Bathroom - transitional bathroom idea in Dallas

Located in the prestigious Town of Higland Park, just outside Dallas, this French styled property features aspects of both Country French style and formality. The front garden features an internal lawn with symmetrical walkways that curve around to the front porch and balustrade. In the side courtyard, a decorative fountain element accents this intimate space with wonderful tumbled bluestone paving detailing. In the rear garden, a raised formal pool anchors the space and features an antique French wall fountain element that spills into the pool. The brick perimeter walls feature lush landscaping, climbing vines and screen trees to enclose the garden and provide screening for the view from the house and upper balconies. This bathroom at the end of the long hall used to be called, “the haunted bathroom,” and if you saw the before pictures you’d understand why, but they’re too scary so we can’t show them! This bathroom went through a complete metamorphosis. We swapped the location of the shower and vanity, removed the radiator and replaced it with a heated floor, removed a vent duct to keep the ceiling high, and removed very old and heavy plaster walls. Even the window is new. Because it’s a small bathroom with a shower that won’t be used often we opted for a wet room style shower. The custom built floating vanity by Leah of Saving Face Cabinetry is made of teak and coated in a marine grade finish. It boasts a utility sink and large amounts of storage, and it’s the treasure chest at the bottom of our sea of hand made ceramic tiles from Poland. Each tile is unique and makes the bathroom feel like a natural jewel at the end of the hallway. Like the booty in a treasure chest, we stuck with a brushed gold finish for all the bathroom’s accessories and plumbing fixtures. Once the bathroom renovation was complete, we set to work designing and actually painting the mural on the ceiling. We wanted it to have an antique fresco quality so the faded colors and the choppy blue outlines help it look like it’s been there for over a hundred years. It also made Anna feel like her back was 100 years old, but it was worth it!!

A place for family, friends and neighbors can easliy conversate & relax. Whether hanging out with the kids or just watching the kids play around in the frontyard, the courtyard was critical to adding a much needed play space. Art is brought into the picture with 2 stone wall monuments...one adding the address numbers with low voltage ligthing to one side of the yard and another that adds balance to the opposite side with custom cut in light fixtures that says... this... is... thee, house! Drystack 8" bed rough chop buff leuders stone planters & short walls outline and accentuate the forever lawn turf as well as the new plant life & lighting. The limestone serves as a grade wall for leveling, as well as the walls are completely permeable for long life and function. Something every parapet home should have, we've added custom down spouts tied to an under ground drainage system. Another way we add longevity to each project. Lastly...lighting is the icing on the cake. Wall lights, path light, down lights, up lights & step lights are all to important along with every light location is considerd as to add a breath taking ambiance of envy. No airplane runway or helicopter landing lights here. We cant wait for summer as the landscape is sure to fill up with color in every corner of this beautiful new outdoor space.

Inspiration for a timeless kitchen remodel in Sacramento

A modern polymer, acrylic is prized for its unique ability to retain a light beam’s reflection within its surfaces and carry it unbroken to the material’s edge. By the 1970s, designers used acrylic’s brilliant edges to outline “invisible” versions of classic furniture. Andover applies this modern tradition to the classic hanging lantern. Planes of thick, fused acrylic carry the brilliance of tungsten filament bulbs to the lantern’s jewelry polished edges.

The homeowners wish-list when searching for properties in the Geneva Lake area included: low-maintenance, incredible lake views, a pier but also a house that needed a lot of work because they were searching for a true project. After months of designing and planning, a bright and open design of the great room was created to maximize the room’s incredible view of Geneva Lake. Nautical touches can be found throughout the home, including the rope detailing on the overhead light fixture, in the coffee table accessories and the child-sized replica wooden boat. The crisp, clean kitchen has thoughtful design details, like the vintage look faucet and a mosaic outline of Geneva Lake in the back splash. 2018 HNA Awards Honorable Mention - Concrete Paver - Residential (size more than 3,000 sf) Contractor: Go Pavers Producer: Orco Designer: Aaron Barnes The homeowner wanted to create a luxurious outdoor space. A one-of-a-kind design, the company combined Orco Villa stones and arranged them in a random pattern to create the outline of a small airplane which accents the shape of the swimming pool. The subtle earthy tones of the stones together create the perfect contrast between the rich blue of the pool water and green tones of the artificial turf installation. What truly takes this design to the next level is the propeller design that was created using Holland stone in Charcoal. The company had the idea of creating a "starburst" effect with the colors, where the dark grey bursts into the a lighter brown (Chateau). To create the symmetrical, rounded shape the company used high end cutting machines to precisely cut each and every edge stone, ensuring they all lay perfectly together. The company also installed red, green and white lights into the system which are reminiscent to the tail lights on a real airplane to create the some of the final touches. Despite being the statement design, the company tied in an alternating runner border in the Manor colorway to truly tie in the pool to the rest of the yard. By incorporating different elements of the back patio, such as the turf, water and overall shape, the company was able to accent the homeowner's front driveway as well. Approximately 3,700 square feet in total, the company combined Orco Villa with Orco Antique Cobble Circle to create an open, welcoming entrance to a lovely home. The company took advantage of the naturally rounded edges of the home and created accents with the circle kit and border detail near an existing water fountain. Similar to the "starburst" effect on the plane propeller, this was replicated on the each circle kit on the front entryway. The artificial turf border around the fountain paired with the Antique Cobble circle kit truly make this piece stand out.

A classic West Side loft in Hell’s Kitchen, Gallery’s main task was to renovate the large kitchen. The clients like to entertain, so in addition to remodeling the aesthetic, we expanded the footprint of the island and built an entirely new bar at the opposite end of the kitchen. Some design choices are a natural fit for the space. In this case, that meant leaning into the industrial vibe of the exposed concrete while bringing in some character with the material choices. INDUSTRIAL CHIC With an industrial aesthetic in mind, gray was a natural color choice for the fully custom Miralis cabinets. The backsplash was designed in a subway brick pattern, but rather than the typical porcelain or marble, a clay tile in a white matte tone resembling cement was chosen to further coordinate with the exposed concrete. Stacked cabinets were installed to accommodate the tall loft ceilings. For contrast, we incorporated glass front cabinetry with lighting in some areas. The resulting marriage of concrete, glass, and wood is well-matched for an industrial chic loft kitchen. Further highlighting the homeowners’ love of entertaining, we also built an entirely custom bar at one end of the space, featuring open shelving in contrasting wood tones with underlighting and a custom mirrored backsplash for an authentic bar feel. ADVENTURES IN APPROACHING COLUMNS Loft renovations tend to come with two common needs: how to fill all that space tastefully and how to work with those ever present columns. In the case of this loft kitchen renovation, it suited the industrial aesthetic not to wrap the concrete column as one typically would, but rather to leave it exposed, accentuating the raw character of the space. Partially as a result, the island expanded too, creating more room for functional additions such as a built-in microwave, wine fridge, and more open shelving to match the bar, outlined with a countertop overhang to optimize counter space and chair storage. ANCHORED IN SYMMETRY With a loft space as unusually large as this one, an ideal design strategy, especially when high ceilings are involved, is to anchor the kitchen on opposing sides. Here, one side is anchored by a large floor-to-ceiling pantry, while the other is anchored by the counter-depth fridge with cabinetry above. The connecting element is the counter space in the middle, resulting in the visual impact of a long kitchen run within the open floor plan of a loft.
