We are a multi-disciplinary architecture & design studio, with over 12 years of experience in a wide range of project types & scales, specializing in integration of architecture & interior design.
Michal Grabowski (XYZ PLANS) drew up the plans, submitted the required documentation to NYC and oversaw the work on a "gut renovation" of the upper duplex apartment in our home in Park Slope. XYZ PLANS worked very well with our contractor and when the contractor encountered an issue that required a specialized outside remediation plan; XYZ quickly got that taken care of. Our contractor noted that he previously needed similar assistance on a much larger job than ours, but the architect on that project took much much longer to get the help he needed causing a more significant delay than we experienced. We have recommended XYZ plans to a number of friends who then had similar experiences with XYZ PLANS and they subsequently recommended the firm to others. In addition to being skilled professionals, XYZ was a very respectful partner and my wife and I found them a pleasure to work with. I highly recommend the firm. Marvin

I used 1625DB for my first ever home renovation! I had no idea what I was getting into but luckily I was in good hands! I can't say that everything, every step of the way went exactly as planned but from what I've heard that is to be expected. My home came out beautiful! I am thrilled would recommend this company. Having the designer with my contract was so important for my project since there were a zillion choices since it was a gut renovation. Jayani was a pleasure, very patient as I reviewed lighting fixture after lighting fixture until I found the perfect one (one's) ditto for tiles and the other choices.. I was very particular about what I wanted and never was made to feel bad about all my questions. The team knows what they are doing, were very responsive, for the most part we finished on time (there were some unforeseen circumstances as I was renovating a pre-war that had not been touched in ages). And a highlight- they have been here to help me with every question and tweak after the renovation- that has been SO appreciated!!!

I live in Queens NYC and have been debating on what and how to best renovated my house over the last few years. Anyone who lives in a big, blue city is well aware of the challenges that we face. I reached out to Ben's office a couple years back to describe my situation. I own a 1940s English Tudor. I would like to expand my house if the zoning would allow and to completely update my house, adding an attached greenhouse and creating a true English Garden in my backyard. The woman who I spoke with told me that just to open a conversation with them would require a, wait for it, $15,000 consultation fee! That fee wouldn't even be applied to the work if I went along with the project. The scope of my project in my mind is rather large, but again, because it is NYC, I have absolutely no idea what would or could be approved. A firm like this would certainly know and should be more than able to sit down with me to discuss the possibilities for a reasonable (if anything) fee. Recently, I decided to bite the bullet and give them another call. I emailed Ben directly and was able to leave him a voicemail message. He personally responded to me, stating that they "didn't have the bandwidth" to discuss my job. He then stated, "We wish you success." Absurd and completely unprofessional. If anyone cares, I imagine that the scope of my project would be no less that a million dollars and likely upwards of 1.5 million. Do I know for sure? Of course not, because they would not even engage the initial conversation.

Studio Delson Architecture P.C.Architects, Architectural DesignTypical Job Cost: $1 million - 10 million
Led by Perla Delson, Studio Delson is a Brooklyn-based architecture and design firm that creates buildings and spaces that inspire. Known for our modern additions to historic buildings and our intentional approach to adaptive reuse, our work combines clean detail with careful space planning. In every case, our process is rigorous and focused on the opportunities of each project. We work closely with builders, artisans, and artists. Our studio’s collaborative process includes craftspeople and our clients. We design with meticulous attention to detail and are not afraid to use materials in innovative ways. Our process transcends trends; our work is timeless and belongs where it is. Simultaneously striking and subtle, our designs elevate the places where our clients live and work. Our work has been described as elegantly minimalist. Our modernist approach to both new construction and historic buildings results in sustainable, curated spaces that are meaningful and personal to our clients.
We’ve had the pleasure of working with Perla of Studio Delson on two major renovations in New York luxury homes, and both experiences were exceptional. The last project was especially meaningful: moving into a new home in Brooklyn Heights after losing my partner and becoming a single father to three young kids. This renovation required sensitivity, thoughtfulness, and a deep understanding of how a space can support a family starting over. Perla was the perfect choice. She intuitively understood what our family needed. She transformed a once-closed kitchen into an open layout so I could stay connected to my kids while cooking. She designed a stunning skylight from a closed roof in the living room to bring in as much natural light as possible—something that changed the entire energy of our home. And that was just the beginning. Perla was also instrumental in selecting the best contractors—true professionals who delivered meticulous work and finished an entire month ahead of schedule, which in this industry is practically unheard of. That alone speaks volumes about her relationships, experience, and leadership. From selecting the perfect color palettes for each child’s bedroom to removing unnecessary walls to create more space, Perla’s attention to detail was unmatched. She ensured that every room felt intentional, functional, and truly ours. Our family will always be deeply grateful for her care, talent, and vision. We’d work with Perla again in a heartbeat.
