hint of glass.

After returning from a winter trip to discover his house had been flooded by a burst second-floor pipe, this homeowner was ready to address the renovations and additions that he had been pondering for about a decade. It was important to him to respect the original character of the c. +/- 1910 two-bedroom small home that had been in his family for years, while re-imagining the kitchen and flow. In response, KHS proposed a one-story addition, recalling an enclosed porch, which springs from the front roof line and then wraps the house to the north. An informal front dining space, complete with built-in banquette, occupies the east end of the addition behind large double-hung windows sized to match those on the original house, and a new kitchen occupies the west end of the addition behind smaller casement windows at counter height. New French doors to the rear allow the owner greater access to an outdoor room edged by the house to the east, the existing one-car garage to the south, and a rear rock wall to the west. Much of the lot to the north was left open for the owner’s annual summer volley ball party. The first-floor was then reconfigured, capturing additional interior space from a recessed porch on the rear, to create a rear mudroom entrance hall, full bath, and den, which could someday function as a third bedroom if needed. Upstairs, a rear shed dormer was extended to the north and east so that head room could be increased, rendering more of the owner’s office/second bedroom usable. Windows and doors were relocated as necessary to better serve the new plan and to capture more daylight. Having expanded from its original 1100 square feet to approximately 1700 square feet, it’s still a small, sweet house – only freshly updated, and with a hint of porchiness. Photos by Katie Hutchison

This is a remodel of small home in Pacific Palisades, Los Angeles, just off Sunset Blvd. The goals of this project are to reconfigure the floor plan and to meet current homeowner's needs and update its aesthetics to current tastes suitable in that area. To achieve these goals, the interior of the house was completely gutted and reconfigured and the exterior was removed and wrapped with new siding. Since the house is close to ocean and surrounded by celebrities' mansions, the interior design is slightly eclectic with a mix of coastal casual with a hint of modern Hollywood glam.

We gutted the old kitchen and opened it up to the living room. We added all new wood flooring, refinishing the old and the new for a seamless transition. Other aspects of this renovation was adding a back entry from the kitchen, and brightening the space with recessed lights, pendants over the center island and sink, and inner cabinet lighting combined with under cabinet lighting. The granite counters and brick look glossy stone back splash help to reflect the beautiful lighting in this kitchen.

Modern Kitchen Reface from cherry cabinet to a darker, shaker modern door style set up. Homeowner selected Sparkling White Quartz for the perimeter and a gray mid tone quartz for her opposing peninsula piece. Using 4x16 White ceramic tiles gave this traditional kitchen a modern clean pop.

This waterfront custom home in Delta was designed to give a bright open feel and take advantage of the beautiful water views. A light, bright almost beachy feel was brought into the space by use of bright whites, with hints of natural greys and neutrals. Pops of colour were used on furniture pieces. Complete with chef’s kitchen and large patio doors out to the stamped concrete back patio, this home was built for entertaining. Large gatherings can easily flow out onto the patio which includes a hot tub, gas fire pit and low maintenance artificial turf. The master ensuite boasts a large walk in shower, spacious dark wood double vanity and the bedroom with an oversized window, has a fantastic view of the ocean. This 5,600 sq ft. custom home is a blend of industrial and organic design elements, with a color palette of grey, black, and hints of metallics. It’s a departure from the traditional French country esthetic of the neighborhood. Especially, the custom game room bar. The homeowners wanted a fun ‘industrial’ space that was far different from any other home bar they had seen before. Through several sketches, the bar design was conceptualized by senior designer, Ayca Stiffel and brought to life by two talented artisans: Alberto Bonomi and Jim Farris. It features metalwork on the foot bar, bar front, and frame all clad in Corten Steel and a beautiful walnut counter with a live edge top. The sliding doors are constructed from raw steel with brass wire mesh inserts and glide over open metal shelving for customizable storage space. Matte black finishes and brass mesh accents pair with soapstone countertops, leather barstools, brick, and glass. Porcelain floor tiles are placed in a geometric design to anchor the bar area within the game room space. Every element is unique and tailored to our client’s personal style; creating a space that is both edgy, sophisticated, and welcoming.
