Our Pasadena studio gave this bathroom a re-fresh so that our clients could relax and rejuvenate in its serene design language. The white and taupe color palette with hints of pale green creates a calming ambience, and the large tub is ideal for unwinding in and has a tub deck for scented candles and toiletries. A wall-mounted custom vanity offers ample storage and is complemented with a custom mirror. The contemporary flooring looks beautiful and serves a functional purpose, too, as it is slip-resistant.

We designed the grain pattern to have just a hint of rustic, but it is still clean enough that you can convincingly use it in a modern setting. REDEFINING DURABILITY The most important specification for determining the durability of vinyl flooring is the thickness of the wear-layer. The best wear-layers are made of thick, clear virgin PVC, which covers the paper print-film that gives the floor its unique appearance. Once the wear-layer wears through, the paper is damaged and the floor will need replacement. Most vinyl floors come with a 8-12 mil wear-layer (0.2-3 mm). The top commercial specs in the industry are higher, at 20-22 mil (0.5 mm). A select few manufacturers offer a "super" commercial spec of 28 mil (0.7 mm). For Modin, we decided to set a new standard: 40 mil (1.0 mm) of premium virgin PVC. This allows us to offer an industry-leading 20 year Commercial Warranty (Lifetime Residential), compared to nearly all other commercial vinyl floors' 10 year Commercial Warranty. Beyond our superior wear-layer, we also use a patented click mechanism for superior hold, and a ceramic-bead coating. SIZE MATTERS Wider and longer planks create a sense of space and luxury. Most vinyl floors come in 6" or 7" widths, and 36" or 48" lengths. For Modin, we designed our planks to be 9" wide, and 60" long. This extra large size allows our gorgeous designs to be fully expressed. DETAILS THAT COUNT We made sure to get all the details right. Real texture, to create the feel of wire-brushed wood. Low sheen level, to ensure a natural look that wears well over time. 4-sided bevels, to more accurately emulate the look of real planks. When added together they help create the unique look that is Modin. DESIGNS THAT INSPIRE We spent nearly a year just focusing on our designs, to ensure they provide the right mix of color and depth. Light, airy, calm and a hint of unexpected were the guilding principles for this master bathroom. The client mentioned that she had a white tulip table that didn't have a home. I thought it would be the perfect "centerpiece" for the room. Fun design fact: The client herself painted the pewter frame of the capiz pendant light, gold, with a handful of Q-tips and a lot of patience, for a softer, gilded look. The major kitchen renovation of this old country farmhouse was a task of love, one that had been planned for many years by these Barrington seasoned homeowners. After interviewing no less than five companies, the homeowners chose the design team at Advance Design Studio to make the transformation they had long planned for. “They had an understanding of the right design for the space almost from the instant they walked in the room”, says Sharon Scott of the design team of Nicole Ryan at Todd Jurs at Advance Design Studio. “They were the only designers who laid out ideas in the first meeting at the house that we really loved”, she says. “It was obvious that they understood the house, and understood us - and from then on the decision to hire them literally made itself”. The original kitchen had a dividing “wall” of cabinetry…that made the rather large space seem very small, and cut off the kitchen from the eating area that has a beautiful garden view completely hidden from the main kitchen. Circulation was poor, leaving family members on top of one another when entertaining family and friends. The new kitchen design nearly doubles the kitchen size within the original space; opening it up completely and enjoying an expansive island containing a new Kohler Whitehaven Smart Divide farm sink, a dishwasher, and pull out double trash receptacle. The great new gathering space accommodates four pull out stools beckoning grandchildren and friends alike. Removing the range from the island and relocating it to create a dramatic “feature” wall, completely out of the way of guests; it is now crowned with a beautiful completely customized wood hood designed to ventilate much more efficiently than the original island range containing a limited downdraft system. The much more efficient use of the space after removing a pantry closet made way for a fully functional “tall wall” housing a double oven and refrigerator, out of the way of guests. Removing the restrictive cabinetry wall now allowed for an expansive floor to ceiling pantry cabinet with full extension pull out shelving, and an elegant display area complete with a beautiful furniture detailed buffet. Fitting perfectly into the farmhouse charm of the old estate, Medallion Silver Lancaster cabinetry was chosen in a soft white Maple Divinity paint finish lining the perimeter. The stunning island hints to this old home’s past with Medallion Gold’s Maple Devonshire style graced with a Carriage Black Heirloom painted finish. The rubbed off black paint finish reveals the soft wood tones beneath, mimicking furniture you’d see in your grandmother’s home that has lovingly been polished for years to reveal a soft, subtly rubbed-off sheen. Counter tops reverse contrast with perimeter tops of black “Raven” granite possessing a subtle honed finish, and a shift to Quartz Difinity Viareggio - resembling white Carrera marble on the island. A simple herringbone detail completes the decorative range wall, and subtle porcelain subway tiles grace the backsplash throughout. The design is finished off with crisp Thermador and Bosch stainless steel appliances, and bright brushed cup pull and handle combination hardware. A pull down Kohler Bellaria faucet makes cleanup a breeze, and soft under-cabinet LED lighting throughout makes every work surface shine softly, and highlights the cabinetry display area with grace. One special detail was created to make the dramatic ceiling transition to a vaulted area above the breakfast nook extra special. A tongue and groove solid wood ceiling was hung above, and a subtle greenish-grey distressed paint finish was hand developed on site by the talented crew, complementing the new kitchen with a completely unique surface that appears as if it’s been there for many, many years. It’s just one standout feature in the amazing new space that is sure to be in every conversation as newcomers enjoy the newest best hangout in this old home renewed! After 30 years of renovating homes, this now content homeowner sips a cup of tea enjoying her new garden view, and reminisces projects of past – and lastly reports their experience with Advance Design Studio culminating with their amazing new kitchen to be the most enjoyable and satisfying home experience yet. This nursery began in an empty white-box room with incredible natural light, the challenge being to give it warmth and add multi-functionality. Through floral motifs and hints of gold, we created a boho glam room perfect for a little girl. We played with texture to give depth to the soft color palette. The upholstered crib is convertible to a toddler bed, and the daybed can serve as a twin bed, offering a nursery that can grow with baby. The changing table doubles as a dresser, while the hanging canopy play area serves as a perfect play and reading nook.

