A third floor in Webster Groves was transformed from one open space into three functional rooms for a growing family. The new space is now the perfect bedroom for the two boys of the family. Dad’s home office now sits at the top of the stairs so he has some quiet space tucked away from the rest of the house. The highlight of this beautiful renovation is the modern bathroom with black and gold accents throughout.

The homeowners of this Marblehead residence wished to remodel their master bathroom, which had been redone only a few years prior. The previous renovation, however, was not a pleasant experience and they were hesitant to dive-in again. After an initial conversation, the homeowners agreed to meet with me to discuss the project. listened to their vision for the room, paid close attention to their concerns, and desire to create a tranquil environment, that would be functional and practical for their everyday lifestyle. In my first walk-through of the existing bathroom, several major issues became apparent. First, the vanity, a wooden table with two vessel sinks, did not allow access to the medicine cabinets due to its depth. Second, an oversized window installed in the shower did not provide privacy and had visible signs of rot. Third, the wallpaper by the shower was peeling and contained mold due to moisture. Finally, the hardwood flooring selected was impractical for a master bathroom. My suggestion was to incorporate timeless and classic materials that would provide longevity and create an elegant environment. I designed a standard depth custom vanity which contained plenty of storage. We chose lovely white and blue quartzite counter tops, white porcelain tile that mimic the look of Thasos marble, along with blue accents, polished chrome fixtures and coastal inspired lighting. Next, we replaced, relocated, and changed the window style and shape. We then fabricated a window frame out of the quartzite for protection which proved to give the shower a lovely focal point. Lastly, to keep with the coastal theme of the room, we installed shiplap for the walls. The homeowners now look forward to starting and ending their day in their bright and relaxing master bath. It has become a sanctuary to escape the hustle and bustle of everyday life.

The owner wanted her master suite to be a daily retreat, a place to get away and relax in her tub. The existing bathroom didn't have a tub and two small closets that opened into the cramped space. An extensive collection of jewelry and shoes overflowed chaotically into the bathroom. In the master bedroom a small desk tucked into a corner by a third small closet took up valuable real estate. The master bath and bedroom were gutted and reconfigured. The closets moved out of the bathroom, and by stealing space above the stairwell and the aforementioned desk nook, a large walk in closet with built in storage was designed at one end of the bedroom. An additional wall of cabinets that houses the TV also serves as a place for shoes and accessory storage. In the new master bath, a new tiled walk in shower with a frameless shower door, and a freestanding bathtub give the room a much more spacious feel. Luxe finishes like marble, handmade tiles, and sleek custom cabinetry add to the spa like feel of the new master bath. A new custom makeup vanity adds even more storage, and the full length mirror disguises another storage cabinet. At the end of the day, the client loves to soak in the tub as she looks out over the treetops in this second story master suite retreat.

The front is composed of matching board and batten gables flanking a covered porch featuring square columns with pegged capitols. A tour of the rear façade reveals an asymmetrical elevation with a tall living room gable anchoring the right and a low retractable-screened porch to the left. Inside, the front foyer opens up to a wide staircase clad in horizontal boards for a more modern feel. To the left, and through a short hall, is a study with private access to the main levels public bathroom. Further back a corridor, framed on one side by the living rooms stone fireplace, connects the master suite to the rest of the house. Entrance to the living room can be gained through a pair of openings flanking the stone fireplace, or via the open concept kitchen/dining room. Neutral grey cabinets featuring a modern take on a recessed panel look, line the perimeter of the kitchen, framing the elongated kitchen island. Twelve leather wrapped chairs provide enough seating for a large family, or gathering of friends. Anchoring the rear of the main level is the screened in porch framed by square columns that match the style of those found at the front porch. Upstairs, there are a total of four separate sleeping chambers. The two bedrooms above the master suite share a bathroom, while the third bedroom to the rear features its own en suite. The fourth is a large bunkroom above the homes two-stall garage large enough to host an abundance of guests.

