In Seattle’s Capitol Hill neighborhood, the exterior refresh at Ba Bar was designed to celebrate the restaurant’s rich history while strengthening its connection to the community it serves. The updated façade brings new life to the 100-year-old building, blending durability with timeless style. Fresh stucco provides a weather-resistant finish with a clean, modern profile, while hand-brushed trim adds a warm, crafted detail that reflects the care put into every element of the project. At night, custom brackets lift the exterior lighting slightly away from the building, casting a soft glow that highlights Ba Bar’s architecture and creates an inviting street presence for guests. One of the most unique project features was the restoration of rare chicken-wire glass, salvaged from long-abandoned factories on the East Coast. No longer produced today, this glass infuses the structure with vintage industrial charm, honoring the building’s past, while creating a distinctive identity for the restaurant. Each design choice was made to balance function and storytelling, resulting in an exterior that not only protects and enhances the building but also amplifies Ba Bar’s role as a gathering place where heritage and hospitality meet.

This addition and remodel was designed to give a beloved century-old home both stability for the future and the flexibility to grow with the family’s needs. A new foundation ensured the home’s longevity while creating the opportunity to dig out and transform the basement into an inviting attached accessory dwelling unit (AADU). With three bedrooms, a full bath featuring a classic claw-foot tub, and an open-concept kitchen, dining, and living space, the lower level is ideal for multigenerational living or extended guest stays. Large windows were thoughtfully placed to fill the space with natural light, making it feel bright, open, and connected. Replacing the aging garage, a brand-new detached accessory dwelling unit (DADU) now provides a charming two-story home with two bedrooms, two bathrooms, and efficient, well-designed living areas. Perfect as a rental property or guest house, the DADU balances comfort with functionality while complementing the historic style of the main home. With refreshed siding, a welcoming new front porch, and the addition of a solar array, both residences are set up for a bright and sustainable future—offering the family flexibility, rental potential, and enduring value in their neighborhood.

Built as a spec home, the design carefully considered the character of the surrounding homes, blending seamlessly into the block as if it had always been part of the community. Inside, warm finishes and natural wood cabinetry bring a sense of comfort and authenticity, while modern touches elevate the living experience. A two-sided gas fireplace creates cozy ambiance for cool Pacific Northwest nights, and a wet bar offers the perfect setup for entertaining. This Seward Park home was reimagined from the ground up for a retired architect relocating from Northern California. Combining bold design choices with meticulous attention to detail, the remodel delivers a home that’s both architecturally striking and highly functional. The transformation was extensive — only the original foundation was retained and reinforced to support a completely new second story. A vaulted roofline and glass railing system give the home an open, light-filled atmosphere, creating a seamless connection between levels. Inside, thoughtful storage solutions, floating vanities, and a chef-inspired kitchen with a 48-inch range and built-in refrigerator ensure everyday ease. Outside, retaining walls, front stairs, and pervious pavers enhance both curb appeal and sustainability.