The laundry room is crafted with beauty and function in mind. Its custom cabinets, drying racks, and little sitting desk are dressed in a gorgeous sage green and accented with hints of brass. Pretty mosaic backsplash from Stone Impressions give the room and antiqued, casual feel.

A custom cocktail-ottoman is the centerpiece of this intimate conversation area in the open plan family room. Upholstered in leather and trimmed with nail heads, it brings a hint of cattle country to this sophisticated setting. But there are so many details that make this space special. Notice the fringed skirts and nailheads on the arm chairs and their lumbar pillows bordered in pom pons. Plus, the custom rug is a subtle reference to a spotted animal skin. Photo by Brian Gassel

I was contacted by the Realtor who sold this house to his friend in San Marino to help with the interior design of the extensive remodel. The 3,777 sf house with 6 bedrooms and 5 bathrooms was built in 1948 and was in need of some major changes. San Marino, CA, incorporated in 1913, was designed by its founders to be uniquely residential, with expansive properties surrounded by beautiful gardens, wide streets, and well maintained parkways. In 2010, Forbes Magazine ranked the city as the 63rd most expensive area to live in the United States. There are little to no homes priced under US$1,000,000, with the median list price of a single family home at US$2,159,000. We decided to tear down walls, remove a fireplace (gasp!), reconfigure bathrooms and update all the finishes while maintaining the integrity of the San Marino style. Here are some photos of the home after. The kitchen was totally gutted. Custom, lacquered black and white cabinetry was built for the space. We decided on 2-tone cabinets and 2 door styles on the island and surrounding cabinets for visual impact and variety. Cambria quartz in Braemar was installed on the counters and back splash for easy clean up and durability. New Schonbek crystal chandeliers and silver cabinetry hardware are the jewelry, making this space sparkle. Custom Roman shades add a bit of softness to the room and custom barstools in white and black invite guests to have a seat while dinner is being prepared. In the dining room we opted for custom moldings to add architectural detail to the walls and infuse a hint of traditional style. The black lacquer table and Louis chairs are custom made for the space with a peacock teal velvet. A traditional area rug and custom window treatments in a blue-green were added to soften the space. The Schonbek Crystal Rain chandelier is the show stopper in the space with pure sparkle and graceful traditional form. The living room is host to custom tufted grey velvet sofas, custom accent chair with ottoman in a silver fabric, custom black and while media center, baby grand piano with mini Schonbeck Crystal Rain chandelier hung above, custom tufted velvet tuffet for extra seating, one-of-a-kind art and custom window coverings in a diamond grey fabric. Sparkle and pizzazz was added with purple, crystal and mirrored accessories. The occupant of this home is a 21 year old woman. Her favorite colors are baby pink and blue. I knew this was possibly going to be my only chance in my design career to go nuts with the color pink, so I went for it! A majestic pink velvet tufted bed dressed with luxurious white linens is the focal point. Flanking the bed are two pink crystal chandeliers, a custom white lacquer desk with a baby blue Louis chair and a custom baby blue nightstand with a Moroccan door design. A super soft white shag rug graces the floor. Custom white silk window coverings with black out lining provide privacy and a completely dark room when wanted. An acrylic hanging bubble chair adds whimsy and playfulness. The master bathroom was a complete transformation. A clawfoot slipper tub sits inside the shower, clad with marble wall and floor tiles and a basketweave with custom baby blue accent tiles. A frameless shower wall separates the wet and dry areas. A custom baby blue cabinet with crystal knobs, topped with Cambria Quartz Whitney, was built to match the bedroom’s nightstand. Above hangs a pair of pink crystal wall sconces and a vintage rococo mirror painted in high gloss white. Crystal and nickel faucets and fixtures add more sparkle and shine.