This La Jolla condo, located steps away from Wind n Sea beach was our client's third home we completed for them in San Diego. As vacation rental property owners, this Texas couple plans on making this their retirement escape in the years to come. In the meantime, the design had to be suitable for short time renters. Keeping our clients' needs in mind, the interior design was geared to appeal to the out of towners. With a focus on durability, clean, simple and modern coastal design, we're all pretty certain this little gem is going to stand out amongst its competition. The formula is pretty simple, but our job is to make it happen! :) Most of the furnishings were custom-made to fit the space perfectly, taking advantage of every inch and maximizing the space. Doubling up 2 full size beds in each of the guest rooms made this vacation rental property perfect for families and large groups. One of our biggest challenges? Finding pieces we loved that had no metal accents! ((The salt air takes its toll on those pieces faster than you'd ever guess when you're this close to the ocean!) Pleasant Heights is a newly constructed home that sits atop a large bluff in Chatham overlooking Pleasant Bay, the largest salt water estuary on Cape Cod. - Two classic shingle style gambrel roofs run perpendicular to the main body of the house and flank an entry porch with two stout, robust columns. A hip-roofed dormer—with an arch-top center window and two tiny side windows—highlights the center above the porch and caps off the orderly but not too formal entry area. A third gambrel defines the garage that is set off to one side. A continuous flared roof overhang brings down the scale and helps shade the first-floor windows. Sinuous lines created by arches and brackets balance the linear geometry of the main mass of the house and are playful and fun. A broad back porch provides a covered transition from house to landscape and frames sweeping views. - Inside, a grand entry hall with a curved stair and balcony above sets up entry to a sequence of spaces that stretch out parallel to the shoreline. Living, dining, kitchen, breakfast nook, study, screened-in porch, all bedrooms and some bathrooms take in the spectacular bay view. Designed and built in conjunction with Freemont #2, this home pays homage to surrounding architecture, including that of St. James Lutheran Church. The home is comprised of stately, well-proportioned rooms; significant architectural detailing; appropriate spaces for today's active family; and sophisticated wiring to service any HD video, audio, lighting, HVAC and / or security needs. The focal point of the first floor is the sweeping curved staircase, ascending through all three floors of the home and topped with skylights. Surrounding this staircase on the main floor are the formal living and dining rooms, as well as the beautifully-detailed Butler's Pantry. A gourmet kitchen and great room, designed to receive considerable eastern light, is at the rear of the house, connected to the lower level family room by a rear staircase. Four bedrooms (two en-suite) make up the second floor, with a fifth bedroom on the third floor and a sixth bedroom in the lower level. A third floor recreation room is at the top of the staircase, adjacent to the 400SF roof deck. This project was such an incredible design opportunity, and instilled inspiration and excitement at every turn! Our amazing clients came to us with the challenge of converting their beloved family home into a welcoming haven for all members of the family. At the time that we met our clients, they were struggling with the difficult personal decision of the fate of the home. Their father/father-in-law had passed away and their mother/mother-in-law had recently been admitted into a nursing facility and was fighting Alzheimer’s. Resistant to loss of the home now that both parents were out of it, our clients purchased the home to keep in in the family. Despite their permanent home currently being in New Jersey, these clients dedicated themselves to keeping and revitalizing the house. We were moved by the story and became immediately passionate about bringing this dream to life. The home was built by the parents of our clients and was only ever owned by them, making this a truly special space to the family. Our goal was to revitalize the home and to bring new energy into every room without losing the special characteristics that were original to the home when it was built. In this way, we were able to develop a house that maintains its own unique personality while offering a space of welcoming neutrality for all members of the family to enjoy over time. The renovation touched every part of the home: the exterior, foyer, kitchen, living room, sun room, garage, six bedrooms, three bathrooms, the laundry room, and everything in between. The focus was to develop a style that carried consistently from space to space, but allowed for unique expression in the small details in every room. Starting at the entry, we renovated the front door and entry point to offer more presence and to bring more of the mid-century vibe to the home’s exterior. We integrated a new modern front door, cedar shingle accents, new exterior paint, and gorgeous contemporary house numbers that really allow the home to stand out. Just inside the entry, we renovated the foyer to create a playful entry point worthy of attention. Cement look tile adorns the foyer floor, and we’ve added new lighting and upgraded the entry coat storage. Upon entering the home, one will immediately be captivated by the stunning kitchen just off the entry. We transformed this space in just about every way. While the footprint of the home ultimately remained almost identical, the aesthetics were completely turned on their head. We re-worked the kitchen to maximize storage and to create an informal dining area that is great for casual hosting or morning coffee. We removed the entry to the garage that was once in the informal dining, and created a peninsula in its place that offers a unique division between the kitchen/informal dining and the formal dining and living areas. The simple light warm light gray cabinetry offers a bit of traditional elegance, along with the marble backsplash and quartz countertops. We extended the original wood flooring into the kitchen and stained all floors to match for a warmth that truly resonates through all spaces. We upgraded appliances, added lighting everywhere, and finished the space with some gorgeous mid century furniture pieces. In the formal dining and living room, we really focused on maintaining the original marble fireplace as a focal point. We cleaned the marble, repaired the mortar, and refinished the original fireplace screen to give a new sleek look in black. We then integrated a new gas insert for modern heating and painted the upper portion in a rich navy blue; an accent that is carried through the home consistently as a nod to our client’s love of the color. The former entry into the old covered porch is now an elegant glass door leading to a stunning finished sunroom. This room was completely upgraded as well. We wrapped the entire space in cozy white shiplap to keep a casual feel with brightness. We tiled the floor with large format concrete look tile, and painted the old brick fireplace a bright white. We installed a new gas burning unit, and integrated transitional style lighting to bring warmth and elegance into the space. The new black-frame windows are adorned with decorative shades that feature hand-sketched bird prints, and we’ve created a dedicated garden-ware “nook” for our client who loves to work in the yard. The far end of this space is completed with two oversized chaise loungers and overhead lights…the most perfect little reading nook! Just off the dining room, we created an entirely new space to the home: a mudroom. The clients lacked this space and desperately needed a landing spot upon entering the home from the garage. We uniquely planned existing space in the garage to utilize for this purpose, and were able to create a small but functional entry point without losing the ability to park cars in the garage. This new space features cement-look tile, gorgeous deep brown cabinetry, and plenty of storage for all the small items one might need to store while moving in and out of the home. The remainder of the upstairs level includes massive renovations to the guest hall bathroom and guest bedroom, upstairs master bed/bath suite, and a third bedroom that we converted into a home office for the client. Some of the largest transformations were made in the basement, where unfinished space and lack of light were converted into gloriously lit, cozy, finished spaces. Our first task was to convert the massive basement living room into the new master bedroom for our clients. We removed existing built-ins, created an entirely new walk-in closet, painted the old brick fireplace, installed a new gas unit, added carpet, introduced new lighting, replaced windows, and upgraded every part of the aesthetic appearance. One of the most incredible features of this space is the custom double sliding barn door made by a Denver artisan. This space is truly a retreat for our clients! We also completely transformed the laundry room, back storage room, basement master bathroom, and two bedrooms. This home’s massive scope and ever-evolving challenges were thrilling and exciting to work with, and the result is absolutely amazing. At the end of the day, this home offers a look and feel that the clients love. Above all, though, the clients feel the spirit of their family home and have a welcoming environment for all members of the family to enjoy for years to come.

