This Award-winning kitchen proves vintage doesn't have to look old and tired. This previously dark kitchen was updated with white, gold, and wood in the historic district of Monte Vista. The challenge is making a new kitchen look and feel like it belongs in a charming older home. The highlight and starting point is the original hex tile flooring in white and gold. It was in excellent condition and merely needed a good cleaning. The addition of white calacatta marble, white subway tile, walnut wood counters, brass and gold accents keep the charm intact. Cabinet panels mimic original door panels found in other areas of the home. Custom coffee storage is a modern bonus! Sub-Zero Refrig, Rohl sink, brass woven wire grill.

After reviving their kitchen, this couple was ready to tackle the master bathroom by getting rid of some Venetian plaster and a built in tub, removing fur downs and a bulky shower surround, and just making the entire space feel lighter, brighter, and bringing into a more mid-century style space. The cabinet is a freestanding furniture piece that we allowed the homeowner to purchase themselves to save a little bit on cost, and it came with prefabricated with a counter and undermount sinks. We installed 2 floating shelves in walnut above the commode to match the vanity piece. The faucets are Hansgrohe Talis S widespread in chrome, and the tub filler is from the same collection. The shower control, also from Hansgrohe, is the Ecostat S Pressure Balance with a Croma SAM Set Plus shower head set. The gorgeous freestanding soaking tub if from Jason - the Forma collection. The commode is a Toto Drake II two-piece, elongated. Tile was really fun to play with in this space so there is a pretty good mix. The floor tile is from Daltile in their Fabric Art Modern Textile in white. We kept is fairly simple on the vanity back wall, shower walls and tub surround walls with an Interceramic IC Brites White in their wall tile collection. A 1" hex on the shower floor is from Daltile - the Keystones collection. The accent tiles were very fun to choose and we settled on Daltile Natural Hues - Paprika in the shower, and Jade by the tub. The wall color was updated to a neutral Gray Screen from Sherwin Williams, with Extra White as the ceiling color.