Whether you realized the shortcomings of your space or simply wanted to combat boredom, a well-designed and functional home was no longer a want, it became a need. Tina found herself wanting more from her Old Irving Park home and reached out to The Kitchen Studio about adding function to her kitchen to make the most of the available real estate. At the end of the day, there is nothing better than returning home to a bright and happy space you love. And this kitchen wasn’t that for Tina. Dark and dated, with a palette from the past and features that didn’t make the most of the available square footage, this remodel required vision and a fresh approach to the space. Lead designer, Stephanie Cole’s main design goal was better flow, while adding greater functionality with organized storage, accessible open shelving, and an overall sense of cohesion with the adjoining family room. The original kitchen featured a large pizza oven, which was rarely used, yet its footprint limited storage space. The nearby pantry had become a catch-all, lacking the organization needed in the home. The initial plan was to keep the pizza oven, but eventually Tina realized she preferred the design possibilities that came from removing this cumbersome feature, with the goal of adding function throughout the upgraded and elevated space. Eliminating the pantry added square footage and length to the kitchen for greater function and more storage. This redesigned space reflects how she lives and uses her home, as well as her love for entertaining. The kitchen features a classic, clean, and timeless palette. White cabinetry, with brass and bronze finishes, contrasts with rich wood flooring, and lets the large, deep blue island in Woodland’s custom color Harbor – a neutral, yet statement color – draw your eye. The kitchen was the main priority. In addition to updating and elevating this space, Tina wanted to maximize what her home had to offer. From moving the location of the patio door and eliminating a window to removing an existing closet in the mudroom and the cluttered pantry, the kitchen footprint grew. Once the floorplan was set, it was time to bring cohesion to her home, creating connection between the kitchen and surrounding spaces. The color palette carries into the mudroom, where we added beautiful new cabinetry, practical bench seating, and accessible hooks, perfect for guests and everyday living. The nearby bar continues the aesthetic, with stunning Carrara marble subway tile, hints of brass and bronze, and a design that further captures the vibe of the kitchen. Every home has its unique design challenges. But with a fresh perspective and a bit of creativity, there is always a way to give the client exactly what they want [and need]. In this particular kitchen, the existing soffits and high slanted ceilings added a layer of complexity to the lighting layout and upper perimeter cabinets. While a space needs to look good, it also needs to function well. This meant making the most of the height of the room and accounting for the varied ceiling features, while also giving Tina everything she wanted and more. Pendants and task lighting paired with an abundance of natural light amplify the bright aesthetic. The cabinetry layout and design compliments the soffits with subtle profile details that bring everything together. The tile selections add visual interest, drawing the eye to the focal area above the range. Glass-doored cabinets further customize the space and give the illusion of even more height within the room. While her family may be grown and out of the house, Tina was focused on adding function without sacrificing a stunning aesthetic and dreamy finishes that make the kitchen the gathering place of any home. It was time to love her kitchen again, and if you’re wondering what she loves most, it’s the niche with glass door cabinetry and open shelving for display paired with the marble mosaic backsplash over the range and complimenting hood. Each of these features is a stunning point of interest within the kitchen – both brag-worthy additions to a perimeter layout that previously felt limited and lacking. Whether your remodel is the result of special needs in your home or simply the excitement of focusing your energy on creating a fun new aesthetic, we are here for it.
