Instead, the appliances were moved to an adjacent space and celebrated as their own aesthetic with complimentary stainless steel cabinetry and tiled walls. The color pallet of the kitchen was intentionally subtle with tones of beige white and grey. Light was reintroduced into the space by rebuilding the east and north windows. Traffic pattern was improved by moving range from south wall to north wall. Custom stainless structural window, with stainless steel screen and natural brass harlequin grill encapsulated in insulated frosted glass, was engineered to support hood and creates a stunning backdrop for the already gorgeous range. All hardware in kitchen is unlacquered natural brass intentionally selected so as to develop its own patina as it oxides over time to give a true historic quality. The Challenge This beautiful waterfront home was begging for an update. Our clients wanted a contemporary design with modern finishes. They craved improved functionality in the kitchen, hardwood flooring in the living areas, and a spacious walk-in closet in the master bathroom. With two children in school, our clients also needed the project completed during their summer vacation – leaving a slim 90 days for the entire remodel. Could we do it? …Challenge accepted! Our Solution With their active summer travel schedule, our clients elected to vacate their home for the duration of the project. This was ideal for the intrusive nature of the scope of work. In preparation, our design team created a project plan to suit our client’s needs. With such a clear timeline, we were able to select and order long-lead items in plenty of time for the project start date. In the kitchen, we rearranged the layout to provide superior ventilation for the cooktop on the exterior wall. We added two large storage cabinets with glass doors, accented by a sleek mosaic backsplash of glass tile. We also incorporated a large contemporary waterfall island into the room. With seating at one end, the island provides both increased functionality and an eye-catching focal point for the center of the room. On the interior wall of the kitchen, we maximized storage with a wall of built-in cabinetry – complete with pullout pantry cabinets, a double oven, and a large stainless refrigerator. Our clients wisely chose rich, dark-colored wood flooring to add warmth to the contemporary design. After installing the flooring in the kitchen, we brought it into the main living areas as well. In the great room, we wrapped the existing gas fireplace in a neutral stack stone. The effect of the stone on the media and window wall is breathtaking. In the master bathroom, we expanded the closet by pushing the wall back into the adjacent pass-through hallway. The new walk-in closet now includes an impressive closet organization system. Returning to the master bathroom, we removed the single vanity and repositioned the toilet, allowing for a new, curb-less glass shower and a his-and-hers vanity. The entire vanity and shower wall is finished in white 12×24 porcelain tile. The vertical glass mosaic accent band and backlit floating mirrors add to the clean, modern style. To the left of the master bathroom entry, we even added a matching make-up area. Finally, we installed a number of elegant enhancements in the remaining rooms. The clients chose a bronze metal relief accent wall as well as some colorful finishes and artwork for the entry and hallway. Exceptional Results Our clients were simply thrilled with the final product! Not only did they return from their summer vacation to a gorgeous home remodel, but we concluded the project a full week ahead of schedule. As a result, the family was able to move in sooner than planned, giving them plenty of time to acclimate to the renovated space before their kids returned to school. First on the list was removing a pantry wall that blocked the view from the kitchen to the living area where one of two fireplaces now seemed underwhelming and dated. Both were overhauled. Also on the list was enlarging the center island to accommodate more people as these homeowners really cherished their time to entertain friends and family. The existing kitchen workflow was hampered by a design that was inefficient and even a little cramped when it came to access cabinets near the island. So, appliances were repositioned, the angled command center wall removed, a patio door to the deck was removed and large windows were added over a new sink to bring substantially more light to the space. Access to the adjoining deck was repositioned to the right of the space as a single entry to provide more cabinet space. Ceilings were retextured, floors refinished in a lighter shade and additional recessed lights were added. The pair of pantries where originally coat closets that were used in the mudroom as you entered off of the garage. Virginia and her team re-designed the expanded the space by taking the wall down between the closets and the kitchen and re-positioning the door further down the hall closer to the mudroom. This gave us more open space in the kitchen and allowed us to create two designated pantries which was a priority for the homeowner.

We "flipped" the layout of this kitchen resulting in a much more functional space. We removed an oddly-placed pantry and a less-than-comfortable window bench to reposition the primary sink and working kitchen to overlook the rear garden. The new space is now open to the adjacent living room and provides for a gracefully curved breakfast banquette or counter seating at the island. The traffic flow for family or guests is now kept at-bay from the primary cooking activities. Yet, all comfortably connected. Eric Roth Photography

Inspiration for a mid-sized contemporary white two-story stucco exterior home remodel in San Francisco

The Cherry Road project is a humble yet striking example of how small changes can have a big impact. A meaningful project as the final room to be renovated in this house, thus our completion aligned with the family’s move-in. The kitchen posed a number of problems the design worked to remedy. Such as an existing window oriented the room towards a neighboring driveway. The initial design move sought to reorganize the space internally, focusing the view from the sink back through the house to the pool and courtyard beyond. This simple repositioning allowed the range to center on the opposite wall, flanked by two windows that reduce direct views to the driveway while increasing the natural light of the space. Opposite that opening to the dining room, we created a new custom hutch that has the upper doors bypass doors incorporate an antique mirror, then led they magnified the light and view opposite side of the room. The ceilings we were confined to eight foot four, so we wanted to create as much verticality as possible. All the cabinetry was designed to go to the ceiling, incorporating a simple coat mold at the ceiling. The west wall of the kitchen is primarily floor-to-ceiling storage behind paneled doors. So the refrigeration and freezers are fully integrated. The island has a custom steel base with hammered legs, with a natural wax finish on it. The top is soapstone and incorporates an integral drain board in the kitchen sink. We did custom bar stools with steel bases and upholstered seats. At the range, we incorporated stainless steel countertops to integrate with the range itself, to make that more seamless flow. The edge detail is historic from the 1930s. There is a concealed sort of office for the homeowner behind custom, bi-folding panel doors. So it can be closed and totally concealed, or opened up and engaged with the kitchen. In the office area, which was a former pantry, we repurposed a granite marble top that was on the former island. Then the walls have a grass cloth wall covering, which is pinnable, so the homeowner can display photographs, calendars, and schedules.

The team at Ceballos Contracting completely re configured this space, extensive plumbing work was required to expand the shower, cap off an old tub deck, reposition the vanity plumbing to install new wall mounted faucets with a 10 inch backsplash. The shower measures 10 feet in length with 4 feet in width. There are benches on both sides of the shower, the tile was cut at a 45 degree angle so that no schluter edging or pencil moulding was needed, just a clean, fluent look at the way around. The shower glass is broken up into three panels, the center is the door, the other two are wrapped around the benches.