This renovated brick rowhome in Boston’s South End offers a modern aesthetic within a historic structure, creative use of space, exceptional thermal comfort, a reduced carbon footprint, and a passive stream of income. DESIGN PRIORITIES. The goals for the project were clear - design the primary unit to accommodate the family’s modern lifestyle, rework the layout to create a desirable rental unit, improve thermal comfort and introduce a modern aesthetic. We designed the street-level entry as a shared entrance for both the primary and rental unit. The family uses it as their everyday entrance - we planned for bike storage and an open mudroom with bench and shoe storage to facilitate the change from shoes to slippers or bare feet as they enter their home. On the main level, we expanded the kitchen into the dining room to create an eat-in space with generous counter space and storage, as well as a comfortable connection to the living space. The second floor serves as master suite for the couple - a bedroom with a walk-in-closet and ensuite bathroom, and an adjacent study, with refinished original pumpkin pine floors. The upper floor, aside from a guest bedroom, is the child's domain with interconnected spaces for sleeping, work and play. In the play space, which can be separated from the work space with new translucent sliding doors, we incorporated recreational features inspired by adventurous and competitive television shows, at their son’s request. MODERN MEETS TRADITIONAL. We left the historic front facade of the building largely unchanged - the security bars were removed from the windows and the single pane windows were replaced with higher performing historic replicas. We designed the interior and rear facade with a vision of warm modernism, weaving in the notable period features. Each element was either restored or reinterpreted to blend with the modern aesthetic. The detailed ceiling in the living space, for example, has a new matte monochromatic finish, and the wood stairs are covered in a dark grey floor paint, whereas the mahogany doors were simply refinished. New wide plank wood flooring with a neutral finish, floor-to-ceiling casework, and bold splashes of color in wall paint and tile, and oversized high-performance windows (on the rear facade) round out the modern aesthetic. RENTAL INCOME. The existing rowhome was zoned for a 2-family dwelling but included an undesirable, single-floor studio apartment at the garden level with low ceiling heights and questionable emergency egress. In order to increase the quality and quantity of space in the rental unit, we reimagined it as a two-floor, 1 or 2 bedroom, 2 bathroom apartment with a modern aesthetic, increased ceiling height on the lowest level and provided an in-unit washer/dryer. The apartment was listed with Jackie O'Connor Real Estate and rented immediately, providing the owners with a source of passive income. ENCLOSURE WITH BENEFITS. The homeowners sought a minimal carbon footprint, enabled by their urban location and lifestyle decisions, paired with the benefits of a high-performance home. The extent of the renovation allowed us to implement a deep energy retrofit (DER) to address air tightness, insulation, and high-performance windows. The historic front facade is insulated from the interior, while the rear facade is insulated on the exterior. Together with these building enclosure improvements, we designed an HVAC system comprised of continuous fresh air ventilation, and an efficient, all-electric heating and cooling system to decouple the house from natural gas. This strategy provides optimal thermal comfort and indoor air quality, improved acoustic isolation from street noise and neighbors, as well as a further reduced carbon footprint. We also took measures to prepare the roof for future solar panels, for when the South End neighborhood’s aging electrical infrastructure is upgraded to allow them. URBAN LIVING. The desirable neighborhood location allows the both the homeowners and tenant to walk, bike, and use public transportation to access the city, while each charging their respective plug-in electric cars behind the building to travel greater distances. OVERALL. The understated rowhouse is now ready for another century of urban living, offering the owners comfort and convenience as they live life as an expression of their values. This beautiful French Provincial home is set on 10 acres, nestled perfectly in the oak trees. The original home was built in 1974 and had two large additions added; a great room in 1990 and a main floor master suite in 2001. This was my dream project: a full gut renovation of the entire 4,300 square foot home! I contracted the project myself, and we finished the interior remodel in just six months. The exterior received complete attention as well. The 1970s mottled brown brick went white to completely transform the look from dated to classic French. Inside, walls were removed and doorways widened to create an open floor plan that functions so well for everyday living as well as entertaining. The white walls and white trim make everything new, fresh and bright. It is so rewarding to see something old transformed into something new, more beautiful and more functional.

This exceptionally large kitchen can pull off the striking architectural details of the hood, coffered brick and beam ceiling and barrel vaulted brick butlers pantry. The juxtaposition of the modern floors and cabinetry against the old world architecture is what makes this so fantastic. The wood elements contrast against the stark white making each of them more important to the design. Arched valances above the window and on the island bookshelf, along with the curved custom metal hood above the stainless steel range, contrast nicely with the overall linear design of the space. The leaded glass cabinet doors not only create a spot to display the homeowner’s favorite glassware, but visually it helps prevent the white cabinets from being overbearing. By installing recessed can lights uniformly throughout the space instead of decorative pendants above the island, the kitchen appears more open and spacious.

Our goal on this project was to create a live-able and open feeling space in a 690 square foot modern farmhouse. We planned for an open feeling space by installing tall windows and doors, utilizing pocket doors and building a vaulted ceiling. An efficient layout with hidden kitchen appliances and a concealed laundry space, built in tv and work desk, carefully selected furniture pieces and a bright and white colour palette combine to make this tiny house feel like a home. We achieved our goal of building a functionally beautiful space where we comfortably host a few friends and spend time together as a family. John McManus

The challenge for this project was that, while the homeowner desired all of the luxury amenities of a deluxe master bath, space was extremely limited. Therefore efficient space planning was critical in achieving the final design. Use of custom painted cabinetry and carrara marble countertops were the basis for this compact yet luxurious bathroom design. Careful attention was given to the tone of the finishes in order to keep this eastern-exposure bathroom light and bright. White trim and crown moulding was used in contrast to the putty colored walls. In keeping with the era of the home, a hand-glazed white ceramic subway tile was used in the soaking tub alcove. Nickel plated bath, lavatory, tub and shower fixtures in the vintage style were used alongside modern amenities such as recessed halogen lighting, electric towel warmers and radiant-heated tile flooring.
