Renovation is stressful. Wouldn’t it be nice to let someone else oversee product selections, manage day-to-day issues, and bring your project to a successful completion? The owners of a two-family in Arlington recently did just that, flying off to Florida just as we began renovating their first floor unit. Of course, before they left we thoroughly discussed all aspects of the work order, which included renovating the kitchen and bathroom, painting the bedroom, and adding a laundry closet. We reviewed color and material selections, and set up a schedule for regular briefings. A handful of issues did come up. But because we had planned ahead, we were able to resolve them with very little stress for our clients. For instance, the client had chosen a bright yellow paint color for the kitchen walls, but once the new cabinets, countertop, and flooring had been installed, it was clear that yellow would clash. We suggested a more complementary Benjamin Moore Lancaster Whitewash shade instead. In the bathroom, the clients had selected a deep inset mirrored medicine cabinet. But when the wall behind the vanity was opened, it revealed a pipe running up the wall, too close for the inset model. In this small space, a bump-out medicine cabinet would be awkward, so instead we placed a mirror over the sink and two smaller inset cabinets on either side – a solution that pleased the homeowners, who now have his-and-hers storage spaces. Finally, the homeowners had resigned themselves to the fact that the laundry closet would be too small for storing detergent and other needs. However once the units were in place, we realized that a small custom shelf could be built and had it installed to the delight of the homeowners. Photo by Shelly Harrison

Mid-century modern–inspired finishes are carried throughout the condo. We chose family friendly textiles throughout that are tied together through repeated shades fo purple and complementary bright colors as well as customized upgrades and a mix of new and vintage furniture to make their house their home. Mitra Designed the pantry to also double and function as fully functional kitchen which included a large sink, a large stainless steel refrigerator, and freezer, a wall oven and houses a built-in microwave oven. The pantry is designed to also act as a secondary kitchen because both homeowners liked to cook. The pantry is also the main place to store a full range of spices, cooking ingredients and utensils. For finishes, she created a color scheme that was slightly different than the kitchen finishes to add variety and to have its own character while it was complementary with the kitchen cabinets. The finish in pantry included a white counter top with a wood edge, a galvanized full height back splash, white painted wall cabinets and blue base cabinets. The ceiling in this room was kept as a finished sheet rock to keep the room it’s own definition and simple. While most people in town considered this building a "tear-down", the new homeowners wanted to revive the property with an ambitions renovation and addition project. Two major challenges needed to be overcome on this project: the first was preserving the integrity of the original 200 year old barn; the second was designing a complementary structure that would co-exist on the site without looking like a 21st century addition. In order to achieve these goals, our team studied how farm buildings evolve on a site over time. Additions are usually constructed based on need and function. With this protocol in mind, a grain silo was designed to act as our entry tower and buffer the intersection of the two buildings. The silo acts as our focal point and allowed us to construct very simple buildings to house the balance of the owner’s program. The team paid very close attention to scale, use of materials (many of which were recycled) and developed a vocabulary of modern interior detailing that would complement the original house. Specific program requirements for the project included: large entertainment spaces, gourmet kitchen with adjacent family room, a squash court, multiple bedrooms and bathrooms, master suite, and plenty of storage space. In addition, since both adults work from home and receive clients in their offices, two offices needed to be created and it was critical to separate the work areas for the more private family spaces. The new silo, with central stair, became the element that allowed these different program needs to coexist effectively.

Similar to many of my projects, the main objectives for this Royal Oaks garden design were that it not use a lot of water or take a lot of time to maintain. This farming family is busy and wanted a beautiful garden to match their beautiful home. The result was a particularly stunning complementary color scheme with multiple shades of purple and lilac, along with orange, rust and yellow. Low-growing, mounding ground covers prevent weeds from recurring and are interspersed with fountain-like grasses, architectural cordylines, leucadendrons, and boulders. The back garden frames a view of the Watsonville farmlands and distant Santa Cruz Mountains. Couldn't be prettier!

Scott and Sue Kinney’s 3,366-square foot home in the quiet, family-friendly town of Bethany Beach, Delaware, reflects their ideal coastal retirement. The Kinneys worked with Marnie Oursler, president and owner of Marnie Custom Homes, to design and build the "transitional coastal"-style home. "We blended traditional and modern elements of coastal design to create a fusion of classic and contemporary," said Oursler. Ocean views were a key selling point for the Kinneys when they purchased the land. The home’s design is centered around the natural beauty of the water. We renovated the dining area to match the new and improved kitchen aesthetic. Two stained glass windows were installed, bringing in more sunlight and creating symmetry. Accents of teal, bursts of wood, and contemporary pendant lighting match the features in the kitchen, ensuring a complementary and cohesive design. One of the most unique features of the dining room is the secret door. The teal bookshelf is actually a doorway that leads to an old staircase that was previously walled off - it is now used as a nifty (and impressive) closet. Took out an old wood finish kitchen and added in this new sleek clean white kitchen with a complementary grey island. Shaker inspired door style, brushed nickel hardware, 2″ thick Quartz counters and a beautifully designed island for family events or a simple breakfast in the morning. This kitchen filled in a entry way into the dinning room but it was totally worth the extra space. Storage with a floor to ceiling pantry, drawer pullouts and epic corner cabinet pullouts makes this kitchen ready for any event. But really, let’s all just appreciate how that floor balances this whole space. All of the yes.
