This Beautiful 5,931 sqft home renovation was completely transformed from a small farm bungalow. This house is situated on a ten-acre property with extensive farmland views with bright open spaces. Custom beam work was done on site to add the “rustic” element to many of the rooms, most specifically the bar area. Custom, site-built shelving and lockers were added throughout the house to accommodate the homeowner’s specific needs. Space saving barn doors add style and purpose to the walk-in closets in the ensuite, which includes walk-in shower, private toilet room, and free standing jet tub; things that were previously lacking. A “great room” was created on the main floor, utilizing the previously unusable living area, creating a space on the main floor big enough for the family to gather, and take full advantage of the beautiful scenery of the acreage.

This was a little used living room that was turn into the favorite room in the house. The room was designed to be a music/wine lounge. We used four comfortable chairs facing each other for great conversation. The chairs have quilted leather seats and down silk velvet pillows. The artsy fireplace screen appears to be floating on their black granite hearth. The beautiful spot tables have petrified wood tops. This client wanted to update their home to light and Modern from dark and Old World. The whole house was painted in a light color and the wood floor and stair railing were refinished in a brown/grey stain.. We also made the rooms more useable. We changed the unused living room into a music/wine lounge. The kitchen cabinets were painted off white and we put in new counter tops, backsplash, lighting, bar stools and hardware. The rest of the home was also updated.

APD was hired to update the kitchen, living room, primary bathroom and bedroom, and laundry room in this suburban townhome. The design brought an aesthetic that incorporated a fresh updated and current take on traditional while remaining timeless and classic. The kitchen layout moved cooking to the exterior wall providing a beautiful range and hood moment. Removing an existing peninsula and re-orienting the island orientation provided a functional floorplan while adding extra storage in the same square footage. A specific design request from the client was bar cabinetry integrated into the stair railing, and we could not be more thrilled with how it came together! The primary bathroom experienced a major overhaul by relocating both the shower and double vanities and removing an un-used soaker tub. The design added linen storage and seated beauty vanity while expanding the shower to a luxurious size. Dimensional tile at the shower accent wall relates to the dimensional tile at the kitchen backsplash without matching the two spaces to each other while tones of cream, taupe, and warm woods with touches of gray are a cohesive thread throughout.

This patio was part of a surprise patio makeover called Patio Flip. This patio is now fit to entertain any crowd and provide several areas to entertain. The unused side yard was turned into a beautiful dining space. This stunning outdoor kitchen also received a makeover as well and was repositioned to become more functional in the space. Van Auken Akins Architects LLC designed and facilitated the complete renovation of a home in Cleveland Heights, Ohio. Areas of work include the living and dining spaces on the first floor, and bedrooms and baths on the second floor with new wall coverings, oriental rug selections, furniture selections and window treatments. The third floor was renovated to create a whimsical guest bedroom, bathroom, and laundry room. The upgrades to the baths included new plumbing fixtures, new cabinetry, countertops, lighting and floor tile. The renovation of the basement created an exercise room, wine cellar, recreation room, powder room, and laundry room in once unusable space. New ceilings, soffits, and lighting were installed throughout along with wallcoverings, wood paneling, carpeting and furniture.

Truly a backyard playground for kids of all ages, the sports court, putting green, swimming pool, jacuzzi, firepit, and outdoor kitchen all look out over the beautiful hills of west Austin. This unique five-hole putting green employs unused space behind the pool's water feature. With artificial turf in two different lengths to mimic the rough and the fairway, and accented with landscape lighting so tee time can be any time, this is every linksman's dream.

This contemporary farmhouse kitchen remodel beautifully marries modern aesthetics with the warmth of traditional white oak millwork. We retained select oak trim elements while infusing a fresh, updated look throughout the space. This remodel was huge, a whole first floor. It included blowing out a wall in the kitchen which led to a really unused room but one that had the most light of the home. Incorporating that into the kitchen space gave my clients a huge kitchen with a designated sitting area and also a casual eating space too. New lighting added to the ambience of the space, as well as plenty of room for entertaining. The new space is completely different from before, the clients love it..as well as all of their friends they entertain!

This basement was taken from a completely demo'd space to a full service finish. We wanted this space to feel bright and custom, and keep it organic and approachable it its design. This older couple residing in a golf course community wanted to expand their living space and finish up their unfinished basement for entertainment purposes and more. Their wish list included: exercise room, full scale movie theater, fireplace area, guest bedroom, full size master bath suite style, full bar area, entertainment and pool table area, and tray ceiling. After major concrete breaking and running ground plumbing, we used a dead corner of basement near staircase to tuck in bar area. A dual entrance bathroom from guest bedroom and main entertainment area was placed on far wall to create a large uninterrupted main floor area. A custom barn door for closet gives extra floor space to guest bedroom. New movie theater room with multi-level seating, sound panel walls, two rows of recliner seating, 120-inch screen, state of art A/V system, custom pattern carpeting, surround sound & in-speakers, custom molding and trim with fluted columns, custom mahogany theater doors. The bar area includes copper panel ceiling and rope lighting inside tray area, wrapped around cherry cabinets and dark granite top, plenty of stools and decorated with glass backsplash and listed glass cabinets. The main seating area includes a linear fireplace, covered with floor to ceiling ledger stone and an embedded television above it. The new exercise room with two French doors, full mirror walls, a couple storage closets, and rubber floors provide a fully equipped home gym. The unused space under staircase now includes a hidden bookcase for storage and A/V equipment. New bathroom includes fully equipped body sprays, large corner shower, double vanities, and lots of other amenities. Carefully selected trim work, crown molding, tray ceiling, wainscoting, wide plank engineered flooring, matching stairs, and railing, makes this basement remodel the jewel of this community.

This remodel consisted of a master bath as well as a hall bathroom renovation. For the master bath, we removed the existing large, unused garden tub, and went back in with a new, sleek, pedestal tub from Fluerco. The shower remained in the same location for both bathrooms but received updates such as niches, pie shelves, tile work, and fixtures. The master bath was converted into a luxurious and spacious space, with tons of storage including a coordinating cabinetry linen closet and a towel unit. The hall bathroom became an elegant space, with soft textures and colors, creating a truly stunning new space.

In this project we blew out a wall and expanded the laundry room space into the unused portion of the clients 3.5 gar garage. This created a massive space where you can store your shoes and coats, and do the laundry in pure comfort. They now have an abundance of storage space for all things from detergents, to flip flops, and everything in between. Starmark Cabinetry was used in this project, the flooring is porcelain, counters are quartz, and back splash is carrera marble. Gr8 Kitchens is a StarMark cabinetry authorized dealer.

The backyard in this Dunwoody, GA residence presented several challenges, including failing cinder block walls, unsafe steps, and an aging deck. These issues rendered the space largely unusable and created drainage problems, limiting both safety and functionality for the homeowners. Our team addressed these issues by removing all existing structures and undertaking a comprehensive rebuild. This involved regrading the area for proper drainage, constructing new retaining walls, and installing integrated steps for safe access throughout the yard. Multiple paver patios were also installed to create defined entertaining areas. The outcome is a safe and highly functional outdoor living space in Dunwoody. The new retaining walls provide essential structural support, the drainage system manages stormwater effectively, and the integrated patios and walkways offer inviting areas for recreation and access.
