James Latta of Rancho Images - MOVIE COLONY When we met these wonderful Palm Springs clients, they were overwhelmed with the task of downsizing their vast collection of fine art, antiques, and sculptures. The problem was it was an amazing collection so the task was not easy. What do we keep? What do we let go? Design Vision Studio to the rescue! We realized that to really showcase these beautiful pieces, we needed to pick and choose the right ones and ensure they were showcased properly. Lighting was improved throughout the home. We installed and updated recessed lights and cabinet lighting. Outdated ceiling fans and chandeliers were replaced. The walls were painted with a warm, soft ivory color and the moldings, door and windows also were given a complimentary fresh coat of paint. The overall impact was a clean bright room. We replaced the outdated oak front doors with modern glass doors. The fireplace received a facelift with new tile, a custom mantle and crushed glass to replace the old fake logs. Custom draperies frame the views. The dining room was brought to life with recycled magazine grass cloth wallpaper on the ceiling, new red leather upholstery on the chairs, and a custom red paint treatment on the new chandelier to tie it all together. (The chandelier was actually powder-coated at an auto paint shop!) Once crammed with too much, too little and no style, the Asian Modern Bedroom Suite is now a DREAM COME TRUE. We even incorporated their much loved (yet horribly out-of-date) small sofa by recovering it with teal velvet to give it new life. Underutilized hall coat closets were removed and transformed with custom cabinetry to create art niches. We also designed a custom built-in media cabinet with "breathing room" to display more of their treasures. The new furniture was intentionally selected with modern lines to give the rooms layers and texture. When we suggested a crystal ship chandelier to our clients, they wanted US to walk the plank. Luckily, after months of consideration, the tides turned and they gained the confidence to follow our suggestion. Now their powder room is one of their favorite spaces in their home. Our clients (and all of their friends) are amazed at the total transformation of this home and with how well it "fits" them. We love the results too. This home now tells a story through their beautiful life-long collections. The design may have a gallery look but the feeling is all comfort and style.

Designed by Katherine Dashiell of Reico Kitchen & Bath in Annapolis, MD in collaboration with Emory Construction, this coastal transitional inspired project features cabinet designs for the kitchen, bar, powder room, primary bathroom and laundry room. The kitchen design features Merillat Classic Tolani in a Cotton finish on the perimeter kitchen cabinets. For the kitchen island, the cabinets are Merillat Masterpiece Montresano Rustic Alder in a Husk Suede finish. The design also includes a Kohler Whitehaven sink. The bar design features Green Forest Cabinetry in the Park Place door style with a White finish. The powder room bathroom design features Merillat Classic in the Tolani door style in a Nightfall finish. The primary bathroom design features Merillat Masterpiece cabinets in the Turner door style in Rustic Alder with a Husk Suede finish. The laundry room features Green Forest Cabinetry in the Park Place door style with a Spéciale Grey finish. “This was our second project working with Reico. The overall process is overwhelming given the infinite layout options and design combinations so having the experienced team at Reico listen to our vision and put it on paper was invaluable,” said the client. “They considered our budget and thoughtfully allocated the dollars.” “The team at Reico never balked if we requested a quote in a different product line or a tweak to the layout. The communication was prompt, professional and easy to understand. And of course, the finished product came together beautifully – better than we could have ever imagined! They were experiencing extreme drainage and erosion problems due to the surrounding properties’ drastic grade changes. Erosion had caused the rear lawn to sink in various areas and the existing rear patio spaces were failing. The client wanted to rebuild their patios and walkways, repave their driveway and give their home more visual appeal. Most importantly, they wanted an environmentally friendly solution. Our design solution was to create a rain garden that would slow storm water runoff, allow for percolation, and promote infiltration, while permitting excess clean water to enter the storm drain at the street with slower velocity. The rain garden acts as a temporary holding space that allows the earth to slowly absorb water, rather than overwhelm the nearby storm drain. Our first objective was to conduct a percolation test to determine the amount of clay soil that needed to be removed before reaching the sandy loam layer. A percolation test and storm water calculations were generated to accommodate a 1” rain event. Based on our calculations and the small size of the property, we determined a depth of 18” was necessary for optimal holding capacity. We removed 18” of clay soil until a layer of sandy loam was encountered. Next, the soil was amended with compost and sand to create a highly porous planting media for the basin of the garden. We piped the three existing rear downspouts to the rain garden area to capture for infiltration and alleviate runoff throughout the rear lawn and patio space. We installed an 18” wide over-flow standpipe at a 24” depth into the ground that outlets to a stone swale that carries the water to the property edge. As an added means of holding the maximum amount of water, we designed the standpipe to sit 14” above grade. The height of this standpipe allows this rain garden to capture 14” of water before reaching the overflow capacity. We placed geotextile fabric to help reduce migration of the stones into the soil and aid in the prevention of weeds and erosion. We heavily planted the rain garden to further aid in absorption and to attract local wildlife. A native plant palette of butterfly weed, Panicum, Joe-Pye weed, and asters form a colorful backdrop while the basin was filled with obligate wetland plants such as royal ferns, irises and cardinal flowers. The upper edges in the foreground are planted with Echinacea, Rudbeckia and Monarda, satisfying the local bird community and adding bright seasonal colors. This garden effectively collects and cleanses rainwater while creating a habitat for birds, frogs, and butterflies. Our next challenge was to redesign the existing patios and walkways without increasing impervious surfaces. According to township regulations this property was currently at its maximum capacity, therefore we designed the front and rear patios with a slightly smaller footprint to decrease their existing impervious surfaces. New planting beds were designed throughout the entire property. Plants were chosen that were tolerant of specific site conditions. For the rear yard, we choose a backdrop of witch hazel and hollies to provide an evergreen screen as well as early spring color. We placed hydrangea throughout to add summer color. We planted ostrich fern under the existing spruce tree to create a lush floor. This area became an additional backdrop for the rain garden as well as a screen for the neighboring property. We choose a combination of ‘Blue Star’ juniper and creeping jenny to soften the existing rear wall with creepers. Around the rear patio areas we choose a combination of Liatris, Rudbeckia and ‘Lo and Behold’ butterfly bush. This combination of plants works in harmony with the rain garden and attracts additional butterflies. For the front of the property we worked with an existing Japanese maple that provided dense shade. We choose a shade-tolerant combination of Heuchera, Astilbe, ferns and hostas for this area. We added more hydrangeas to the front foundation of the house to provide lush layering of plant material and visual interest with additional summer blooms. Overall, we were able to exceed the client’s needs and expectations in transforming their property into a colorful paradise that attracts wildlife from season to season. The plant palette provides seasonal interest and the rain garden has successfully decreased storm water runoff. The new hardscape surfaces were designed and built with a slightly smaller footprint to decrease impervious surfaces. This project is a positive example of how all properties, regardless of size, can make an ecological difference by decreasing impervious surfaces and maintaining proper storm water management. Downsizing from a large home to a condo doesn’t have to feel overwhelming. For this Calgary couple relocating to a condo in Mahogany, CCdesign Partnerships transformed their smaller space into a comfortable, beautifully tailored home - without sacrificing the features they love. We supported them with: Thoughtful furniture selection scaled to suit the condo; A detailed furniture layout to maximize space and flow; A custom-designed pantry cabinet for organized kitchen storage; A customized storage plan designed to simplify unpacking and support efficient daily living.

