Inspiration for a large timeless backyard stone patio remodel in Seattle with a fire pit and no cover

The kitchen design connects to the exterior with views from the kitchen sink through the gallery, which serves as the private entrance to the primary suite. Natural light pours in from the expanse of rear windows. The gallery windows are darkly outlined creating a dramatic view to the outdoors from the interior kitchen sink, kept separate from the socializing at the island. Elegant curves contrast the straightness and are identifiable in the range hood and transom windows in the visible gallery. LED tunable lighting in the transom-like upper cabinets, ceiling and toe kicks adjust to any atmosphere.

Situated on a corner lot in Beacon Hill with wonderful views of the downtown skyline, this modern concept home was designed to take advantage of the vista. The 2400-square-foot home contains multiple living spaces with connected outdoor spaces, a voluminous space, and sufficient natural daylight. Its main level hosts an open plan living space and guest room, while downstairs is home to the primary suite, den, and office. Board-formed concrete makes up the lower-level facades that are built into the hill. Shiplap siding is used above where the roof line makes a sawtooth outline creating space for clerestory windows. The front side of the home humbly addresses the street and opens up to the back, where the views rule.

The homeowners wish-list when searching for properties in the Geneva Lake area included: low-maintenance, incredible lake views, a pier but also a house that needed a lot of work because they were searching for a true project. After months of designing and planning, a bright and open design of the great room was created to maximize the room’s incredible view of Geneva Lake. Nautical touches can be found throughout the home, including the rope detailing on the overhead light fixture, in the coffee table accessories and the child-sized replica wooden boat. The crisp, clean kitchen has thoughtful design details, like the vintage look faucet and a mosaic outline of Geneva Lake in the back splash. You don't have to own a big celebrity mansion to have a beautifully appointed house finished with unique and special materials. When my clients bought an average condo kitted out with all the average builder-grade things that average builders stuff into spaces like that, they longed to make it theirs. Being collectors of colorful Fiesta tableware and lovers of extravagant stone, we set about infusing the space with a dose of their fun personality. There wasn’t a corner of the house that went untouched in this extensive renovation. The ground floor got a complete make-over with a new Calacatta Gold tile floor, and I designed a very special border of Lunada Bay glass mosaic tiles that outlines the edge of every room. We ripped out a solid walled staircase and replaced it with a visually lighter cable rail system, and a custom hanging chandelier now shines over the living room. The kitchen was redesigned to take advantage of a wall that was previously just shallow pantry storage. By opening it up and installing cabinetry, we doubled the counter space and made the kitchen much more spacious and usable. We also removed a low hanging set of upper cabinets that cut off the kitchen from the rest of the ground floor spaces. Acquarella Fantasy quartzite graces the counter surfaces and continues down in a waterfall feature in order to enjoy as much of this stone’s natural beauty as possible. One of my favorite spaces turned out to be the primary bathroom. The scheme for this room took shape when we were at a slab warehouse shopping for material. We stumbled across a packet of a stunning quartzite called Fusion Wow Dark and immediately fell in love. We snatched up a pair of slabs for the counter as well as the back wall of the shower. My clients were eager to be rid of a tub-shower alcove and create a spacious curbless shower, which meant a full piece of stone on the entire long wall would be stunning. To compliment it, I found a neutral, sandstone-like tile for the return walls of the shower and brought it around the remaining walls of the space, capped with a coordinating chair rail. But my client's love of gold and all things sparkly led us to a wonderful mosaic. Composed of shifting hues of honey and gold, I envisioned the mosaic on the vanity wall and as a backing for the niche in the shower. We chose a dark slate tile to ground the room, and designed a luxurious, glass French door shower enclosure. Little touches like a motion-detected toe kick night light at the vanity, oversized LED mirrors, and ultra-modern plumbing fixtures elevate this previously simple bathroom. And I designed a watery-themed guest bathroom with a deep blue vanity, a large LED mirror, toe kick lights, and customized handmade porcelain tiles illustrating marshland scenes and herons. The new walkway connects the front door to the sidewalk and to the new paver driveway. The brick edging matches the burgundy shutters of the house. We hand picked palettes of Connecticut Bluestone with lots of burgundy colors in it to give the walkway 'pizazz' as the client requested and to coordinate with the house colors. The plants were just planted but will soon fill the yard with low maintenance, lush evergreen shrubs & grasses that are watered infrequently by drip irrigation rings. Red and purple flowering perennials will pop amidst the different shades of green. The gradual decline of the walkway from the front door provides easy wheelchair access instead of the old steps.