This is a 50'' Orton Style Rumford Fireplace at my home in Oxford,CT. A Rumford Firplace is made with either a straight rear wall or a slanted one. The slanted ones are the better heaters and I just proved "the more efficient" as they do not have a bigger throat area than the straight variety. The book "The Forgotten Art of Building a Good Fireplace" written bu Vrest Orton in the late 60's descibes the slanted variety well and that is where they picked up the name. He did not invent them rather he wrote of what he witnessed as being nice enjoyable good heating Rumfords . It uses my self made damper and burns all winter long with the damper blade at only a 1-3/4'''' gap opening. This represents a throat area to fireplace opening area of 1 to 30 a achievement that recently left the top authority on Rumford Fireplaces in awe and disbelief as his straight backed Rumfords only get to a 1:20 ratio. Although he remained skeptical and wanting more explicit videos and refusing to sign a nondisclosure agreement, he wanted to know if I could do the same with his chosen styled Rumfords. With a large or small fire the damper stays fixed. Weather is a non issue, even foggy drizzly nights do not effect this fireplace. There are videos at FCasini on You Tube showing the 50'' burning along with my basement 36'' Orton which I did experimenting last winter . The basement [never used before] has no face, so I affixed a steel panel on it to see if it could burn at the same ratio as my 50'' which uses my self made 30 year old damper. Iinstead it has a custom vestal damper which I cut the front off as I occasionally do when the budget is limited. It burned good at a 1 to 26 ratio which is way above the 1/17 that Straight Back Rumfords normally do although their very best is 1/20 ..both of which depend on the use of the highly suggested Tee Pee Fire which will assist any fireplace in smoke evacuation due to solely emitting the smoke form the high end of the standing logs! Both of my fireplaces certainly can use this style fire but I enjoy the horizontal log cabin style because of the easy loading and longer lasting fire per load. This winter I am going to affix a glass panel to get a good look at the throat and inner breast chamber while the fireplace is burning. This will be done in my third [ also un faced like the basement] Rumford. This one uses an outside chimney that is about 18' tall, much shorter than the other two and not as warm an environment being the other two are interior chimneys. I am anxious to see if it will compete with a lesser draft ? I have been searching the patent data base and to date there is nothing close to even resemble the way I get these slanted fireplaces to pass the smoke through such a ridiculously thin throat which I call "The Gates Of Hell". The prototype is complete and installed into this fireplace which is in it's second year of performance testing and doing better than I expected, in fact before installing it last week I cleaned the throat and chimney and damper blade which hasn't been done in 6 years. This did help the performance a lot as the passage is so thin any build up greatly slows it down from the added viscosity ie flow drag. For those that don't understand the benefit of a 1:30 ratio it is half the loss of heated air up the chimney and results in a 50% increase in heat efficiency. This equals a 100% enjoyment factor for anyone whom takes fireplace burning seriously like have done and do for the past 30 years! The house doesn't get sucked cold!