Design objectives: -Make the fireplace wall more eye catching -Area for displaying art and entertainment items -More storage Design challenges: -Adding storage to the fireplace wall without making it feel overwhelming -Having an open-concept design and bringing in aspects of the kitchen into the living space Design solutions: -With the area on each side of the fireplace being blank, it allowed for a perfect place to add base cabinet storage and floating shelves for diplaying items -Since you could see the living area from the kitchen, to make it all blend together we used the same doorstyle and finish as the island cabinets in the kitchen. The fireplace hearth has the same quartz stone as the kitchen and the light fixture is a matching set with the linear pendant from the kitchen. -The cabinet below the TV needed space for speakers and ventilation for the cable box units that tend to get very hot. Adding speaker mesh allowed for ventilation but it was very unappealing to the eye. To spruce it up, we added a beautiful decorative metal diamond grille!

Know that this was an existing home and there was no junction box or wire previously installed to this location. Because the fixture is low voltage the wire can be pointed into the mortar joint. A groove was ground out of the mortar from the fixture location to a convenient place of concealment and the wire was tucked in. The new mortar had to be custom color matched as the original masonry was tinted. Attention to detail left the owners overwhelmed with joy.

As the heart of the home, this kitchen is a warm and welcoming space with deep hues and wood accents. Without being overwhelming, the deep blue island and subway tile backsplash add a fun pop of color and contrast nicely with the lighter quartzite and warm wood aspects. While it is aesthetically pleasing, the kitchen is also extremely functional for both entertaining and everyday living. The expanse of quartzite counters, selected for its durability and easy maintenance, offer plenty of space for prepping and preparing meals or enjoying a breakfast with family and friends. A unique, custom-designed vent hood and light fixture add character to the space while elevating the overall design and asserting its one-of-a-kind quality. Lauren Hunt from Reico Kitchen and Bath in Charlotte, NC, worked with The Atta Group to design a transitional-inspired kitchen and bar using Masterpiece cabinetry. The kitchen features Masterpiece cabinets in the Martel Evercore doorstyle in a Frost finish on the perimeter. The kitchen island and bar area both features the same doorstyle with a combination of two different finishes, Riverbed and Shortbread. The countertops are Calacatta Macchia Vecchia Sapien Stone Porcelain. The client shared their experience, saying, “I love the range hood and the slatted island decor. Riverbed is a beautiful color in both sun and shade. Lauren’s advice to get samples and lay them out in different lighting was invaluable. She went above and beyond, even coming out in the parking lot on a hot summer day to help us. We truly couldn’t have done this without her. Lauren was always patient and supportive as we made decisions, and she never pressured us. Any future projects we have, we’ll 100% reach out to Lauren. She even welcomed our newborn to the showroom!” Lauren shared, “The clients came with a clear aesthetic vision and plenty of inspiration photos, but they gave me the freedom to recommend and create a space that worked for their growing family while still looking great. We added design details like two-toned dining room cabinets, dark accent shelves in glass towers, an arched valance to match the doorways, and a custom hood that pulls from the island finishes. My favorite element is the slatted accent on the island, which the installers executed perfectly. This renovation was a big project, starting with a blank slate, which can be overwhelming with so many options. But it was incredibly rewarding to work with these clients who had such a creative vision. We really worked together to create a space that met their needs while showcasing their style.