Inspiration for a transitional home design remodel in Other

An Ohio family in search of a place to enjoy the Portuguese coast acquired a four-bedroom apartment just outside the center of Cascais. Our studio was engaged to turn a compartmented interior into a holiday residence for a household that gathers in numbers: one that could seat everyone at once and still hold the ease and lightness of a home by the beach. The original plan included a kitchen and laundry room sealed off from the living room, floor finishes and levels that changed from threshold to threshold, and bathrooms in varying styles. Work began by redefining the alignments and circulation. The principal transformation was the opening of the kitchen, creating a more generous social setting centered on a bespoke island fitted with storage and seating. The interior takes its cues from the building’s geometric façade, which projects and recedes in volumes and voids. Bespoke joinery in oak and lacquer carries continuity and order through the apartment. Concealed storage runs throughout: at the entrance, in the dining area, along the living area, and beneath built-in benches. The laundry is merged into the kitchen behind perforated doors for ventilation while keeping the service area discreet. Behind the sofa, a console slips a workspace into the living area without conceding its openness. Curved elements answer the rectilinear architecture; artisanal glazed vertical tiles repeat from the backsplashes onto custom side tables. The palette stays deliberately narrow; the muted oak and lacquer are joined by a softened timber floor, Portuguese Lioz stone, and walls painted to the color of bare plaster. Existing doors and baseboards were repainted in a warm light gray that draws the original elements into the language of the new interior. Upholstery and decorative accents hint at the terracotta, sky blue, and yellow of the façade. The bedrooms are set with upholstered headboards on oak frames, bedside tables that extend those outlines, and wardrobes fit for a long stay. Locally made rugs, bedcovers, and throw pillows soften the composition. In the bathrooms, the plans were reorganized and the showers enlarged. Lioz was used for the counters and sinks, shelves, shower bases, and bathtub surround, with microcement bringing a soothing warmth to the walls, and storage in floating cabinets. Deeper in tone than the rest of the apartment yet never dim, they are quietly elegant rooms made for lingering — taking one’s time getting ready, or unwinding at the end of a day. Cool, Contemporary, Curb appeal now feels like home!!! This complete exterior home renovation & curb appeal now makes sense with the interior remodel our client had installed prior to us gettting started!!! The modifications made to this home, along with premium materials makes this home feel cozy, cool & comfortable. Its as though the home has come alive, making this same space more functional & feel so much better, a new found energy. The existing traditional missized semi-circle driveway that took up the entire frontyard was removed. This allowed us to design & install a new more functional driveway as well as create a huge courtyard that not only adds privacy and protection, it looks and feels incredible. Now our client can actually use the front yard for more than just parking cars. The modification addition of 5 stucco columns creates the feeling of a much larger space than what was there prior...who know that these cosmectic columns would actually feel like arms that wrap around the new curb appeal...almost like a vibe of protection. The contrasting paint colors add more movement and depth continuing the feeling of this great space! The new smooth limestone courtyard and custom iron "x" designed fence & gates create a weight type feeling that not only adds privacy, it just feels & looks solid. Its as if its a silent barrier between the homeowners inside and the rest of the world. Our clients now feel comfortable in there new found outdoor living spaces behind the courtyard walls. A place for family, friends and neighbors can easliy conversate & relax. Whether hanging out with the kids or just watching the kids play around in the frontyard, the courtyard was critical to adding a much needed play space. Art is brought into the picture with 2 stone wall monuments...one adding the address numbers with low voltage ligthing to one side of the yard and another that adds balance to the opposite side with custom cut in light fixtures that says... this... is... thee, house! Drystack 8" bed rough chop buff leuders stone planters & short walls outline and accentuate the forever lawn turf as well as the new plant life & lighting. The limestone serves as a grade wall for leveling, as well as the walls are completely permeable for long life and function. Something every parapet home should have, we've added custom down spouts tied to an under ground drainage system. Another way we add longevity to each project. Lastly...lighting is the icing on the cake. Wall lights, path light, down lights, up lights & step lights are all to important along with every light location is considerd as to add a breath taking ambiance of envy. No airplane runway or helicopter landing lights here. We cant wait for summer as the landscape is sure to fill up with color in every corner of this beautiful new outdoor space.
